Utter FENESTRATION! - 12:55 PM
Fenestration.
Are you experiencing  fenestration in your daily life? You may not know it, but I bet you are, that is unless you live in a yurt above the meadows in Asheville. Or simply have your head in the clouds.

Have a clue? Go on, take a guess! WHAT is "fenestration"?
I asked my friend the green builder that question. He just grinned. He likes words like riparian and fenestration. He likes the way they roll off his tongue. He's into the curious spark in people's eyes.

He wouldn't tell me. Sent me to Wikipedia... OK... I'm game...  According to Wikipedia,  … (17 comments)

What would the “Codgers” have said about this? - 06:15 AM
On the 11th of May, Rich Jacobson published a very provocative post, a post that inspired a most lively conversation. In an off-AR conversation with Rich, I wondered how the original “Codgers” (Medford & Jay) might have commented on that post, and Rich expressed an interest in what “their take on things” would be.
Neither blog anymore, Medford by choice, and Jay—well, there is a long story there, but briefly, he can’t post or comment any longer, and he now requires some assistance with day-to-day activities. He now lives out of state with his son & daughter-in-law where he is well … (5 comments)

Time For A New Time With "Idol Time" - 09:51 PM

Today started like most. Up early, drink coffee made the night before while looking over the days schedule. I like mornings, and today I felt ready for what was to come.
I spent time chatting with my Wife as she got ready to go to work at her Job at the Lawyers office. She is a bright girl, and we are soon to celebrate our 22nd anniversary.  Her job involves doing doing Real Estate Closings, and her experience is really much greater than mine on the sheer number of closings she has done over the years. Before that she … (15 comments)

Are you hiding a consumer related blog from the consumer? - 10:38 AM

I just wanted to throw this out there to all of the Active Rain members.... I have been reading a lot of open letters to the consumer or to the seller/buyer in recent weeks. Many of them have been entered as 'members only' posts.  So the question is, why 'members only'?
Many of them are well written, are the truth, and to the point. Don't we want the average consumer to see the truth?  Don't we want to make them aware of certain things, that we see from our side of things? To educate them?  And because of this, you … (21 comments)

Let’s add some more confusion. Most of us know what the rate is in regards to mortgages. Let’s define rate and APR.  Rate :  A charge or payment calculated in relation to a particular sum or quantity: interest rates. (from answer.com)  APR (Annual Percentage Rate) :  Is the … (9 comments)

Another Offer on Another Short Sale - 05:41 PM
Yesterday, clients of mine wrote an offer on a Danbury, Connecticut townhome they hope to buy.  The property is being sold as a short sale, which means the sellers owe more than what the property is worth in its as-is condition in today's market.
We wrote a solid offer.  Of course, another offer came in the same day.
I've warned my buyers on the issues they will now face with attempting to buy a short sale:
We will probably wait about 4-6 weeks before learning if the bank will accept the offer.  I've waited as long as five months on others.  … (4 comments)

We're All Just Three Months Away From Foreclosure - 06:06 PM
I was in the office the other day talking with a colleague.
We were discussing the market.  Our business.  Our projected business.  We laughed.  We made some jokes.
Then we broached the topic of all the short sales and foreclosure properties on the market.  Short sales have definitely become the new big thing around here.  And, the already-foreclosed homes have begun trickling onto the market.
We discussed why some people may find themselves facing foreclosure.  It all comes down to this:We're all just three months away from foreclosure.
If we were to lose our job, not be able to find a new one, … (2 comments)
