HGTV - 07:52 PM
At a listing appointment today I realized how wide spread the influence of HGTV is. The seller was asking several questions relating to what she had seen on HGTV. Some things didn't make sense to her:
    Are we obligated to sell if a ful price offer comes in? because on HGTV suggested listing at below asking price to solicit multiple offers.
    Were we going to have her throw out all of her furniture, take down wallpaper and repaint al the rooms? because on HGTv they had done that.
In some respects it's great to have our clients watch HGTV … (7 comments)

Rent vs buy - 07:55 PM
In our current market in St Petersburg, Florida, sometimes it makes more sense to rent rather than buying. A client today looked at a $560,000 condo that was offered for rent for $1,800. In looking into it further, between $700/month in condo fees and $1,000/mo in property taxes, the rent barely covered those expenses - with nothing going toward the cash invested in or the mortgage on the condo. In another situation, in a $1,500,000 condo, the condo fees and taxes are $3,000/mo and the rental is $3,500/month. Many people are now opting to rent for a while rather than buying.

Hyperventilating about localsim - 05:20 AM
Can someone lend me about 65000 points. I want to be numero uno in my community. Unfortunately I'm not. Sure, in my mind I am, however it doesn't line up with reality. I am bumbling and stumbling my way up the ladder. I'll get there in time. The bad news is I just turned 69. Just Another Example of Why Some of the "Lender Created Mess" Exists (A Fraud Saga) - 12:37 PM
I regularly receive emails from people asking for my assistance with short sales, loan modifications, etc. Since I'm a "real" loss mitigator and not one of those blue light special "I bought my *certification* with $1500 and a class" variety ... but I digress :)

Hillary Clinton's Bill: Millions for City Transit - 05:50 PM
 
NY1 reported Senator Hillary Clinton is pushing a bill that would send millions of dollars to the city for mass transit. The Saving Energy Through Public Transportation Act of 2008 would provide $1.7 billion over two years to systems across the country that show dramatic ridership increases. New York City would receive $237 million out of the pot for handling nearly one-third of the nation's transit passengers. Clinton says the funds would allow mass transit systems to lower fares and expand operations.

Downtown Columbus is a nice place to visit - 08:01 AM
Today in the Columbus Dispatch... an article about City Center the downtown Columbus mall that the city wrestled away from the company that was mismanaging the mall a year ago.
When I moved to Central Ohio in 1990 I loved City Center.  I lived in northwest Columbus just inside 270 and tried Northland and Westland and for me the only place to shop in Columbus was City Center.... I am not much of a mall shopper anymore... I was at Macy's at Polaris last night but did not make it out into the mall from the department store.

So my husband and I decided to plan a trip. Another annual- second honeymoon... This time... the sun, the ocean, a honeymoon suite!   What was I thinking?
Yes, I have to take my laptop and cell phone. I have listings...we all know the minute you go away-something happens. It's hard to write a blog that contains downbeat news. 2007 was just awful for real estate. And, 2008, I believe, will even be worse. Wow! How true.
This housing depression is almost as bad as the depression in the 1930’s. Some people feel it is worse!
According to RealtyTrac there are over 200,000 homes a month in the foreclosure process, and they expect that number to increase. By next summer we may have 2 million homes across the country in the foreclosure process.
