How Fast is Your Market Moving? - 10:11 PM
We've been pretty blessed in Hawaii with our market.  Watching the markets slow in mainland U.S. we typically, and very loosely follow the coastal/resort California cities.  Yes we have been through some adjustments, especially as of late.  Some is related to the reduced buyer pool since lenders suddenly underwriting every loan that comes across their desk (most of those guys are gone).  Some buyers are experience loss of buying power (which many were told would happen as the mortgage market adjusted and subsequently is tryin to repair itself).  So for sellers the buying pool is now dwindling.

My Pet Peeve: "Approved" Short Sale - 05:20 PM
I see more and more listings everyday that claim the short sale is approved by the lender. This is simply not true. Sure you can have a deal that was approved fall through, however this doesn't mean that the lender will except another offer for the same price by a different buyer.
Case in point: Buyer A gets a short sale approved with 95% financing and the bank agrees to eat 100k. This buyer doesn't qualify after the package was sent and approved. Buyer B comes along but he has an all cash deal and can close quickly with no contingencies.

What a sham. I get so angry when the uppity keep cramming it down the throats of us poor folk. If you happen to be be blogging here on AR, then I hate to break the news to you but you are the latter. (At least I still haven't seen The Donald's blog yet)

Pet Peeve #2: Multiple Short Sale Offers - 06:16 PM
When you get multiple offers on your regular non-short sale listings, what do you and your seller think? I STRUCK GOLD! My home is the best yeehaw....wait Mr. Realtor, don't take it off the market yet we may get a better offer. What do think the bank thinks with multiple short sale offers? The only difference is the bank won't pick up the phone and tell you they are waiting for a better offer. They just wait and wait and wait.
While the clock ticks closer to foreclosure, Super Realtor with all the offers submitted wonders why none have been approved. … (9 comments)

Waipio Gentry Wins Little League World Series!!! - 09:14 PM
The amazing youngsters from Hawaii are the 2008 Little League World Series Champions!
How could they top the amazing game on Saturday where they entered the last inning down 5-1 to lake Charles, Louisiana.  The Hawaii team then put on a hitting clinic with a six run rally to win 7-5.  I was jumping out of my chair cheering.  It was better than watching the Olympics.
Well they found a way top that by beating Mexico 12-3 in the final game.  Good pitching and great hitting made the difference for them in the series.

Active Rain success story: buyers and your blogs - 09:23 AM
Two weeks ago as I was contacting a few clients one after the others I hit a wall. It didn't matter how positive the conversation was on the phone.I missed something. These are potential buyers who took the time to fill up their contact information either through AR or my personal web site. These days, and I don't blame them, they want either to work with an agent who has some experience with foreclosures and short sales or knows where the better deals are.

It happened- they stole the copper pipes - 01:44 PM
 I got a frantic call from my buyer.  She drove by the home we had under agreement & the door was ajar.
 She went in & to her horror the copper pipes have been stolen !
 Now we were suppose to close 2 weeks ago but it is a foreclosure & the title is not in banks name. 
 I have asked the selling agent for the bank to make repairs or my buyer has to cancel. I am awaiting reply.
Has anyone had this happen?
 What does the bank usually do ?

I just wrote a blog "Headline - Realtor Kills Road Worker" about nearly smushing a road worker while talking on my cellphone and it dawned on me (thanks to Tony) how I've done a lot more than just talk on the phone and write while driving. I hate to make light of the seriousness of this, but I think I will anyway ...

     Weird subject just now.  The National Democratic Convention begins today, the Olympics ended yesterday, and our mineature Dachsund (Pippy Squeak) finished second to the reigning champion at the Nevada State Fair in the Finals Qualifying Race on sunday afternoon.
     So why salvation?  Because there was a price and a value that's more important than the latest news or happenings.
     AGO -- Jesus gave us freedom from the consequences of sin...COMPLETELY!

What do you think your clients think your role as Real Estate Professional is...really?
They know you are employed to help them sell their home.  That is what you do.  They also expect you to be professional and know every aspect of their market where their property is located.
They also need counseling from time to time along with market updates...seems to be normal and accepted.  As we gain knowledge of our clients and their needs a transition takes place almost without notice.

Has your yard sign come up missing? - 11:52 AM
Have you ever had a client call and as for another Yard Sign?
I have had this more than once over the years.  Most of the time when a yard sign is missing it has been kids acting out.  The sign usually shows up on some unsuspecting neighbor's lawn a block or two away.  I have gotten the call...."Hey, what is your for sale sign doing in my yard"?  I explain and tell them thank you for calling I will be by to get it.
Sure it is an inconvenience but usually not a big deal.
