Realtor Domain Names - 05:20 PM
I received an E-mail recently from a real estate agent who was trying to sell domains names to Realtors® at a price of $599 each.  He said it was because he had bought too many domains names and needed to sell some that he wasn't going to use.  I thiink it's really bad when someone in our industry is trying to take advantage of others.  Domain names at www.marketingmaniacdomains.com only cost $9.99 so why is he trying to sell them for $599.  The only thing I can think of is that he thinks Realtors® don't know they can get their own domain names and … (7 comments)

Why I like Relocation Buyers - 08:54 PM
  I've decided I love working with relocation buyers. Usually, they are looking because they really need to buy now. The actually listen when you explain things to them about the town or neighborhood--unless they have lived in the area before and then they want to know what is the same and what has changed. For me, they have been a great source of referrals. 90% of referrals I have gotten have come from buyers whom I represented when they moved to the area.

Foreclosure Crisis - 08:17 AM
I am interested in how you folks feel about the possibility of the Foreclosure Relief Bill and the FHA getting involved in the business of high risk refinance.  I'm a bit unconvinced that the FHA can really handle that increased market share and also that the government needs to jump in at all.  I sincerely feel for anyone dealing with the loss of their home, but on the other hand believe that the price tag of a bail out or refinance will be a costly one.  The old adage "Buyer Beware" is something I've always adhered to.
What are your thoughts?

It give you some great features and its free. Since adding the widget to my blog the number of hits has picked up daily. Many are going to be local but the distance is amazing.

Appraisers vs. Realtors, why we don't get along - 10:01 AM
My basic rule of thumb here is, let me do my job, I will let you do yours. I think the main reason why we don't get a long is because Realtors try to do our job in appraising homes. They try to supply us comps that usually are not comps. This is the main thing that I have noticed over the years. In todays market, comps are considered closed sales within the last 90 days within typically 0.75 miles of the subject property. Anything else that falls outside these 2 basic requirements are NOT comps. Don't give us active listings … (2 comments)

Early this month a child of one of our own in the real estate industry (9 year old Hannah, the daughter of Danni Wicken from Chicago Title) was diagnosed with leukemia. A devastating situation, our harts and prayers go out to her and her family. I was just listening to the radio and I heard something about text messaging that finally makes sense to me.  Honestly, texting just isn't my thing but for the first time, this makes sense.
AmberAlert has gone wireless and you can sign up for their free text messages when an alert is issued in your area.  This is one of the most amazing ideas I've heard of in a long time.
For one thing, we, as a society, no matter how much we care, have a short attention span.  When you hear an alert, you may soon forget about it.

We have a magazine in the Houston area that runs a "BEST OF" edition from time to time.  It can be BEST OF HOUSTON DENTISTS, or REALTORS, or ATTORNEYS or any number of professions. 
I don't have a problem with awarding a "BEST OF"  title.  I DO think that in order to be awarded the title of BEST OF something, you should have done something to have earned it.  However, this particular magazine awards this title to the people who pay for the article to be in the magazine.  It's not a cheap proposition, but I guess it's great to add it … (3 comments)

How to get FHA downpayment help easy- Delaware Realtor - 06:00 PM
Over the last  month I have used the Preferred Program 2 times to help my FHA clients get down payment assistance from the sellers.
Here is how it works if your clients have little money
- Go to http://www.preferredprogram.org/default.aspx or have your lender go there and sign up
The buyer can get 6% settlement help from the seller to cover closing costs
AND
They can use the Preferred program to get another 3% to cover the FHA down payment!
In the hot sellers market it would almost be insane  to ask for 9% but in most markets you know the sellers will work with you on this.
