Questions to ask a potential buyer - 12:38 AM
What questions do you ask a potential buyers?  Asking the right questions can mean the difference between earning a commission or wasting weeks of time.  These are a few of my favorite questions that I ask potential buyers.
Questions
1)  Can I ask you name please?  (verify spelling of last name)
2)  How did you find my number?  This will help determine what is working in terms of your marketing.
3)  Do you mind if I ask you a few questions? This is just being polite.
4)  How soon do you have to be settled?  This is to help determine motivation.  Do they … (9 comments)

More Of My Photos Of Our Rare Bird Visitors In Daytona Beach - 12:49 PM
Last Saturday I awoke at 5am. Unable to go back to sleep, at 7 I decided to get dressed and head back out to the protected area of beach where the Black Skimmers had decided to hatch their babies and see if I could get you some better photos.
Much to my delight the birds had moved to the eastern most point of the protected area and were ready for their close ups!
After taking some 200 photos I wondered what would be the best way to show them all to those of you who wanted to see them. I was … (4 comments)

No matter how hard you shake it - oil and water don't mix - 12:29 PM
CONSUMER UPDATE:  Last night I'm winding up my day and I get a call from my electrician (known to me as "my sparky") telling me I have a live line gas feed into the dining room ceiling fixture but better yet, along with the live line I also have cloth wiring - which is good and I'll tell you why in a few seconds, along with the rubber coated wiring that was done about 15 years ago.  This emergency call to me was about "Barbie, how in the blue blazes am I going to get the wire out of the ceiling … (3 comments)

Okay, I'm back!!! - 08:11 PM
Okay, I'm back. One week is all I can stand being away here on Active Rain. I did get all the stuff I wanted to do. So, this past week of being away was really fruitful. I didn't realize that I had not filed away my paperwork since February/ March.... Ouch!!!
But I did finally get them all done. And I'm back to blogging - blogging for the Active Rain community and blogging for the communities I serve.
As I review my 1st year of brokerage, I will schedule Blogging as one of my activities. In part to gain business, and … (10 comments)

Good News!! Rural Development Loans (100% financing) are Available for Some Areas in Baton Rouge! - 09:02 AM
As stated in one of my earlier post, the area approved for Rural Development or RD Loans was expanded after the hurricanes to included parts of East Baton Rouge parish.  However, what I was not aware of until recently was that this included parts of actual Baton Rouge!  If the home is located in the unincorporated areas of Baton Rouge than it is eligible for this 100% loan.  Each address will need to be checked to verify whether it falls outside of the city limits but as an example, most of the Shenandoah area and large sections of the Perkins Road … (1 comments)

Goverment R-E-L-I-E-F . . IS HERE. . .our problems are solved! - 09:26 AM
A Summary for the "Housing and Economic Recovery Act of 2008"
After reading it a couple times.. . I simply believe that is a lot of fanfare for almost nothing.
First of all , the lenders aren't sure yet if they want to participate on this program.
Some reports are saying that this program may take months before it can get started. My immediate question is . . what about the people that are in trouble right now? Can they wait until next year?
Another question that comes up is:  People are just going to stop paying in their homes to … (0 comments)

Office Move is Underway - Time for some fun! - 01:07 PM

File this one under "What if this happened?".  My wife has always said that my sense of humor runs that way.  Please don't take this post seriously.
I spent the better part of the day yesterday packing and moving our office.  Today and tomorrow will be spent in much the same way.  I just couldn't justify paying thousands of dollars to a moving company, especially when we have a lot of delicate computer equipment and files.  I was thinking about some of the friends that I have made in the building during the four years that we spent there.

International Real Estate - 07:17 PM
Ok, so this is my first blog. I've been meaning to get around to it for years. I guess I needed to get so excited about a topic that I would feel compelled to publicly express it. Recently I earned my TRC, which stands for Transnational Referral Certification, at the Real Estate Expo in Orlando. I was so intrigued by what I learned there that I immediately signed up for my first CIPS course, that is Certified International Property Specialist. Last week I completed the first course "International Real Estate for Local Markets" and am moving forward with my designation application and signing … (0 comments)

Home Mortgage Bailout Help Salt Lake home buyers??? - 04:01 PM
How does the recent home mortgage bailout bill help Salt Lake home buyers? Or those trying to hold on to the home they have. Or how can it hurt those same SLC buyers.?
My friend and Senior Loan Consultant from Silver Ridge Mortgage, Candy Olson sent me an article to pass on to any one thinking of buying a new home or purchasing a condo in the Salt lake Valley, or for the hundreds of home owners trying to hold on to the house they have.
There is a lot of real good information and so I am going to suggest that … (0 comments)

We Need Credit Repair in Scranton and NEPA! - 03:56 PM
It's a simple fact that it is now harder than ever for most people to buy a home.  Mortgage lenders have become frugal with their money and have been only lending to the best of the best.
It's all about credit scores.  The truly unfortunate thing is that most people don't know the nuances of credit scoring.  There are many aspects of credit reporting that just don't make sense.  Not knowing these facts can cost you thousands in higher interest rates.
What you need to know is that there are ways you can get the credit bureaus to delete negative information … (0 comments)

Getting Kids Ready For School - 02:33 PM
I couldn't believe it. I read in the local paper last Friday that many schools in Calaveras County were going to be open for business beginning Monday, July 28th. When I was growing up, we didn't start school until after Labor Day (the first weekend in September). (Was it that way for you?) Whether your child's school begins in July, August or September, the bottom line is you want to do your best to help him or her to be ready for Day 1 and beyond. To that end, I've got some quick pointers from a scholastic.com article by Evelyn Ngeow … (0 comments)

Cantera, the newest part of Warrenville, offers lodging, food, fun, and business. Once a large quarry, this area has been developed into a thriving place to work or relax. For those of you from Minnesota, there are a couple of Super Stars here on AR named Teresa Boardman and Jim - The Real Estate Tomato. Their countless ideas, tips and blogs are often funny to read and full of great info in her 101 Real Estate Blog Topics

Cash Settlement - YOU may be due some cash from this! - 10:56 PM
I just learned of something recently in Kipplingers magazine about a legal situation with TransUnion.
If you have a credit card, loan or credit account, you could get benefits from a class action settlement with TransUnion...one of the three credit reporting bureaus. ALMOST EVERYONE has had a credit card, loan or credit report with them so please pay attention as you may be entitiled to money. Obviously they are not going to send a letter to each and everyone entitled to payment therefore please check out the site below to pursue it personally.
A recommendation would be to apply for resolution … (0 comments)

Is the 50's mostly the type of music you post on here...or since it went into another decade is it allowed to post music past the 50's :)
Hope you all are doing well. All the best,

Bandstand Lovers...yearbook pics - 11:03 PM
Alright all of you Bandstand lovers...do you have a picture of what YOU looked like from back then? I will admit, in the 60's I was jsut a twinkle in my mother's eye...but I DO love 50's music and recently did a duet to a 50's mix.
Sometime I'll have to post the video...but only when you are in for a good laugh!
