Are You LOSING BUSINESS Because of YOUR BLOG? - 09:51 AM
Or...Put the Shoe on the Other Foot. Sorry, after I posted this I thought of a better title! This has been said before, but I'm going to say it again. I really think we need to be very careful about how we communicate online, because it is very easy to inadvertantly offend existing and future customers with our blogs. I first became aware of this potential problem when a home stager wrote a blog about her newest client, and she posted before/after pictures. Her client was LIVID as she was embarrassed to have her "dirty laundry" so to speak posted on (109 comments)

Why I Think Realtors Are Missing A Great Opportunity to Connect With Mortgage Brokers - 05:48 PM
In the real estate world, Realtors are higher on the food chain than mortgage brokers. Always have been. Always will be. Which, as Lola pointed out in her well written featured post, means mortgage brokers seek out Realtor relationships, with results that are not always successful, and tactics that are not always welcome. But I say,Realtors take note: Judging a mortgage broker by his ability to market to you might mean you are barking up the wrong tree. It used to be that if the Realtor-dog caught a rabbit, the mortgage tail wagged. FACT: In our current market, THE TAIL IS WAGGING THE DOG. Now it (122 comments)
Seller Indecision - Here's What Happens - 09:21 AM
This is a tale of 1 seller and 2 brokerages. It is unfortunate. The seller in this story is a bank with a good amount of inventory. The perfect client for some, or so you would think. We will call them Little Ol Bank (LOB). LOB is marching right along selling a few here and a few there. All of a sudden something happens. The market starts to slip, LOB is taking losses and REO inventory is increasing. In an attempt to stem losses in one area LOB does not want to discuss price reductions with Current Broker anymore. Instead, LOB (23 comments)
I've Got To Be Honest, I'm Really Not Into This Place - 09:47 AM
I've written a bunch about the emotional aspects of the home buying experience. In a series of posts on Sex And Real Estate, I reviewed the excellent book by Marjorie Garber by the same name. The emotional triggers that cause us to fall in love with a home often overwhelm the "information" that is presented about. There's no denying it. I have personally rationalized away the fact that the home I was about to buy didn't have enough bedrooms because it just "felt like home." I was in love with it. I couldn't resist posting this hilarious video. It illustrates just (77 comments)
Want to avoid the feast or famine wave of business? Here's how! - 02:24 PM
Fernando was asking the question, Does your Staging Business come in waves ? I have to say that certainly in the beginning it did for me. I remembered and followed the lessons that I learned as the administrative manager of a real estate office. There were successful agents, not successful agents and then those that rode the waves. They would have a great listing or sale and then there would be this lull where they had to market themselves like crazy to get business. Then there would be another great listing or sale (or even a series of them) then that (49 comments)
Why You Shouldn't Put Music On Your Blog - 09:53 AM
So, I just wrote a blog about how music ended up on my blog without me knowing. It snuck in through a slide show I placed on my precious little blog. I had no idea about it until a friend messaged me. So, what about all this music stuff? Yes, it's cool that it allows us to be creative but is it really good for business? Why You Shouldn't Put Music On Your Blog
Surprising- I can't tell you how many times I've almost jumped out of my seat. My volume was turned up to the max but I had (69 comments)
Do Budget Cut Backs Mean You Charge Less? - 09:51 AM
A few days ago Margaret Woda wrote a thought provoking post about Broker survival and tough choices where she asked whether anyone has had their broker cut back on services previously promised with the market slowdown, and if so how do they feel about it? As usual Margaret's piece was very well written and her comments balanced...more interested in the debate than convincing you her opinion is the right one. The post reminded me of something I had written a few months ago, from a broker's perspective, Why Does the Broker Always Have to Be the Bad Guy? My point in that post was (39 comments)
When you post, what audience are you trying to capture ? Are you capturing buyers, sellers ? Where is the fruit of your labor ? Although I post a mixture, some members only, some localism one thing is for sure : When I post a localism blog I post it with the consumer in mind. I want to capture the consumer audience. I want to fill my post with enough information to make them want to come back for more. Not long ago I published a post, you can read here : Relocating to Crossville (54 comments)

The Newmark Tower in downtown Seattle, on the corner of Pike and Second Ave, is an established building with a full concierge, indoor pool, gym, spa, and an overnight guest suite. The high rise on the left is the "Newmark", in which I sold a comfortable condo to an earth-friendly client. The Newmark Tower is a short 1.5 blocks from Seattle's renowned Pike Place Market, two blocks from Westlake Center and the shopping district, and one block from the beautiful Benaroya Hall, home of the Seattle Symphony. My client loved the location, a short (0 comments)

