First Ever BloggerCon at DAAR Held Last Friday, 4/4/08-NAR In Attendance - 10:40 AM
Friday, April 4, 2008 marked the first ever BloggerCon at the Dulles Association of Realtors (DAAR) in Leesburg, Virginia. Our host was Ben Martin, Director of Communication and New Media, Virginia Association of Realtors. There were almost 30 Realtors from around the area, including southern Virginia and Maryland who came out for the event. They span from those who have been blogging for years as well as those who don't have a blog, would like to, but don't know where to start. The event started off at 10:00am with introductions of everyone in attendance. We then moved on to throwing out various

Is This The Forum To Sell Your Listings? - 10:55 AM
Many agents are advertising their listings here on Active Rain. Is Active Rain the forum to do so? I don't think so. I think that it just clutters things up and makes us look even more like just sales people and not real estate consultants and professionals, as we should be. Consumers are here to get information, tips and advice on real estate in general, not be sold on agents' listings. Consumers go to the over 30 listing sites such as Realtor.com, Trulia and Zillow to search for properties. The same goes for agents. As a Realtor, I log in to the local MLS to find listings

Am I the only one wondering about this stuff? - 11:55 PM
While I was quietly lamenting the fact that I had just purchased $118.00 worth of groceries that I probably could have carried out of the store with my hands if I were feeling ambitious, I had a few thoughts that I wanted to share. Additionally, I have a few questions. Could someone explain to me how so many Mattress Superstores manage to stay afloat? Mattress warehouses are becoming as ubiquitous as Starbucks, at least here in the Austin area. Every time I turn around, there is another one. Every new shopping area includes one, sometimes two. Perhaps I not changing my mattress

ForeclosureU.com What's Your Experience - 07:44 PM
Just wanted to check with my fellow AR'ers and see if any of you have had experience with the ForeclosureU.com and products that are being offered through their website. I've seen their ad here on AR on every page I've visited, and although I am looking to expand my REO business I am not sure if the info they offer is worth the money. Any Thoughts?

Free 411 Service....don't waste another dime calling 411 from your cellphone - 08:10 PM
I don't know about you but I tend to spend quite a number of dollars calling 411 information services from my cell phone. Although I have a Blackberry I tend to need 411 when I am driving. As talented as I am to drive and look up a number on the web I think my chances of an accident are getting slim each time I do it! So in comes Goog411 service from Google. It is free....you heard me Free...and it will not cost you $1.25 or whatever your cell company charges. So give it a try, you have nothing to

Change Your Local Board with Powerful Speakers!!! - 05:54 PM
Are you actively involved in your local board? If you are not, you should be! The local board can be far more effective with active participation from it's members! I've heard and read complaints about boards, and my primary question is: Are you actively involved? Are you part of a solution, or part of the problem? It's very easy to sit back and complain about what an organization is doing or not doing. It's difficult to VOLUNTEER your TIME and effort to help a cause for so many. I have realized that more this year than any by serving as our boards Vice-President. BTW,

Sage Local Market Analysis (through March 26, 2008) - 09:34 AM
Latest Market Statistics for Radnor, Tredyffrin and Easttown Townships* For the 30 days ending March 26, 2008 in the 3 nearest townships, there were 47 single family and twin homes that settled. The average discount off the original asking price remained about 92%, the same as the last two months. Six homes sold for 100% or more of their asking prices. Older homes and a few (but not all) of the newly-constructed houses had the largest discount this month. Of note was the increase in the number and amount of seller concessions offered, many in the $10,000 range. These could include amounts

How the Midnight Ride Applies to Marketing - 04:30 PM
This month marks the 233rd anniversary of Paul Revere’s and William Dawes' rides. From a business perspective, this ride was most interesting when looking at the effectiveness of both of these gentlemen’s messages. They both had the same exact message to deliver. So why it is that Paul Revere was not only more successful at delivering that message but is also most remembered for it? Both men had very important news that needed to be delivered to many people in a very short period of time. If you look at this from a marketing perspective, their message was urgent, relevant to

Welcome to our new Moderator! - 09:54 PM
As Founder of the Rookies Turning Pro group, it is with great pleasure that I announce our newest Moderator. Rich Schiffer The Rookies Turning Pro group has grown to over 246 members. With that being said, I feel that the group has been somewhat put on the back burner and that needed to change. So being proactive, I asked the members to volunteer if they would be interested in moderating. Rich graciously stepped up to the plate. (I would like to have 2 or 3 more moderators) if you have not read his blog, be sure and do so. He brings

Check Your Brain At The Door - 07:44 PM
How do you know? I challenge all buyers of property to think grand. How do you know you can't afford a property? Have you ran the numbers? How do you know the house can't be brought up to standards, the icky carpet replaced, the Little Miss Bo Peep pink room painted. We must think. Too often with houses and in aspect after aspect of life, what is it that gets in our way? Ourselves. It's called our LIMITING BELIEFS. Why do we do this to ourselves? It's like we're sabotaging our very own dreams which we hold dear to us. I have always been a

Linens 'N Things Coupons - 03:51 PM
Did you guys know that Linens 'n Things will typically honor their store coupons several days after the expiration date? Usually it's still in the computer so ask the clerk to scan it and try. I have saved HUNDREDS of dollars this way. As a regular LNT shopper I receive many of their coupons in the mail.

Blue Sofa Set Key In Sale - Home Staging Omaha - 04:20 PM
Typically the golden rule of Home Staging is to go neutral. Neutral paint, flooring, furniture, etc. This works most of the time but is not always the best strategy. Awhile back I received a call from a frustrated builder with a beautiful new construction home for sale on a newer lake development. The home was well done, nice and neutral finishes throughout. Neutral, neutral, neutral! One of the biggest attractions for this home was lake living but it was difficult for buyers to look past the sea of tan and builder beige to even notice the lake. We decided to stage
