If I Had A 8-5 J.O.B. - 06:57 AM
A lot of people do it.  I've even known a few REALTORS that have done it recently.  Nothing wrong with it. I admit sometimes I wish I could do it.  I even sometimes wish I was a tenant instead of a landlord.  But those thoughts pass quickly.  But if I had a 8-5 J.O.B. I could:
1.  Probably get a better rate on a home loan because I would not have to go stated income or no docs.
2.  I would could be elegible for more loan programs for homeownership.
3.  I would probably get more social security (if it is still available when … (9 comments)

On the way to settlement there was an auto accident... - 07:40 AM
Not my car, not the buyers car, not the sellers car and not the sellers agent.  In fact not anyone to whom was a party of the agreement however it certainly changed the outcome of the transaction in a way that no one expected or could have predicted.
The buyers are following in thier car on the way over to the settlement office.  This has been a realtively uneventful transaction.  Not much drama.  The parties of the transaction and agents have been reasonable throughout the process.

Smallest city in the USA?  Not by population, but by area... It's right here in Virginia.  Falls Church City.

San Diego Wi-Fi Hot Spots - 04:08 PM
As a North County San Diego real estate broker, I often carry a laptop when when showing San Diego homes to clients. And so do many of our real estate clients.
These days, we avoid Starbucks because they charge for their wifi service–and instead head to the closest Panera Bread, almost any public library, or other resting points where we can easily hop online.
I believe that someday this will be a useless list, because wifi will be ubiquitous.

Who are these young and ultra-affluent buyers of homes in Rancho Santa Fe. Coronado and La Jolla, CA or residences in Aspen, Palm Beach and Manhattan?
The Wall Street Journal's Robert Frank, in his best-seller Richistan, calls them instapreneurs (didn’t he coin the term?).
These are the new titans in technologies, who have benefited from a rise in financial speculation and governments that support free trade and wealth.

AR rocks! Just have to share the news of my success today! I got a customer contact from localism directly through to my AR account. An e-mail from a first time buyer, well qualified, with 20% down, cash reserves and is sensible about pricing. Gee, do you think this person might be an informed internet buyer that has done their homework? We're meeting this weekend.
The icing on the cake is receiving calls from 3 unsolicited suspect/prospects today. They were making inquiries directly related to my blogging. One of these three looks like they have potential. Maybe they'll buy, maybe they won't...but at least … (40 comments)

Spring approaches and inventory and buyers increase... - 06:25 PM
Spring is upon us now with the inventory of active available homes increasing weekly.There appears to be more buyers in the market place with some investors jumping in again on the "Deals". A recent example of a great deal was a little duplex that came out at $183k and change with a $1500 month income...It is expected to sell for over full price with 2 offers in and possibly more coming!

What motivates folks to spend countless hours composing, editing, taking photos, and creating videos, and forgoing personal and family time to sit hunched over a keyboard? Short sales continue on, with no end in sight.
Buyers continue to inquire about them, ask to see them (sometimes they have no choice in their price range) and to view them as potential deals.
