The Economic Stimulus Package - Tax Rebate Checks - 02:23 PM
Starting April 29, 2008 an estimated 130 million U.S. families and individuals will be getting tax rebate checks from the Internal Revenue Service (IRS).
I'm curious to hear when people actually receive their checks (or direct deposits).
I'm also interested as to what people will do with the cash. Pay off credit card debt, add it to savings, or how many will actually go out and spend it as the Bush Administration encourages?
Perhaps the most sensible use is to subsidize the outrageous amounts required to fill one's gas tank.

Getting Together - 10:22 PM
Our area Realtors get together every week to tour new listings and every so often on that 5th Wednesday that comes around, we have guest speakers or some type of program.  Yesterday we met with area loan officers, appraisers, inspectors, title work companies and a representative from the city to discuss changes in the city codes, loan programs and appraisal issues so that we could better serve the Searcy community.  I want to thank a fellow Realtor, Larry Degroat for putting the program together.  It was very informative.  I hope you have a member in your area that works as hard … (7 comments)

Another Day in Paradise - 09:59 AM
I have a feeling that this will be the ongoing title of my Active Rain blog, and it is a fitting title at that.  I have the rare opportunity to live in a town that I love and work in that same town.  Long Branch is a beautiful beach community on the Jersey shore.  Having not grown up this close to a beach, I feel like everyday down here is like being on summer break.  With this in mind working In Long Branch and the surrounding areas is something that I do willingly, almost happily because I know that when the … (1 comments)

What do your Model Homes say to buyers? - 02:58 PM
In this extreme market it is vital to put our best foot forward. We all know the saying that "you never get a second chance to make a first impression". I know money is tight and sometimes the look of our model home interior may not seem to be top priority, but my experience says otherwise. It is important for a prospective buyer to know that your construction is of high quality and up to date. If your model decor is old, dated and worn or possibly extremely cheap looking this can be transferred in the buyer's mind that the construction … (0 comments)

Real Investors Return to L.A. - 08:48 PM
The real investors are coming back to L.A.
What we've had for the last several years are the speculators. The ones with no money down. Little credit discipline. Big dreams of getting rich quick.  Not all but some time flippers who slapdash lipstick on a pig and call it a filet mignon.  Some succeeded. For those that didn't, it will absolutely take time thinning out supply through short sales or foreclosures. But those days are here.
I'm seeing multi unit residential properties dropping off their peaks. And as demand for affordable housing still continues,  savvy, long term investors are inquiring. And why not … (5 comments)

Renting vs. Home Ownership - 10:28 PM
Most renters don't stop to think just how much they are losing by not turning their rent dollars into a mortgage payment.  They believe that, because in many cases their utilities are included in their rent payment, that they are further ahead than a home owner who must pay these as well as property taxes and home maintenance costs.  So let's do some quick calculations and take for example a monthly rent payment of $800.  After 10 years you will have paid $96,000 with no return on your money.  Real estate may appreciate over time but rental payments do not.  If you took the … (3 comments)

Smile, because it always helps. - 12:05 PM
Unfortuantely we will all have closing that do not reflect the service we wish to give all of our clients.  However, it has been my experience if we stay as positive as possible with our clients we will change their mindset, and then they will think the service was amazing.  As an industry our reputation is not the best; however, I challenge all of you when dealing with your transactions/ life issues to smile (on the phone, in person, etc.).  It does make a difference, and please treat your clients like they matter.  Make your transactions memorable, and make it look as easy as … (1 comments)

Welcome Real Estate readers! - 02:12 AM
I had a wonderful conversation with Stephanie Rosenbloom a few days ago and was thrilled to help her out with her story about using social networks (and Facebook in particular) for business purposes.
In the story, she mentioned my internet marketing seminars for real estate professionals as well as the associated Facebook group for 4RealzEd.
And while you're here at Rain City Guide, consider checking out one of the many great articles about the Seattle real estate market that we've written over the 3+ years that this blog has existed. Some of the articles that stick out for me include:

What is Home Staging and Why is it Important - 11:27 AM
What is Home Staging and Why is it Important?

Home staging is the process of decorating, organizing, redesigning or reorganizing a home so that it shows and flows well while on the real estate market.  You want your home to make its first appearance a grand appearance!  Consumers and real estate professionals who bring clients to view homes are more apt to show a home that has been staged over a vacant home or one that has strong odors, looks worn or cluttered.  Staging will also make photos taken of your home that will be viewed on the internet and used in … (2 comments)
