Understanding the financials is essential when analyzing investment property.  Therefore, knowing the terminology and how it reflects any property you own or plan to own is relevant to your real estate success.  One of the most commonly used terms is net operating income which directly influences the value of an investment property.

Below are multi-family unit sales in Northeast Wisconsin.  One can see a substantial decline from 2006 through 2008.  Unit sales in March of 2006 (63) were nearly double those of March of 2007 (32).

Grand Junction Market Statistics - As of April 2008 - 06:28 PM
I find the following market statistics for the Grand Junction area very interesting. The average price of homes has increased, but our volume is down a bit. I'm sure these are directly related. One big change compared to last year at this time is how many months of inventory we have. Last year at this time under under $100-$500 was closer to 45 days. Things have slowed down compared to last year, but compared to the rest of the nation we are doing pretty good.

I found this question pretty interesting, as I've an Atlas necklace and bracelet and always wondered if the Roman numerals were of any significance. So, I visited the official site, and sent a question to the customer service. They promised me a reply in 48 hours and so I waited till I got it: "Dear [my name], Thank you for contacting us. The Atlas design was inspired by the clock above the entrance to Tiffany's New York store. We look forward to serving you again in the future." How can I tell if a Tiffany ring is really from tiffany's? The inside of the ring is engraved with the Tiffany logo and a number. It also comes with a certificate. Take it to Tiffany and they can run the number and inspect the ring. Also You should take the ring to an actual Tiffany store and have it appraised. Tiffany uses a laser to inscribe small tracking numbers on each of their diamonds and rings ... if you have the real tiffany ring - they can tell you

Asheville NC Real Estate market weathers the storm - 09:40 AM
Despite the news from the rest of the nation, Real Living Connect has news that Asheville real estate is performing better than you might think!  In Buncombe County 2008 1st quarter market activity is down an average of 26% from the same period last year, but the good news is that most of the other indicators prove that much of Asheville's real estate market is still healthy.  According to the WNC Regional MLS, in the first quarter of 2008 homes sold for an average of 96% of list price, which is consistent with area averages over the past decade.  This is an important indicator in that we have not seen … (0 comments)

3rd generation home inspector... - 05:28 PM
I am a highly trained professional. And I know what you're probably thinking -- doesn't every inspector say the same thing? -- However, I am actually the only Third Generation Home Inspection in the industry... at least as far as I know and I have asked. Yes... that's right... the only one... my grandfather was an inspector; and my dad, who some of you know (Mike Crow), and now I am doing inspections and loving it. Open houses...do they work? - 01:43 PM
I recently was interviewed by a reporter for the Boston Globe. She was doing an article on open houses and how effective they really are. I personally think that open houses are only benificial to the realtor that is hosting it. In my experience i've never sold a house doing one. I believe serious buyers make appointments. Open houses are fantastic way to find new buyer clients but, for sellers, its just another day to find something to do and keep the house looking its best.

Timeblocking questions - 03:40 PM
I realize the incredible importance of timeblocking yet, always seem to have problems sticking to my plan. I find myself constantly rearranging my schedule to run out at the last minute for a showing. I also seem to consistantly spend too much time doing the 'busy work' like returning emails, updating websites and handling paperwork as opposed to prospecting. So my questions for all of you are...