Super 8 Meme - 07:35 AM
Not another Meme. Sigh. I'm only doing this because Maureen Henry tagged me. But here goes. 1. Who is your favorite musical artist? That one's easy. Paul Simon. Here's one of my favorites from the early Simon & Garfunkle days in the 1960s. Sorry, no visual, only an audio tract.
2. Who is your favorite visual artist? If there is indeed a power or deity who created this remarkable planet on which we live, I think I name that entity. By whatever name you choose to call Him. Or Her. 3. Who is your favorite blogger? Another easy one. Greg (6 comments)
How to choose the best agent - 07:31 AM
The process of buying or selling a home is filled with decisions. You can base many of those decisions on objective criteria, like how many bedrooms you want or what price comparable homes have fetched. Often, though, people decide which agent to hire without giving it much thought at all. That could be a big mistake. Just because an agent is successful doesn't guarantee that he or she is the best agent for you. With so much riding on this transaction, you not only want someone who understands your goals and has the ability to help you achieve them; you also (5 comments)

Listing Inventory Falls Below 20,000 in Las Vegas - 04:01 PM
For the first time in over a year, listing inventory in the greater Las Vegas valley fell below 20,000 single family residences and condominiums. This is extremely good news for our market. We have been plagued by too much supply. The population of the valley should support an inventory of around 19,000 listings. We are seeing tremendous activity in the foreclosure market, with properly priced properties in good condition receiving multiple offers. Median prices will probably remain low as the under $200,000 price range is the most active. Nevertheless, these numbers are positive news for our market. (1 comments)

The Heavens are Raining in Seattle - 07:15 PM
JP Morgan Chase is expanding it's home lending business in Washington State and will more than quadruple it's market share by the end of the year. Chase has seven branches and plans to open up four more offices this year. As reported in the Puget Sound Business Journal "The financial's giant's plans are reflective of the state's rosy reputation among mortgage bankers, and also could indicate a resurgence of the mortgage industry as stable lenders step in to fill the gaps left by those that have gone out of business." They also reported that Golf Savings Bank, a subsidiary of Spokane-based (1 comments)
Blog Rendering Performance Suffers With Lots of Embedded Objects and Images - 11:01 AM
Do you wonder how often visitors abandon your Web page before it has finished loading? Have you noticed [sometimes] when you have lots of posts, your blog page begins to slow down? You might be thinking the problem is your blog server, the blog platform you use, or your blogging service provider. But you shouldn't assume the problem is so easily diagnosed. Before jumping to conclusion, take your blogsite URL over to WebsiteOptimization.com and (0 comments)

Breaktime: Songwriting and Other Mysteries - 11:45 AM
I'm not a songwriter, but I've always admired those who could combines words and music in a way that could grab me, cause an emotional response and create images and thoughts in my mind. I have to admit that I was one who has thought that anybody can create a song and at one point even tried to write The Song myself. However, it quickly became painfully evident that writing a song that will have lasting (or even fleeting) value to others is really, really difficult to do. It requires talent and skill to take concepts and moments of inspiration and (0 comments)

New Apple iPhone On The Horizon? - 09:27 PM
I have been hearing rumors that Apple is working on a newer version of their popular iPhone. I have been doing some searching online and I have not found anything solid confirming this beyond forum chit chat. If you know anything about the upcoming feature enhancements I would love to hear from you. Some features I would love to see added are video recording, video conferencing like iChat using wifi or cellular broadband and an SD card slot for added storage and ease of transfer.

Albuquerque Prescription for Health - 04:20 PM
Albuquerque is a regular contender on the list of healthiest cities in the US. Some of the reason has to do with our clean air, which is no longer as clean as it used to be as the city and its industry grow and expand but also because of the efforts ofthe city to promoe healthy lifestyles. The city fleet has a majority of its vehicles running on natural gas, E85 and biodiesel. Many of the buses have bike racks on the front so commuters can bike part of the way or if your biking destination is far enough away that (1 comments)

Well, I finally broke down and bought one...a Palm Treo 700W! I was going to just buy a laptop and forget the PDA...... BUT...I was looking at the Supra Website and said to myself..."I NEED one of these to just POINT and CLICK to open those pesky lockboxes!" Central Florida upgraded to the new electronic lockboxes a while back and the TREO works wellwith the system. PLUS our Orlando Florida MLS has wireless MLS updates for PDAs... that will be GREAT for buyers!! SO...I did it.... Well...I also found out that I can buy a GPS for this little toy too!!
