Lot Sales 1st Quarter 2008 - 05:19 PM
Even though it looks like contractors are still buying, developing and building homes the statistics show something different.
Snohomish County lot sales have dramatically fallen in the 1st Quarter 2008 by over 80% from 4th Quarter 2007 and more than 94% from 1st Quarter 2007. 1st Quarter 2008 produced 47 total lot sales where as in 1st Quarter 07 there were 889. This massive decrease reflects contractor's skepticism to buy, develop and build in such an unstable real estate market.

While surfing some out of town newspapers yesterday I made an interesting discovery.
A lot of newspapers, especially those in smaller cities, have a blog feature you can register for and create your own mini-blog free of charge. Here's what my account in the Fort Myers, Florida newspaper looks like.
Creating an account with these newspapers also creates a non reciprocal inbound link to your blog and/or your website and creates some additional "Google juice".

Downtown San Diego is a great place to live and buyers continue to push prices higher in 2008. Over the first two months of 2008, the average sold price per square foot has jumped 2% over the same period in 2007. If the market forces continue at that pace prices will be up 12% over 2007.

Sometimes it pay's to question the costs for upgrades in new construction sales. So the competition is heading out of town for incremental sales growth.  The Keller Williams office launched with an official grand opening two weeks ago and a local competitior (KBB) unofficially announced at a cocktail party last Friday evening their intent to purchase Fish GMAC Realty in Lock Haven in hopes of generating additional revenues to the company.

What's happening in Tucson - 4/7/2008 - 02:14 PM
Sorry I was unable to post yesterday. I walked the 5K at our local Susan Komen Breast Cancer Walk and was (to say the least) exhaused when we were done. Arrived home and promptly collapsed in bed.
Back to the real world today - I have an appraisal on one of my listings today and though I'm sure I have the property priced right (got a full price offer), it still is a little unnerving not knowing what he's going to decide. Our appraiser here in Tucson and possibly all over the country are pricing very conservativly.

Short Sale Statistics - Lenders are giving themselves another black eye! - 03:16 PM
This is a short reprint of an article submitted to me from a short sale attorney in my area.  Check out the statistics - it's unbelievable!
Short Sale Statistics:   I recently became aware that in 2007 the lenders accepted approximately 43% of the short sales submitted.  This was based on a test market of 500 short sales.  In this test, the 285 REJECTIONS were NOT purchased by 3rd parties at the sherriff's sale.  They all became REO's.  Fifty of the 285 are still for sale and the other 235 were sold for purchase prices BELOW the previous short sale offers that were … (21 comments)
