Power of Internet Marketing, Here to stay - 08:56 PM
Several hours ago LSU of which we are big fans of won their 20th straight baseball game and the SEC baseball Championship tournament.  Then I get the order form for the shirts.  What a marketing idea to strike when its hot.  I still have not framed my LSU football BCS Champs tickets as yet. Just goes to show you how quick the internet works for niche products and the speed at which things can be done. The smart real estate agents can learn from such marketing.
Work on your blog subscriptons and you never now what will happen. Geaux … (5 comments)

The internet is much more than just local, Always a suprise where people are from? - 09:06 PM

Ever wonder where people come from to visit your blog.  This is from another blog that I have that has a site meter which is free. Always amazed where people visit your site from. I know it works as I have sold a couple of condos to people in far off places. Sold one this year to a fella from England who needed a place to stay on this visits. Sold one to a guy in France who did not even get to see before buying. The point is you never know why, when or where people tend to … (2 comments)

Could it be the design or is it the slow real estate market? - 03:29 AM
This year my website have better search engine placement, the hits are higher but the leads are way down from the previous years and I have been wondering if it could be my website design, the slow real estate market or what else could be? Do you guys believe that a website design and color scheme could have a big effect on how visitors view a site? I totally redesigned my website about eight months ago and seems like since then my leads have decrease. It may have nothing to do with that at all but I'm just trying to figure out why … (1 comments)

High Blood Pressure! - 09:35 PM
Last week I found out I have high blood pressure!  I thought I was in good shape but a visit to the ER with a injured foot told me otherwise.
Some of the major factors that contribute to High Blood Pressure in no order are
Salt - For years I used way too much
Diet- Delaware is a few minutes South of Philadelphia (cheese steak capitol of the world)
alcohol- I used to drink  beer
Caffeine- Everyday, giant bottomless mug of coffee
Tobacco Use - yes
Family History - Heart problems
STRESS!- Realtor
Last year my blood pressure was normal 120/80 at its highest 180/110 range … (0 comments)

Lt Col. Stanislo and unkown 4503 - 03:46 PM
For the last four years on the Saturday before Memorial Day, my son and I have gone with the scouts to decorate the graves at the National Cemetary in Marietta. This is a truly amazing experience. There are over 18,000 graves on about 23 acres and the scouts put flags on every one of them.

Like I said, it's a very moving experience. We had the honor of paying tribute to people like Lt Colonel Nick Karl Stanislo who I don't know but he served in WWII, Korea, and Viet Nam.

But also honored the … (7 comments)

Home Loans Without the Big Down Payment - 03:48 PM
Many people give up on the dream of home ownership before they even get started because they just don’t believe they will ever be able to afford the down payment and closing costs.
A down payment can be as much as 20 percent or more of the purchase price of the house and if you are looking at homes that cost as little as $150,000 you will need to come up with as much as $30,000 just to be approved for the mortgage. Most people don’t have this sort of money sitting in their bank account.
For those thinking these fees … (1 comments)

Homeowner Mortgage Bailout Poll - 03:53 PM
Americans remain split on whether homeowners about to default on their mortgages should receive special treatment to help them keep their houses, according to a new research poll.
The poll finds 49% of Americans believe such homeowners should receive special treatment, while 48% feel homeowners should not get assistance. Three percent of those polled had no opinion.
Congress also appears split on the issue. The House is debating Democrat-sponsored legislation that would let the government back loans for homeowners facing foreclosure and would reduce the principal owed on those mortgages. Many Republicans oppose the bill, and President Bush has threatened to … (3 comments)

Memorial Day is really Memory Day!!! - 11:25 AM
Lets All Remember Those Who Gave Their All!!

 The Arizona Memorial
My husband and I were very blessed to be able to go to Honolulu a few years ago, and while we were there we when to Pearl Harbor. I was raised to know what Memorial Day stands for, but after visiting the Arizona Memorial I have a whole new perspective about this day, this day that was intended for us to remember and honor those that gave their ALL for us. So we can live in a country were we have freedoms that we don't even think about, that we often abuse and … (6 comments)

My heart bleeds for sellers using agents that don't have the guts to counsel them! - 12:05 PM
I just got an e-mail from an old client on the other coast looking for recommendations on finding a good agent to sell his property. His story is quite painful to read. He has apparently hired agents that don't have the guts skills to stand up to him and tell him what he needs to do to get his home sold!
This poor man has been chasing the market in all it's glorious downward spiral for TWO YEARS! He owns a small 1 bedroom, 1 bath condo in Miami, FL. I won't tell you how many tens of thousands of dollars … (4 comments)

Branding and Social Media - 01:58 AM
ActiveRain ... Facebook ... LinkedIn ... MySpace ... Twitter ... Flickr ... Gather ... Ning ... the list of social media and networking sites is seemingly endless. Many real estate agents participate on more than one site, but how do we effectively put it all together?
In "Building Your Online Brand with Social Media Tools" Chris Garrett starts the discussion about how to leverage and optimize our online presence. He lays out a plan where several social media sites feed a core blog (such as your blog right here on ActiveRain), and that combination represents your online brand. The comments also contain some … (72 comments)

Blogging For Buyers? - 12:50 PM
I am finishing a project management job on a large home in Northville and have discovered that the owner has been blogging about the amenities of the property; how much he and his wife enjoyed living on the 2.8 acres wooded lot, the in ground pool and what it was like to have a bathroom for every member of the family! This is the first time I have had a homeowner blog about a home they are selling. I think it is a wonderful way to get the word out and peak interest of buyers. We all know that the majority … (7 comments)

Memorial Day Weekend - 08:02 PM
It's not just a 3-day weekend, it's a time to remember those who have fought for our country and for our freedom.  From ages nineteen to ninety, the men and women who have served in and on our military forces deserve your respect and appreciation this weekend.
To my brother, Ranger Graves - you will ALWAYS be my hero!  Love, Sis

Do you mind if I borrow a cup of sugar? - 08:56 AM
Do you mind if I borrow a cup of sugar? I'm sure most of you have heard this saying. Your neighbor wants to cook something and they are too lazy to go to the store themselves so they'd rather borrow just enough for a quick fix.
It's quite simple...when you want to borrow something....you politely ask first...you don't just walk into their home and take it do you? Well ...the same holds true with photos....ask first and wait for an answer.
So what am I getting at?...I'll tell you. When I first started blogging I wasn't really sure what to blog about … (42 comments)

Are 'interest only' loans just like renting??? - 01:57 AM

Renting your home with an interest only loan. Doesn't sound as enticing, does it. Are 'interest only' loans just like renting your apartment?
An interest only loan is a type of mortgage program that allows your to pay a lower mortgage payment to where the interest is paid up front and the principal is paid back at the end of the loan or term. Many interest only loans tell you that you have to start paying back the principal by the 10th year.

Interest only loans scare me. If you really think about it and break it down, when … (59 comments)
