Imagine a $10,000 Mistake. OUCH! - 09:36 AM
Imagine, as a listing agent, showing up at a closing and having to explain to your seller that they are going to get $10,000 less than you told them they would. Imagine that the contract was as clear as could be but you assumed that the $10,000 down payment assistance in the special stipulations was the same as the $10,000 of seller paid closing costs on the front page of the contract. So instead of $10,000 in concessions that you explained to them, the seller actually had agreed to $20,000 in concessions. In the last few days two scams have come to my attention. Both involve individuals who are not licensed trying to sell real estate. Two days ago I got a call from a women who works at a building management company. She has an office at the building so individuals who walk in and are interested in buying or sellers who live in the building think that she is licensed and that it is legal for her to show and negotiate properties. We are in a buyer's market. A lot of properties that are on the market are getting many showings but not a lot of offers. Properties can sit on the market for a while in this market. When offers are presented on these properties I hear a lot of frustration on the part of the agent presenting the offer. Like they already know they are wasting their time. Yesterday I got a very long voice mail from one of these agents. This agent had a buyer who had seen a property seven months ago and had some interest but felt it (2 comments)

I am convinced - without a doubt - lenders do not know what they are looking for in a client. Under writing rules and guidelines seem to not only be changing daily but during the day as well. I am almost convinced that lenders do not want to lend money.
We have buyers! We have buyers with money down! We have buyers with strong credit scores! We don't have a lender that will finance these purchases! This week alone, we've had two situations where the lenders have come back multiple times, asking for more items or in Fiasco (8 comments)

I think I may be in big trouble! Sharon Simms mentioned Seth Godin's new site, "Tribes" a day or so ago. At that time I had also received my invitation but had not done anything with it. I finally got around to looking at it tonight - and, boy oh boy - sleep is going right out the window. Very similar to Active Rain, Triiibes is set up on the premise of just that - we all lead our own "tribes." Be it our family, our employees, our civic groups. We interact with tribal characteristics. Deadline Day...................... - 12:00 AM
Tomorrow is the deadline day. Those that wish to remain members of our board of realtors must have paid their dues by close of business today, paying tomorrow will result in late fees etc. So tomorrow becomes the day in which we find out how many of our fellow Realtors will continue as Realtors. I know that they may still continue as Real Estate Sales Agents, they just won't have MLS access. I am still feeling torn about the situation, I know that we have too many Realtors on our board. I love this time of year in the baseball season. Teams are gearing up for the pennant races and trades are made. There were some huge trades, Manny Ramiriez to the Dodgers, Ken Griffey to the White Sox, the back end of the Ramirez trade with Jason Bay going to the Red Sox. The Yankees adding Nady, Marte and Ivan Rodriguez. The Cubs adding Rich Hardin and the Brewers adding Sabathia. It is exciting! I love the Angels adding Mark Texiera to that line up. It should make for some exciting races down the stretch. I do think these trades should (3 comments)

I am reading the 8th Habit by Stephen R. Covey. I have less that 80 pages until I have finished reading it. I have read a lot of his other books. I love the 7 Habits book, and have tried to incorporate some of it into my life and business. The 8th Habit is really more about being a leader, but the sections that I have been devouring have been where he talks about listening, and communicating. I believe that if I can learn to use some of what he is teaching, I will work so much better with sellers and (11 comments)
Tampa Realtors Getting Nasty During Negotiations - 04:14 PM
I work in the Tampa Real Estate Market and I know for some agents, the market is tough for them. I look at it differently since I am a different kind of realtor. I learned Real Estate from a Technical Point of view being an engineer in the past so my real estate business is pretty busy. In either event, some of the negotiations that I have gone through have been heated on the other side of the negotiation. My day started off really crummy. After I booted up my Mac, I opened Parallels to check MLS. Staring me in the face was a screen asking me to reinstall Windows XP. See, this is why I despise Windows. Since I didn't have time to work myself up in lather over the reinstall, I booted up my PC laptop. It asked to verify Windows XP. Call me silly, but I see a pattern there. Perhaps I forgot to update something. I verified my Windows XP and, during the start-up phase, my screen turned into a bunch of scribbly lines. Shut (12 comments)
Freddie Mac ups incentives to stem foreclosures - 12:07 AM
Freddie Mac, the government-backed entity that buys mortgages on the secondary market to provide liquidity, is getting more aggressive in trying to slow down the foreclosure train on loans it owns. Evidently it feels it has to do more than what it has done thus far in order to minimize the damage. Its new initiative is to better reward workouts by mortgage servicers. When a home loan servicer completes a repayment plan with a distressed borrower Freddie Mac will compensate it $500, up from the previous $250. And loan modification payment goes up from the current $400 to $800. Compensation increases (12 comments)
