You can think what you want about this market but some very unique trends are emerging.  More so now than before.  Buyers are becoming "Walk Away" buyers.  Many times offers are tossed out to see if the seller will take it.  It has nothing to do with long term housing needs. 
Some of the choices are....that will work.  Many are looking short term which may be a real error in judgement.  That short term purchase of three to five years could end up being 10 or 15 in a home that "will work".

That term of straw buyer may not mean much to many newer agents....Phantom buyer may be a better term but both apply.
The foreclosure and short sale market brings out the best and worst in agents, lenders and buyers.  Making sure you are not part of the problem but instead part of the solution is key to whether you stay in the business or lose your license!

Want to save your credit?  Thinking foreclosure is your only way out?  Foreclosure is a grim prospect that many families are facing.  It does not mean you have to go into foreclosure.  You have choices.
Most people know very little about "Short Sales" or how to even figure out how to deak with their existing lender.  Let's be clear....lenders do not want your home.  A loan that is not performing or called "Non Performing loan" is one that the payments by the homeowner are no longer being paid.

Life's lessons can not always be fun.  But....that little three letter word can have a big impact on what you think is going to happen and what does happen.
Many times in talking with For Sale By Owners they have a misconception that using a Realtor costs them money.   Now did you notice the word "Misconception"....they see a commission fee and say hey....what is this nut talking about "Misconception".  People say, "if I pay it out it is gone and not mine.  Maybe?

Site Meter Preventing Blog From Opening - 08:28 AM
Not sure what happened but I have had Site Meter on all of my blogs for a very long while.  This morning when I tried to open my blogs, all of them, including Active Rain, I couldn't I got an error code that Internet Explorer "can not open this Internet site".  So, checking all of the possible causes that I could think of I finally found out that having Site Meter on my blogs was causing this error.  I deleted Site Meter and no more problem.

Used to Be Roaches, Now it's Bedbugs - 08:37 AM
One of my clients expressed concern about bedbugs and that she is really worried about them.  I have heard of the problem but didn't realize the extent of the issue and knew nothing about bedbugs, how they infiltrate a home, their life cycle and how to try to get rid of them.  Oh so many years ago I lived on the upper West Side of Manhattan.  Cockroaches were the bain of my existence then.  I lived in a brownstone on West 85th Street, a walk up.  My friends and I who were all just starting out lived with these bugs. We were … (10 comments)

Shared Listings, Are You Game? - 11:11 PM
ERA has announced a new arrangement between ERA.comand other Realogy brand Web sites. Specially, ERA listings will be posted on the web sites of Coldwell Banker, C21 and Better Homes and Gardens. The arrangement purports to increase traffic flow on the ERA web site, as well as the creation of additional leads for ERA agents. What are your thoughts on this arrangement, do you perceive a benefit?

Cubs win! Could this be the year? - 11:56 PM
I am not a huge baseball fan. I'll go on record on the world wide web to tell you - I don't really understand the game. You either hit the ball or you don't. I've been told there is more to it than this, but I just don't "get it."
But, being from the Chicago-land area, born and raised up there, I have a soft spot in my heart for the Chicago Cubs. They go through so much, year after year.
As of today, they are ahead of Milwaukee by 4 games, ahead of St. Louis by 5 games.

Traffic Jam in Land Park From I-5 - 04:53 PM
Warning. There are orange cones blocking lanes and work is still in progress on the ramp from southbound I-5 at the Biz 80 / Highway 50 interchange. When I headed out to Natomas from my home in Land Park this morning, I saw the cars lined up going in the opposite direction. I thought it would be cleared up by the time I returned four hours later, but it was still severely backed up.

No, this isn't being married for the second time.  It has to deal with marketing and confronting expired or cancelled listings. 
I started working with expired listings because - well, obviously that failed to sell.  I'm the Second Time Around Realtor who takes these listings, reinvents their appearance, gives them the sparkle that they need to draw the attention, to be honest with the sellers or for a better word "forthright" about the marketplace, what is happening, the rate of absorption, what it will take to get noticed, etc.

     In the last few years many of my clients have planned new "businesses" for their life after retirement. Sometimes it has been in an entirely new field, others it is a twist on their current profession such as limiting their hours and/or focusing on a specialty inside their field. These things vary from being a realtor, a temp doctor on cruise ships, to an interior decorator.
