How Fast is Your Market Moving? - 10:11 PM
We've been pretty blessed in Hawaii with our market. Watching the markets slow in mainland U.S. we typically, and very loosely follow the coastal/resort California cities. Yes we have been through some adjustments, especially as of late. Some is related to the reduced buyer pool since lenders suddenly underwriting every loan that comes across their desk (most of those guys are gone). Some buyers are experience loss of buying power (which many were told would happen as the mortgage market adjusted and subsequently is tryin to repair itself). So for sellers the buying pool is now dwindling. Personally, a few of (0 comments)
My Pet Peeve: "Approved" Short Sale - 05:20 PM
I see more and more listings everyday that claim the short sale is approved by the lender. This is simply not true. Sure you can have a deal that was approved fall through, however this doesn't mean that the lender will except another offer for the same price by a different buyer. Case in point: Buyer A gets a short sale approved with 95% financing and the bank agrees to eat 100k. This buyer doesn't qualify after the package was sent and approved. Buyer B comes along but he has an all cash deal and can close quickly with no contingencies. (5 comments)
Hurrah! The government is going to Help - 05:58 PM
What a sham. I get so angry when the uppity keep cramming it down the throats of us poor folk. If you happen to be be blogging here on AR, then I hate to break the news to you but you are the latter. (At least I still haven't seen The Donald's blog yet) The rich SOB's just keep infusing the irresponsible banking industry with capital while the little guy gets stuck holding the bag. The argument maybe that the little guy was just as irresponsible so he should pay the price but where do I sign up for my billion (1 comments)
Pet Peeve #2: Multiple Short Sale Offers - 06:16 PM
When you get multiple offers on your regular non-short sale listings, what do you and your seller think? I STRUCK GOLD! My home is the best yeehaw....wait Mr. Realtor, don't take it off the market yet we may get a better offer. What do think the bank thinks with multiple short sale offers? The only difference is the bank won't pick up the phone and tell you they are waiting for a better offer. They just wait and wait and wait. While the clock ticks closer to foreclosure, Super Realtor with all the offers submitted wonders why none have been approved. (9 comments)
It Takes a MINUTE to Make Someones' Day by Feng Shui Long Island & New York - 10:07 PM
As a New York Feng Shui Consultant, I make suggestions all the time regarding peoples' private and personal spaces, their homes. I have learned to carefully phrase things so they don't come out sounding harsh or critical in any way. The power of the words we all speak is so strong and it stays with people for a very long time. You are remembered by your words and actions and I am careful to leave a good memory. I had stopped in my local 7-11 in Wantagh Long Island the other evening for a cup of coffee on my way to my temporary home. (38 comments)

Properties in this sought after section of Martin County are ranchette style with parcels typically ranging from two acres to over ten or more acres. The topography varies from open horse-friendly pastures to heavily wooded tracts offering privacy and seclusion. Palm City Farms offers the amenities of a more suburban environment yet provides a peacefull and tranquil setting with its exclusive equestrian ranchettes and country estates. Waipio Gentry Wins Little League World Series!!! - 09:14 PM
The amazing youngsters from Hawaii are the 2008 Little League World Series Champions! How could they top the amazing game on Saturday where they entered the last inning down 5-1 to lake Charles, Louisiana. The Hawaii team then put on a hitting clinic with a six run rally to win 7-5. I was jumping out of my chair cheering. It was better than watching the Olympics. Well they found a way top that by beating Mexico 12-3 in the final game. Good pitching and great hitting made the difference for them in the series. There were many great moments in the (15 comments)
Find the key to getting the most exposure for your real estate in the greater Lansing real estate market by talking to your agent about their Internet marketing plan for your house. The following questions, if answered properly will get your home the most exposure, which will generate traffic and interest. Top priority of course is pricing your home competitively based on recent sales. 1. Do you have a personal website, that syndicates out to other sites on the web? 2. What are those additional sites that my home will be marketed on? 3. If what fashion will you drive (0 comments)
Mortgage Market Update for week of August 24th - 08:37 PM
This week brings us the release of eight relevant economic releases for the bond market to watch. This will also be a shortened week in the bond market as a result of the Labor Day holiday next Monday. This makes it quite likely that we will see a fair amount of volatility in the financial markets this week, and therefore quite possibly mortgage rates.Tomorrow brings us the first piece of data for the markets to digest with July's Existing Home Sales. The National Association of Realtors will release this report, giving us a measurement of housing sector strength. It covers approximately (0 comments)
Being in the Google Top 10 Means Nothing - 11:31 AM
That's right, for all that work you put in optimizing your pages over the most competitive keywords, it means absolutely nothing. It doesn't matter if you are #1 and there are 3,000,000 more people behind you in the SERPs, it just doesn't mean anything at all. In fact it may give you bragging rights around town and may even feel good to say, but what is it actually doing for you? Before Matt Cutts and the other powers to be at Google stop reading (at least that is my wishful thinking that they are reading) here is what I am talking (66 comments)
Active Rain success story: buyers and your blogs - 09:23 AM
Two weeks ago as I was contacting a few clients one after the others I hit a wall. It didn't matter how positive the conversation was on the phone.I missed something. These are potential buyers who took the time to fill up their contact information either through AR or my personal web site. These days, and I don't blame them, they want either to work with an agent who has some experience with foreclosures and short sales or knows where the better deals are.

