We have to Get the Downpayment Message out to Buyers - 09:51 PM
Aloha: In this post sub-prime market the number one obstacle I've run into is the lack of education to the general public about down payments on loans. Most lenders are now requiring 3% down for programs and I deal with buyers rountinely who come to me to buy a home and don't realize this and are sorely disappointed because they think just because they can afford the monthly payment and their credit is good that they can get the loan. Any chance we get please inform buyers or better yet send out an announcement to all our buyers that it is prudent (5 comments)
Green Communities, Eco Villages and Eco Communities in Greater Asheville, NC - 07:33 AM
LOOKS COUNT Series. Urban infill communities, What's True Green? The headline read, " Urban Infill Project Embraces Green Building Guidelines." Intriguing, eh? First of all...what are they talking about? 1) What is an urban infill project? And 2) what is meant by "Green Building Guidelines"? Seems GREEN is red-hot these days, especially right here in Asheville, N.C. But, let's face it, there's small-case green, my friend the author calls this "Faux Green"... and then, well, there's True Green. As Eco Certified® Real Estate Consultants, we are impressed with the WNC HealthyBuilt® Home program. It's checklist of Green Requirements encompasses all (10 comments)

Photos and video give you a window into the excitement that is my work...The Floyd Wickman Program (Clicking on the small photo takes you to video of a team performing their fight song at the beginning of class). Sometimes I walk away from class amazed that I get to do this for a living. Watching others absorb and apply Floyd Wickman's material is about as professionally satisfying as it gets for me. Enjoy the KW group from Nashville! (0 comments)
Offshore Can be Safer than Onshore - 01:03 PM
In my 22 years as a real estate investor, I have seen residential, commercial, industrial, mixed-use, and hospitality products rise, fall, slide sideways and return healthy returns for the investors. The United States and the real estate market that supports our economy is the foundation for the majority of wealth in the world. Until now... The dark clouds on the horizon are nothing new if you are over the age of 40. You've already seen a recession or two, a couple of wars, and lines at gas pumps. What makes 2008 different? Won't we recover in a few years like always? Isn't (4 comments)
I recently mentioned that my husband gave me a video camera for my 26th wedding anniversary, so I could have more fun blogging. A few days ago Kelly Clark invited me to go door knocking near two of her listings in Hyde Park. This was an opportunity I gladly accepted because I love meeting people. We had a great time and a few leads to pursue. The group consisted of myself, Kelly, Matt and Rita. Since I had the camera I wanted to interview each one of them, but only Rita agreed to step in front of the camera. Okay guys, this (27 comments)
Highlights From The Affordable And Workforce Housing Conference in Dutchess County Part -2 - 10:05 PM
At the Affordable and Workforce housing conference it was noted that 200 years of smart growth was phased out in the 1950's . Prior to this period houses were constructed on a half acre or less. Many of the Dutchess County villages and hamlets are an example of this type of planning. Then came sprawl. The trend going forward will be once again compact or cluster development. Some of the questions that will have to be considered are: Where should the development go? Who will it affect? Is it a housing friendly area? Is the infrastructure sufficient for sustainable growth? It was also pointed (3 comments)
My brother Olakunle "Jay-K" Folayan is one of my favorite people in the whole wide world. He always willing to help me anyway he can UNLIKE SOME PEOPLE. He is one of the few people that I can honestly say is willing to do anything he can to help me in succeeding. He received his Masters Degree with honors from Devry University about three weeks ago. What's the Real Value of your home today? - 08:23 AM
I'm looking at all the properties on the market right now in my area of FL and I keep wondering when changes will come...not anytime soon. I don't need to keep reading how the media interprets whats going on in the Real Estate market. I already know what's going on. I'm a Realtor®....I better know whats going on or I might as well just get out of the business. I'm primarily a listing agent so my job can be very difficult these days. I remember when taking a listing was easy. You take it and it virtually was sold overnight. It didn't (18 comments)

Remember your resolutions? - 10:53 AM
Look back at your Resolutions We all (in one way or another) have set new year's resolutions. Some of us get very sophisticated in mapping them out, others just have a mental note of those things we plan to "change, improve, accomplish", etc. Look back to the last 7 seven months, where are you at with your resolutions? Whether they are personal or business related, this is the time to reconsider what you set out to accomplish. On the business-side-of things, have you evaluated the system(s) you developed? Are they working? How effective are your efforts? Are they producing results? It's time (2 comments)
I love Localism - 02:34 PM
One of the best features of Active Rain is this little word called Localism (which by the way is going through a major make over as I write this post) due to launch on JULY 9TH!!!. The Pro's here on AR will tell you how amazing it is and if you're just getting started, don't let it freak you out. It's very simple. Just post on something "local", that's it! Have fun with it. I'm sure more instructions will be sent out as the new face of LOCALISM launches. In the meantime, joing the GROUP and post away. Having said that, (4 comments)
Should we update our photo? - 08:32 PM
In case you have nothing better to do this Holiday weekend, we're looking for your input (be kind please)! I see that several of the AR people we subscribe to change their photo every once in a while. We've thought about that but feel that "familiarity" is key here. I realize some folks haven't updated their photo forever but do you think it's a good idea to do that even if we haven't changed? LOL. We like change and we're all for updating our profile, content, etc. but I like the thought that our clients and prospective clients see our photo and (12 comments)
Stop Hackers: Protect Your WordPress Blog - 11:46 AM
You need some serious password protection if you have a WordPress blog. Your wp-admin directory is not the only part of your blog that needs protection...plugins, scripts, includes and content can all be hacked. I'm paying more attention to this now because one of my blogs got hacked last week. Hundreds of invisible links for body part enlargement products and porn were attached to one of my blog posts, and the only reason I discovered the hack was because there were so many lines of code they crashed the post. I was lucky that only one post was affected. Research led (17 comments)

Metro Atlanta Foreclosures - 02:01 PM
So far this year, thousands foreclosure sales have been scheduled in the Metro Atlanta Real Estate, well above last years total. This month's total represents a 36+/- percent increase over the total for November. Under Georgia law, lenders must advertise an intent to sell a property at a public foreclosure auction for four consecutive weeks before the auction takes place. Foreclosed properties are auctioned on county courthouse steps on the first Tuesday of every month. Property owners can avoid a foreclosure sale by refinancing, quickly selling the home or filing for bankruptcy. There is no authoritative source that tracks how many foreclosure (0 comments)
Dependents' Day 2008 - 09:46 AM
Once again, in my home we're celebrating Dependents' Day! Dependents' Day is the day before Independence Day. On Independence Day, we celebrate the founding of our nation. On Dependents' Day, we celebrate the founding of our family... July 3, 2003: We cried a little as the judge declared that we have now officially adopted our first two children. they had been with us for a year as foster children, now they were legally and officially our sons. They were now our dependents. Hence, Dependents' Day! After the adoption was complete, the judge invited us up to his desk. He let the (5 comments)
