Who's ahead at the end of the year? the renter or the buyer? - 02:40 PM
Renter, paying $3000/mo.  
OR
Purchaser of a $500,000 condo with $8000/yr. in taxes and $500/mo. Maintenance.  (assuming a $450,000 mortgage w/ a 30-year fixed rate mortgage @6.5%, which comes out to a monthly payment of $4,011)
 Okay, this was probably a no-brainer.  (I'm a real estate agent...)
The purchaser spends less.  But how much less?
Less than $1000 $1000-2000 $2000-3000 Over $3000?  The answer is over $3000.  ($3,328.09)  The difference is due to your Federal income tax payment.   If you earn over $78,850 (single) you are in AT LEAST the 28% tax bracket.  (A dollar earned puts 72 cents  in your … (0 comments)

OK, this is another mindless post. It's actually a "Friday funny" posted on Thursday because.......well because I felt like it. I'm not sure what has gotten into TLW lately, but today, as I was sitting in my office working blogging, the arousing aroma of chocolate baking came pouring in. Vroom, vroom.......16,000 motorcycles roar into Knoxville. - 12:12 PM
Yep, that's right, beginning yesterday Knoxville, Tennessee is playing host to over 16,000 motorcycles and their rider(s).

 
The annual Honda Hoot is underway. the Hoot is an annual party for motorcycle enthusiasts from all over.
However lest that many bikers in one place conjure up visions of Hell's Angels, wheelies, and reckless driving you need to take another look.
The Honda Hoot crowd is more the "born to be mild" set. Their first event of the Hoot last night was an ice cream social instead of a beer bust.

Neil Osborne, presented his overview, "How to Analyze and Value Income Properties" at the NAR Commercial Alliance's Online Convention.  It covers basic financial measures used to determine the value on an income property and gain an understanding of income multipliers, capitalization rates and other analytical tools used when considering purchase of income properties.  Some Highlights of Presentation: Gross Rent/Income Multiplier, comes from identifying comparable sales, then dividing comparables' sale price by the gross annual income (rent).  This is a simplistic approach which ignores operating expenses, finances and capital appreciation.   We always say that my husband could strike up a conversation with the Boogey Man. He can go to the store, the gas station,the restaurant, the bar,  the mall, the dentist's office, for a walk... and come home with a story about the people he met. I am not sure what the Boogey Man looks like...I could have described him better as a child..he used to live under my bed. Now....I am not as sure...he is just a stranger...any stranger.

It is no surprise to those of us who live here, that Virginia Beach is a great place to raise a family. Best Life Magazine agrees, ranking Virginia Beach #2 in its Best Place to Raise A Family survey.

Whats the Appropiate Comission Split Between Agents - 11:59 PM
Often when we need the assistance of another agent its when we refer a client out of an area we know or are licensed to sell in. Seems the standard referral fee back is 25%. What about when you can not continue a transaction you started (vacation plans or family emergencies, etc). Whats the appropiate split then? Here is how I see the comission split based on the closing process.
25% if give client to another agent
20% if you showed the buyers around and educated them on the market and inventory

Another Horst & Son Feature home has SOLD! This 4bed/3bath home backs to agricultural preserve and has a kitchen to die for. In a day in age when lot sizes are slowly shrinking, talk of high density housing and farm preservation is on the the forefront, Parkfield seems to defy the norm. Media Throws Realtors Under The Bus.....Again - 10:01 PM

It seems harmless at first, starting out by stating YES! you need a Broker when selling/buying a home. That a real estate agent will save you money and brings valuable knowledge to the table. THEN THIS (in the paragrpah on how to choose an agent):
"Flexibility: As mentioned, involving an agent will mean you'll have to pay a commission. A commission should always be flexible. A fixed commission isn't legal, so if the agent says all homes sold net a 5 percent commission, then tell him or her you know otherwise, and … (5 comments)

New Home Construction for your clients - 04:04 PM
I was recently surprised at how many agents were not familiar with a product called Tech Shield. It is a radiant barrier best installed when a home is being built. The cost for an average home is around $300-$500 dollars. It blocks 97% of the heat coming into a home. Savings are usually 17-20% per month on heating and cooling bills.  Not only are we doing a great service to our clients, we are saving resources.  I personally feel that every home built today should automatically have it.  I am surprised at how many "green builders" don't use it.  It pays for … (3 comments)

I just wanted to make a quick post about the current market.  I am writing this on June 19th, 2008 so you have a referance as to when this was written.  
Currently our market is what I would call soft.  Homes under $200,000 are still selling within 30-60 days but homes over $300,000 are up to around 90-120 days and usually sellers are offering some sort of concession such as paying buyers closing costs, paying upgrades or discounting the price by as much as 15%.

Everything but the kitchen sink...literally! - 06:42 PM
Tonight I showed a home with no first floor bathroom...an otherwise perfect home for my buyers. A darling little brick cape, manicured lawn, finished basement, perfectly staged, great location, excellent price and clean as a whistle! It was like being in a funhouse - we loved everything, and suddenly my client said, "Wait - where's the bathroom?" The house does have two bathrooms - one up and one in the basement...it appears that maybe they expanded the kitchen by removing the bathroom on the main level. This nixed the house for them.
