Do Properties Have Kharma or Dharma? - 11:15 PM
Okay, I don't really know what these things are but I do have a slight understanding. I believe that Kharma is the bad stuff and Dharma is the good stuff. Stuff meaning luck or a power of attraction. So if you go putting out bad vibes to the world, the world sends you back bad stuff called Kharma. If you send out the good vibes then the world sends you Dharma.
(I'm not talking about Dharma and Greg although I just figured out why that was her name)
So, I have a property that has been on the market for nine … (42 comments)

Mission Impossible? Not for a STAGER!!! - 11:16 PM
I decided to accept an impossible mission because a friend was needing my help. So, I grabbed my camera and my tape measure, and jumped in my Jeep!

My mission? Enhance the showings on a newly built $1.3 Million home.

The challenge:
Feedback from showings is that the main living area is too dark, and the kitchen is too modern.

MY challenges:
The client is a friend The budget is TINY A recent tornado in our area has made rental furniture scarce There is a ton of dark wood in this space
Here is what I had to … (44 comments)

The Power of Social Networking - 11:31 PM
What is social networking?  It is the connection of communities of people who are interested in similar things, the connecting of people with similar ideas and similar interests according to Wikipedia.
Social networking is vastly under rated, in my opinion.
A few weeks ago I joined a mini group within my quilt guild.  My goal had nothing to do with real estate, but rather, it had to do with meeting with a group of people who had similar interests to myself.  We meet the 1st and 3rd Friday of every month to talk about quilting, share our projects and inspire one … (30 comments)

R E C I P R O S I T Y - (to the tune of RESPECT) Find out what it means to me - 10:02 AM
It struck me today as I was reading someone's blog who had ZERO comments and several other blogs that others had commented on with no response given by the author that maybe this person doesn't get it.
I felt the urge to write this blog that has already been done but I notice still that quite frequently, for some here, there is something possibly they don't know or understand about social networking sites like Active Rain. For such a large community these questions came to mind....
How does one get others to read ,let alone, comment on your blog?
How does one … (104 comments)

Where to Live? Which to Choose? - 09:16 AM
As many of you know, I'm having to think long and hard about a possible move to Austin. Mike's company officially asked him last week to move, so we made another trip down there this past weekend, and boy am I feeling exactly what my relocation buyers typically feel.
I have no idea what to do.  There are so many options.  One day, this option is better than the other, but then the next day, the other option is better than the one.  I still don't understand who people can get away with charging $100k for a view, especially if it's … (5 comments)

More good news for Central Florida real estate - 10:20 PM

For months now I have been saying on my radio show that here in the Orlando area we have reached the bottom and even the first small signs of a turn in the market are beginning to show.
As each month's data is released, it seems that my words were indeed prophetic.
I have also talking about timing the market - the only real way to see where bottom WAS is to look back and identify it with those great 20/20 hindsight glasses.
Well this month's data was released today and it showed that inventory has fallen again - and … (13 comments)

Another praise report!!! - 11:22 AM
Well I have another praise report, remember after the last time {10 new listings after prayer} I said I am now praying for buyers? Well last week I was getting a little down, no closings in sight and worry starting to close in. I know I know, the job is not my source but.....
I was even looking online for jobs!! First time in the 2 years I have been in Real Estate that I have done that.
I got a call from a builder that a client that was going to build now had a contract on their home and … (0 comments)

I ain't signin' no frickin' agreement!!!! Part Deux - 05:42 PM
I wrote a post last week titled "Working with Buyers on a wing and a prayer!" This one is a follow with some pointers that may help in getting a Buyer Brokers Agreement (BBA) signed if you choose to work with one. And I hope you do. Here's what I do.
First, if a buyer calls me to see one of my listings I will meet them at my listing to show it to them. At this time, I will not show them any other properties unless I happen to have another listing that's similar.
If Buyers are just calling in, … (50 comments)

The Travis Heights Neighborhood of Central Austin - 01:45 AM
Travis Heights is a centrally located neighborhood in one of Austin’s most esteemed zip codes, 78704. The neighborhood’s proximity to downtown and Lady Bird Lake makes it a desirable place to live, and the new Emma Long Center for the Performing Arts is just a couple of blocks north of the area, right across Barton Springs Road. Auditorium Shores, a lovely outdoor amphitheater which hosts festivals and concerts is adjacent to the Long Center, and is also a short walk from the Travis Heights neighborhood. Easy access to the Lady Bird Lake hike and bike trails as well as access to … (0 comments)

Santa Cruz,Ca looking to test trash to gas - 11:28 AM
Santa Cruz, Ca is looking into a new technology to help them become greener. While Santa Cruz County does a good amount of recycling there is always some amount that is currently not recyclable. This new approach of technology by Adaptive Arc of Carlsbad, California uses a process to vaporize the waste into a gas. There is reportedly virtually no waste. What there is is supposedly suitable for use in cement and asphalt mixes.
The company states that an electrical arc of high current and voltage is passed through the rubbish that is not recyclable, which creates a gas. Arc- gasification … (0 comments)

5 new rules for today's homebuyers - 09:44 AM
A recent article in Money magazine lists 5 new rules for today’s homebuyers. After reading the article I found that I agree with all 5 of them.
New rule 1: DO NOT try to time the bottom of this market. We may be there or close already or not. In any instance it’s very unlikely you’ll hit it at the exact bottom. Case in point; several years ago my wife and I decided to refinance our former home in west Knoxville because mortgage rates were falling. I had 5 different mortgage bankers and myself watching the market trying to figure out … (7 comments)

Southern Hospitality??...I Sure WISH...Let's Accept Referrals Fairly, hmmm ? - 07:00 AM

Maybe Promises don't count if your fingers are crossed.....

A while ago we had a buyer who had not sold their home in this southern state and had gone thru a number of realtors. Price was usually the issue (oh surprise) and so I offered to refer a realtor to them. I found one on AR and we talked at some length. One of the VERY SPECIFIC points I made was that since they had really not had a good time with realtors and were not at all trusting...understandably...if things didn't work out for whatever … (0 comments)

10 Ways To Spend Less Time On The Phone - 05:44 PM
We have all had one of those days...the phone the phone rings off the hook. You put out one fire after another and at the end of the day, you feel like you haven't accomplished a thing.
I was having one of those days when I read an article on NationalBusiness.org, 10 Ways To Spend Less Time On The Phone and take control of your day. Being in sales, phone calls go with the territory, but there are ways to control those calls so they don't eat up all your time.

A Couple Of Ways To Make Sure You Are Prepared For Disaster - 05:30 PM
I was sitting on my deck going over a list of things i've jotted down for May blog topics... boy am I behind, it's JUNE!  Time to get crackin'!
The weather here has blistering hot and humid which makes for great storm weather!
I'm sure you've heard about the devastating tornados that have his our area lately.  The tricky tornado wasn't particular with it's distruction: businesses, restuarants, schools and homes.
The damage was eye opening and sad.
It made me think to blog about a couple of ways that we can make sure, as homeowners, we are prepared for disaster.

And Baby Makes THREE! - 05:36 PM
No, I'm not pregnant..... made you look !
But it was on Mother's Day when I received that phone call that made me realize I'm not 18 anymore.
My daughter-in-law said, "Are you ready to be a Grandmother?"
I was surprised and not surprised at the same time!
She's 9 weeks pregnant and all seems to be going well!  I'm really happy for my son and his lovely wife!
In addition to being pregnant they are moving from DFW Texas to Northwest Arkansas.  Moving isn't something I'd like to do even if I weren't pregnant.