It happened- they stole the copper pipes - 01:44 PM
I got a frantic call from my buyer. She drove by the home we had under agreement & the door was ajar. She went in & to her horror the copper pipes have been stolen ! Now we were suppose to close 2 weeks ago but it is a foreclosure & the title is not in banks name. I have asked the selling agent for the bank to make repairs or my buyer has to cancel. I am awaiting reply. Has anyone had this happen? What does the bank usually do ? She should be able to get deposit back because (0 comments)
Headline - Realtor Kills Road Worker - 08:10 PM
Did your heart just skip a beat? Did you instantly think to yourself, "OMG, that could've been ME?" Now that I've gotten your attention ... That headline COULD have been about ME the other day! Before I tell you the rest of the story, first let me slow down your heartbeat a bit. My husband and I have joked for years about his own lack of "center line etiquette". When I scream and lunge for the wheel as he drifts over the center line, he calmly repeats his personal mantra, "That nice line they put on the road is only for (18 comments)
Things We Do While Driving ... - 09:11 PM
I just wrote a blog "Headline - Realtor Kills Road Worker" about nearly smushing a road worker while talking on my cellphone and it dawned on me (thanks to Tony) how I've done a lot more than just talk on the phone and write while driving. I hate to make light of the seriousness of this, but I think I will anyway ... Here's the start of my list ... Feel free to add to it! 1. Well, there's that "bird" thing. 2. Paint my nails. 3. Put on make-up. 4. Put on lip liner. (Way harder than just make-up!) 5. Comb my hair. 6. (40 comments)
Value of a Tablet PC in Baton Rouge Real Estate - 04:01 PM
Response to Debra Drummond who asked "Now that you've had it a few month, how do you like your HP Tablet PC? I'm thinking about getting one too. Do you use it to have clients sign PAs with a stylus?" Thanks Debra for reading my blog and asking questions. I'm enjoying my HP Tablet PC more and more now that I'm getting use to it. I have set up clients on Outlook and am able to send documents via Publisher or Word; and what makes transmission on the Tablet great is that I can personalize with features like handwritten notes on mls information, (24 comments)
Salvation for All Time: Ago, Now, and Hereafter! - 09:23 PM
Weird subject just now. The National Democratic Convention begins today, the Olympics ended yesterday, and our mineature Dachsund (Pippy Squeak) finished second to the reigning champion at the Nevada State Fair in the Finals Qualifying Race on sunday afternoon. So why salvation? Because there was a price and a value that's more important than the latest news or happenings. AGO -- Jesus gave us freedom from the consequences of sin...COMPLETELY! NOW -- salvation from the control of sins over our lives. We don't have to be controlled by the flesh when we stay in touch with God, recognize (10 comments)
What do clients think a real estate professionals role is to them? - 08:47 AM
What do you think your clients think your role as Real Estate Professional is...really? They know you are employed to help them sell their home. That is what you do. They also expect you to be professional and know every aspect of their market where their property is located. They also need counseling from time to time along with market updates...seems to be normal and accepted. As we gain knowledge of our clients and their needs a transition takes place almost without notice. Clients become more open, sometimes too open about personal issues. This is a trust factor. When they feel they (5 comments)
Has your yard sign come up missing? - 11:52 AM
Have you ever had a client call and as for another Yard Sign? I have had this more than once over the years. Most of the time when a yard sign is missing it has been kids acting out. The sign usually shows up on some unsuspecting neighbor's lawn a block or two away. I have gotten the call...."Hey, what is your for sale sign doing in my yard"? I explain and tell them thank you for calling I will be by to get it. Sure it is an inconvenience but usually not a big deal. Now when you get a (29 comments)
