We have to Get the Downpayment Message out to Buyers - 09:51 PM
Aloha:
In this post sub-prime market the number one obstacle I've run into is the lack of education to the general public about down payments on loans.
Most lenders are now requiring 3% down for programs and I deal with buyers rountinely who come to me to buy a home and don't realize this and are sorely disappointed because they think just because they can afford the monthly payment and their credit is good that they can get the loan.

I recently mentioned that my husband gave me a video camera for my 26th wedding anniversary, so I could have more fun blogging.
A few days ago Kelly Clark invited me to go door knocking near two of her listings in Hyde Park.  This was an opportunity I gladly accepted because I love meeting people.  We had a great time and a few leads to pursue.

Highlights From The Affordable And Workforce Housing Conference in Dutchess County Part -2 - 10:05 PM
At the Affordable and Workforce housing conference it was noted that 200 years of smart growth was phased out in the 1950's .  Prior to this period houses were constructed on a half acre or less. Many of the Dutchess County villages and hamlets are an example of this type of planning.  Then came sprawl.  The trend going forward will be once again compact or cluster development.

I'm looking at all the properties on the market right now in my area of FL and I keep wondering when changes will come...not anytime soon.

We all (in one way or another) have set new year's resolutions. Some of us get very sophisticated in mapping them out, others just have a mental note of those things we plan to "change, improve, accomplish", etc.  Look back to the last 7 seven months, where are you at with your resolutions? Whether they are personal or business related, this is the time to reconsider what you set out to accomplish.

One of the best features of Active Rain is this little word called Localism (which by the way is going through a major make over as I write this post) due to launch on JULY 9TH!!!. Should we update our photo? - 08:32 PM
In case you have nothing better to do this Holiday weekend, we're looking for your input (be kind please)!  I see that several of the AR people we subscribe to change their photo every once in a while. We've thought about that but feel that "familiarity" is key here.  I realize some folks haven't updated their photo forever but do you think it's a good idea to do that even if we haven't changed?  LOL.

Stop Hackers: Protect Your WordPress Blog - 11:46 AM
You need some serious password protection if you have a WordPress blog.
Your wp-admin directory is not the only part of your blog that needs protection...plugins, scripts, includes and content can all be hacked.
I'm paying more attention to this now because one of my blogs got hacked last week. Hundreds of invisible links for body part enlargement products and porn were attached to one of my blog posts, and the only reason I discovered the hack was because there were so many lines of code they crashed the post. I was lucky that only one post was affected.

Metro Atlanta Foreclosures - 02:01 PM
So far this year, thousands foreclosure sales have been scheduled in the Metro Atlanta Real Estate, well above last years total. This month's total represents a 36+/- percent increase over the total for November. Under Georgia law, lenders must advertise an intent to sell a property at a public foreclosure auction for four consecutive weeks before the auction takes place. Foreclosed properties are auctioned on county courthouse steps on the first Tuesday of every month.
