If I Had A 8-5 J.O.B. - 06:57 AM
A lot of people do it. I've even known a few REALTORS that have done it recently. Nothing wrong with it. I admit sometimes I wish I could do it. I even sometimes wish I was a tenant instead of a landlord. But those thoughts pass quickly. But if I had a 8-5 J.O.B. I could: 1. Probably get a better rate on a home loan because I would not have to go stated income or no docs. 2. I would could be elegible for more loan programs for homeownership. 3. I would probably get more social security (if it is still available when (9 comments)
On the way to settlement there was an auto accident... - 07:40 AM
Not my car, not the buyers car, not the sellers car and not the sellers agent. In fact not anyone to whom was a party of the agreement however it certainly changed the outcome of the transaction in a way that no one expected or could have predicted. The buyers are following in thier car on the way over to the settlement office. This has been a realtively uneventful transaction. Not much drama. The parties of the transaction and agents have been reasonable throughout the process. I get a phone call on my cell from the listing agent. There has been a slight change (30 comments)

Charming Falls Church City is but 2.2 square miles of land bordered by Arlington and Fairfax County. Yet it boasts The State Theatre which features local and national music headliners, a drive-through espresso and smoothie shack, and one of the area's leading jewelry stores Direct Jewelry Outlet (where my wife and I purchased our wedding bands)
Falls Church is also the home of my martial arts school, Krav Works (Israeli Krav Maga & Brazilian Jiu Jitsu) I've been training (14 comments)
MONTGOMERY COUNTY, MARYLAND NEW HOMES - NEW ENERGY STAR MANDATES - 11:13 AM
MONTGOMERY COUNTY MARYLAND NEW CONSTRUCTION JUST WENT GREENIf you've bought or sold real estate in MD and Northern Virginia as a consumer or a real estate agent, you know two things: 1. The Montgomery County, MD Contract of Sale is the longest in the area. Disclosure is comprehensive.2. Montgomery County Maryland would be the first area to legislate GREEN. It happened yesterday. In sweeping and truly revolutionary legislation Montgomery will require that New Homes, single family detached and town homes constructed in the county must meet Energy Star standards.Homes constructed in Montgomery County would be covered by the new mandate on about January 2010. San Diego Wi-Fi Hot Spots - 04:08 PM
As a North County San Diego real estate broker, I often carry a laptop when when showing San Diego homes to clients. And so do many of our real estate clients. These days, we avoid Starbucks because they charge for their wifi service–and instead head to the closest Panera Bread, almost any public library, or other resting points where we can easily hop online. I believe that someday this will be a useless list, because wifi will be ubiquitous. But until that day, here’s a starter list of free San Diego hot spots. Some may require that you ask for a (8 comments)
Nouveau Luxury Home Buyers: Instapreneurs - 11:05 PM
Who are these young and ultra-affluent buyers of homes in Rancho Santa Fe. Coronado and La Jolla, CA or residences in Aspen, Palm Beach and Manhattan? The Wall Street Journal's Robert Frank, in his best-seller Richistan, calls them instapreneurs (didn’t he coin the term?). These are the new titans in technologies, who have benefited from a rise in financial speculation and governments that support free trade and wealth. Instapreneurs are not plodders when it comes to accumulating wealth. They don’t develop companies to last for family generation; rather, they may launch several companies over their career life spans. And the goal (5 comments)
It's Raining, It's Pouring! I'm On Top of the World! - 01:36 AM
AR rocks! Just have to share the news of my success today! I got a customer contact from localism directly through to my AR account. An e-mail from a first time buyer, well qualified, with 20% down, cash reserves and is sensible about pricing. Gee, do you think this person might be an informed internet buyer that has done their homework? We're meeting this weekend. The icing on the cake is receiving calls from 3 unsolicited suspect/prospects today. They were making inquiries directly related to my blogging. One of these three looks like they have potential. Maybe they'll buy, maybe they won't...but at least (40 comments)
Spring approaches and inventory and buyers increase... - 06:25 PM
Spring is upon us now with the inventory of active available homes increasing weekly. There appears to be more buyers in the market place with some investors jumping in again on the "Deals". A recent example of a great deal was a little duplex that came out at $183k and change with a $1500 month income...It is expected to sell for over full price with 2 offers in and possibly more coming! When the deals start happening every week I think we will see MORE investors coming back into the market place. The bottom may be a little ways out but one thing (0 comments)
If You're Not Checking Your Emotions...Who Is? ROAR! - 11:19 AM
Before I begin I would like to dedicate this post to Gracious Rich Jacobson. As many of you know he is one of Active Rain’s Community Builders. Gracious Rich put up a post a few days back that touched me deeply. Most of you know that I tend to avoid being serious on Active Rain but when I read Gracious Rich’s post, I had a serious moment…I tried to envision what it must be like to have his job. And do you know what? I can’t. I can’t fathom what it’s like dealing with 80,000 type A Personalities. Not only can (47 comments)

Tips for Moving Your Hi-Tech Equipment - 09:01 AM
Included in Your Online Relocation Package for Anne Arundel County, Maryland - Home of Fort George G. Meade, NSA, Northrop Grumman, BWI, and the U.S. Naval Academy.
There's more to moving than packing up your belongings and transporting them in a truck to your destination location. Getting your life back to normal means hooking up your electronic equipment to make it functional again. Moving your piano is nothing, compared to this challenge. After all, the movers perform all the heavy lifting, while the electronics hook-up is in your own hands and at the mercy of your time availability. There's no way around (16 comments)
Musings on the Soul of the Blogger - 12:31 PM
What is at the soul of a real estate blogger? I have often wondered over the months since I became one. At least I envision myself as a blogger. Maybe I’m fooling myself. But unless someone tells me otherwise… What is it that causes us to put fingers to keyboard to try and create literary masterpieces? What motivates folks to spend countless hours composing, editing, taking photos, and creating videos, and forgoing personal and family time to sit hunched over a keyboard? Is it points here on AR? If so, what is the impetus for writing when no points are earned? (60 comments)
Short Sales - A Misnomer AND a Marketing Ploy - 02:03 PM
Short sales continue on, with no end in sight. Buyers continue to inquire about them, ask to see them (sometimes they have no choice in their price range) and to view them as potential deals. Short sale REALLY is a misnomer, as we all understand. Nothing could be further from the truth, but some folks still do not understand what short sale actually means. The complexity and frustrations around short sales continues to be readily apparent. Witness the on-going stories that still pop up almost daily on my blog post Buying a Short Sale, written back in January 2007. I (22 comments)
The Cutting Edge of GREEN : Trends & Amazing ECO-News Series - 09:40 AM
Many times, early in the morning, I like to go for a quick run around the World Wide Web. It's good to get perspective on trends and attitudes. It seems that each time I do this from my elegant cabin in the mountains right here in Asheville, I am amazed at the wealth of cutting edge "GREEN" news "out there"... This week, among other "amazing scoops in the ECO-news" I discovered something that could be of huge value to those of you interested in conservation real estate. It's a comprehensive online database of land conservation. The Trust for Public Land (TPL), a national conservation organization (7 comments)
