Breaking Through Hurdles - 08:07 AM
"You have to find something that you love enough to be able to take risks, jump over the hurdles and break through the brick walls that are always going to be placed in front of you."George Lucas (1944 - )Creator of the epic "Star Wars" series
This has been one of those weeks, I feel like I am hitting hurdle after hurdle in my business this week.  You want to know the good news.  I am breaking through them.  Yeah, I am.  If  anyone has ever run track you wold notice that the hurdles that are there are very brittle and … (2 comments)

I Want to Buy A Home! How Can I Improve my Credit? - 09:12 AM
As with many things - just asking the question - is a good first step.
1) Contact a mortgage professional in the town you wish to purchase in.
The reason I have this as the first step is that a mortgage professional can pull your credit and advise you on where you are at and how to get where you want to go.  I advise a direct lender as opposed to a mortgage broker.    There are mortgage brokers not with the major banks who are awesome but there are some real scam artists who will take you for a ride.

Most Positive Experience: Appreciating ActiveRain as Both A Social Network And As A Team That Can Make A Difference In Our Lives. - 08:42 AM
My Most Positive Experience on ActiveRain is really the many friendships that have made me a better writer, a more knowledgeable real estate practitioner using technology and Web 2.0 to become self actualized and a far better professional in the real estate industry. I have grown so much here on ActiveRain and it is just the end on my first year.
We all know ActiveRain is a social real estate network, on that we probably agree.  But aren't we also a team?  I ask this as I thought about what a team is and what it means to be a team player here on … (107 comments)

Is the Buyer's Best New Opportunity Today- And Is It Fading? Check Out This Analysis - 09:07 PM
Market Indicators across the country ( to varying degrees) seem to be improving in the HAI, Housing Affordability Index. With all the price corrections, has the market hit a plateau?. When you factor in the increasing interest rates, housing costs may actually be increasing in many areas.
Here in the San Diego market, we are reminded almost daily of all the declining home values. While that should be enticing to the buyers, something else is going on and it may soon be negating the Buyers advantage,
Many home buyers have been sitting on the sidelines awaiting the press to tell them when it is … (26 comments)

DON'T BUY ACER! - 10:14 PM

  DON'T BUY ACER!
Dear fellow realtors I have to vent little bit here tonight. I loved my acer's and I went last year and replaced all of my computers office, home, lap-top. In March this year my desk top started acting out so I mailed it for repair 3/11/08!!!! Sent back to me three times in a same condition. Every time I would call they are so rude asking me what is wrong with the computer and things like are you sure it is plugged in correctly?! After I shipped it five times I was so tired that I took … (10 comments)

The UPside of a DOWN Market--Part 4 -- Save a Tree! - 06:57 PM
You know the saying -- Save water, shower with a friend..........I am seeing agents with listings figuring out that constantly churning out flyers on home printers or office printers is not cost efficient.
Soooo, at a class I taught today to some internet newbies, the AHA's were great as they found out that emailing flyers to their databases ( thru Sharper Agent, Top Producer, etc) and pushing their websites or even their web pages and listing pages thru the net is easier and for the most part, FREE!
In my 16 years selling real estate I can officially say that I NEVER … (3 comments)

Roofing Maintenance - 09:28 AM
If you think about it, a roof system is one of the most exposed areas of a building's exterior. Wind, rain, snow, hail, sleet and ultraviolet radiation all affect the roof. Maintaining your roof is crucial, and if not done, your roof will have sub-standard performance.
Performance is based on several factors including quality of materials, design, proper installation and a strong maintenance program. Roof maintenance is crucial and required in order to prevent problems. Early identification of problems could save you from more serious issues in the long run. James Kirby, associate director of the National Roofing Contractors Association, suggests … (0 comments)

Air Conditioning - 10:22 AM
An electric heat pump is a unique device. It doesn't burn fuel; it transfers heat from the outside to the inside for heating purposes then does just the opposite for cooling purposes (also known as the air-conditioning mode).
There are two units to check - an indoor unit that's coupled with a forced-air system and an outdoor unit. A certified inspector can provide you with a visual inspection of the air-conditioning unit.
The outdoor unit is the most vulnerable because it has to operate in all types of weather. The first thing an inspector will note is where the unit is located. It … (1 comments)

Be on top of the Vernon Hills Real Estate Market With Judy G - 07:31 AM
Be on top of the Vernon Hills Real Estate Market with Judy G Be on Top of the Vernon Hills Real Estate Market With Judy G (e
Whether you are in the market to buy a home or to sell your current home, it is important to keep abreast of market statistics (or at least to work with a knowledgeable REALTOR who does). Newspapers, national magazines, and television news report on regional and national trends, but don't do a very good job of explaining the local real estate market.  The number of new housing stats nationwide or the percentage increase in … (2 comments)

Do You Network on a Monthly Basis? - 12:26 PM
As soon as the market changed, we seemed tempted to try all of the latest and greatest fixes.  Some of which are advertised here on our sidebars of our posts.  The best advice I can give to you is to get out and get going.  Don't waste your time, energy and money on quick fixes.  Get yourself to an event, whether it be locally or if you need to travel, then go.
Our Buffini Clubnet members meet once a month.  Our groups are somewhat local.  You may be an hour or so away.  For that one day, make the time and … (9 comments)

Distressed Neighborhood Houses - 06:01 PM
Many houses have been neglected and normal upkeep forgotten. This hurts everyone and devalues neighborhoods.  My family owns a Painting Contracting Company and we have noticed that many investors,  put bandaids on projects by hiring the "cheapest" bidder to do the job.
We fairly compete with being licensed, insured, bonded with no bad marks on our record with the  Registrar of Contractors.  We have seen our competitors digging through trash at construction sites, mixing up poor quality paints with water in name brand buckets. They do no patch or prep work on surfaces  and in three months time the paint used … (0 comments)

Anyway, if all goes as planned, we'll be talking about:
Asking for Referrals (booooooo) How my SOI business-building philosophy differs from traditional methods How I feel about the "Numbers Game" of real estate sales The value of "wasting time" How to SELL those listings you worked so hard … (21 comments)
