This has been said before, but I'm going to say it again.  I really think we need to be very careful about how we communicate online, because it is very easy to inadvertantly offend existing and future customers with our blogs.

Why I Think Realtors Are Missing A Great Opportunity to Connect With Mortgage Brokers - 05:48 PM
In the real estate world, Realtors are higher on the food chain than mortgage brokers. Always have been. Always will be. Which, as Lola pointed out in her well written featured post, means mortgage brokers seek out Realtor relationships, with results that are not always successful, and tactics that are not always welcome.
But I say,Realtors take note: Judging a mortgage broker by his ability to market to you might mean you are barking up the wrong tree.
It used to be that if the Realtor-dog caught a rabbit, the mortgage tail wagged. FACT: In our current market, THE TAIL IS WAGGING THE DOG.

Seller Indecision - Here's What Happens - 09:21 AM
This is a tale of 1 seller and 2 brokerages.  It is unfortunate.
The seller in this story is a bank with a good amount of inventory.  The perfect client for some, or so you would think.  We will call them Little Ol Bank (LOB).

I've written a bunch about the emotional aspects of the home buying experience.
In a series of posts on Sex And Real Estate, I reviewed the excellent book by Marjorie Garber by the same name. The emotional triggers that cause us to fall in love with a home often overwhelm the "information" that is presented about. There's no denying it. I have personally rationalized away the fact that the home I was about to buy didn't have enough bedrooms because it just "felt like home." I was in love with it.

Although I post a mixture, some members only, some localism one thing is for sure : When I post a localism blog I post it with the consumer in mind. I want to capture the consumer audience. I want to fill my post with enough information to make them want to come back for more.

Listing Inventory Falls Below 20,000 in Las Vegas - 04:01 PM
For the first time in over a year, listing inventory in the greater Las Vegas valley fell below 20,000 single family residences and condominiums.  This is extremely good news for our market.  We have been plagued by too much supply.  The population of the valley should support an inventory of around 19,000 listings.  We are seeing tremendous activity in the foreclosure market, with properly priced properties in good condition receiving multiple offers.  Median prices will probably remain low as the under $200,000 price range is the most active.  Nevertheless, these numbers are positive news for our market.

Wichita, KS economy - 05:07 PM
April, 2008 Unemployment rate for Wichita, KS dropped to 3.5%.  All aircraft plants are hiring.  The oil and gas industry are doing great and Wichita area farmers are experiencing the highest farm prices in years.

JP Morgan Chase is expanding it's home lending business in Washington State and will more than quadruple it's market share by the end of the year.  Chase has seven branches  and plans to open up four more offices this year. 
As reported in the Puget Sound Business Journal "The financial's giant's plans are reflective of the state's rosy reputation among mortgage bankers, and also could indicate a resurgence of the mortgage industry as stable lenders step in to fill the gaps left by those that have gone out of business."

New Apple iPhone On The Horizon? - 09:27 PM
I have been hearing rumors that Apple is working on a newer version of their popular iPhone.  I have been doing some searching online and I have not found anything solid confirming this beyond forum chit chat.  If you know anything about the upcoming feature enhancements I would love to hear from you.  Some features I would love to see added are video recording, video conferencing like iChat using wifi or cellular broadband and an SD card slot for added storage and ease of transfer.

Well, I finally broke down and bought one...a Palm Treo 700W!
I was going to just buy a laptop and forget the PDA......
BUT...I was looking at the Supra Website and said to myself..."I NEED one of these to just POINT and CLICK to open those pesky lockboxes!"
Central Florida upgraded to the new electronic lockboxes a while back and the TREO works wellwith the system.
PLUS our Orlando Florida MLS has wireless MLS updates for PDAs... that will be GREAT for buyers!!
SO...I did it....
Well...I also found out that I can buy a GPS for this little toy too!!
