35% - Previous credit performance (specific to your payment history) 30% - Current level of indebtedness (current balance compared to high credit) 15% - Time credit has been in use (opening date) 15% - Types of credit available (installment loans, revolving and debit accounts) 5% - Pursuit of new credit (number of inquiries) Credit scores only consider the information contained in your credit profile. Recent changes minimize the negative effects that rate shopping can have on a mortgage applicant. If there is a consumer originated inquiry within the past 365 days from mortgage or auto related industries, these inquiries are ignored for scoring purposes for the first 30 calendar days; then, multiple inquiries within the next 14 days are counted as one. Each inquiry will still appear on the credit report.

When you're making your decision, there are several things to keep in mind.

Safety issues regarding domestic water heaters. - 08:29 AM
The first is the explosive potential of hot water heaters.
Water, when it changes to a gas (steam), expands 1,700 times!
When a thermostat on a water heater fails, the rise in temperature and pressure could continue until the tank bursts.  The superheated water would then instantly flash over into steam and explode with the force of 200 sticks of dynamite, enough to destroy the home and kill everyone in it.

Nearly 400 South Florida condominiums, townhouses, and single-family houses in the Vultures DatabaseTM have been cut in price to $150,000 or less, with the cheapest residence slashed to $31,000, according to a June study from Condo Vultures® LLC. The under-$150,000 properties in the Vultures DatabaseTM are comprised of 64 single-family houses and 322 condominiums and townhouses scattered throughout 24 South Florida cities and neighborhoods. Smithtown Real Estate - Brief History - 08:35 AM
Here is another take on the history of Smithtown, Long Island, New York in Suffolk County. The town was first settled in 1650. The local legend has it that Native Americans told Smith (an early settler) that he would be granted title to all the land he could ride across in one day on a bull. The land he acquired in this way is said to estimate the current town’s location. There is a large statue of Smith’s bull known as Whisper, at the fork of Jericho Turnpike and St. Johnland Road. The town was originally named as Smithfield.

I don't think there is really anything more disturbing than to watch a home that is listed for sale, end up a casualty of foreclosure in today's market.  Over the recent 7 plus months we have watched at least a dozen homes be lost to foreclosure.  These homes were homes NOT listed by us; various clients had made market appropriate offers on them.  The typical response from the listing agent is either NO response to our offer, or t"he bank is reviewing offers"......An experience Short Sale agent knows what it takes to get the bank to respond to reasonable offers.  With … (1 comments)

I went into a new territory for me today and I asked how can I assist you with your clients. What can I do for you?
My answer was get me business and then we will talk. I was shocked. What happened to what was right for the client?  Not every mortgage is right for every client, this realtor would not even chat with me and discuss what I had to offer.
Please tell me this isn't the norm!

What a mess the mortgage industry is in right now.  Something needs to be done and the guys with the nice coats and ties up in Washington can't fix this because they don't know what the root of the problem is.  On top of that, they have no idea and the mortgage mess is filtering down tier after tier and how the old problems are causing new problems and more than likely these new problems will become old problems with new problems emerging that we don't even realize yet.
