REALTOR Surprise! - 11:24 AM
I had the most remarkable phone call this morning. The call was from an agent who had shown and submitted an offer on a high end listing I had. The sellers turned down that offer.
This week the sellers decided to list with a national firm (with my blessings and well wishes).
The REALTOR, Amy Wood, called to tell me that she thought I did a great job with the listing. That astounded me. She has got to be one of the highest producing agents in the MS Gulf Coast--She took her time to call me and encourage me.

New Investment Fund Targets Foreclosures - 11:03 PM
Vulture funds, as the name suggests, swoop in and buy bankrupt companies and then sell them with a profit in mind.
Now a similar investment fund here recently formed to target distressed or foreclosed properties - whose numbers continue to rise each month.
Northbrook-based Hilco Residential Partners LLC is a new residential real estate investment fund chartered to purchase residential homes, mortgages and unsold developer assets directly from lenders. The group debuted recently as a joint venture between Hilco Real Estate LLC and Real Estate Principal Solutions LLC. One partner will buy and the other will market the properties to sell.

The Civil Rights Act of 1866 prohibits all racial discrimination in the sale or rental of property. Fair Housing Act The Fair Housing Act declares a national policy of fair housing throughout the United States. The law makes illegal any discrimination in the sale, lease or rental of housing, or making housing otherwise unavailable, because of race, color, religion, sex, handicap, familial status, or national origin.

What's happening in the marketplace, now - July 8
The Carriage Homes townhome development offers larger rooms, fireplace, single car garage and patio. 
According to the Garden State MLS, currently there are five (5) homes actively listed for sale in this Franklin Township delevopment, at the time of posting.  
There is one (1) new listings; a two story, 3 bedroom-2.5 bath townhome ($304,800).  Listing prices range between $264,900 and $318,000. 
One (1) Carriage Home 2 bedroom 2 bath ranch, 334 Hazlitt, sold for $268,00 since the last report.  Two (2) ranch style homes and two (2) 2-story townhomes remain under contract.

RANT: Bias, and Unproductive Practices: Requiring 5% (or any minimum) Deposit To Present an Offer - 12:07 PM
There is a brokerage in RI that has repeatedly requested a minimum 5% deposit when submitting an offer to them. While it is understandable that the brokerage desires to cover their commission as much as possible, and perhaps, stretching way over backwards to come to this, they might want to show their sellers that the buyer is "serious" -- yet, I must argue that by definition, this is a biased and unproductive practice, which excludes a great many buyers from submitting offers on this brokerage's listings.

Well... I got home, was in a funk over some issues, and sat down and wrote a rant on bias, on offers, and... well you can read what is left of it down below. The point is I sat down, wrote, thought very little, and clicked "Submit"
Then I got feedback... the comments rolled in, and I soon found myself defending postions I knew were untenable, and simply rants, but I responded to the comments... it was an interesting exhibition, and quite energetic, but alas, just a rant, a rant that got the better of me.

Washington, D.C Housing Market Report Statistics from June 1,2008 to June 30,2008
Total of the units that were sold were 550.
259 of the units sold:   1-30 days.
94 of the units sold:     31-60 days.
66 of the units sold:     61-90 days
31 of  the units sold:    91-120 days.
100 of the units sold:   Over 120 days.
49 of the houses sold were two or less bedrooms. 142 of the houses sold were three bedrooms. And 97 of the houses sold were four bedrooms. There were also 262 Condo,Coop and Ground Rent.

Hello...what is going on in the mortgage world. Fannie Mae and Freddie Mac are publically traded stock companies.
What kind of reasoning is taking these stocks lower and lower??
Speculation is creating a run on the bank so to speak. When Wall Street puts a target on your stock, the market makers will create some action.
Many people don't know you can make money on a stock falling as well as going up. That is what is happening.
I read that less than one percent of their loans are failing, yet we have a near collape of the system … (10 comments)

Seasonal Rentals in Broward County Florida are subject to a Tourist Development Tax - 03:21 PM
During the months of January through April I usually do a few transactions with seasonal rentals. Most of them are generally 3-4 month terms with the occasional 6 month term.
Tenants genrally pay a higher monthly fee because the landlord can only collect rents on a short term basis instead of the more traditional 12 month leases.
I think it's important for the consumer to understand what other expenses you might incur other than the normal move-in costs associated with seasonal rentals in Broward County Florida.
