Dueling Spouses, when you have a listing and neither spouse can see the goal. - 10:11 AM
It seems to be happening more and more these days.  When the economy tanks so does marriages and there is more than enough blame to go around.
I have just listed a couple different properties were the spouses are tangled in an emotional battle.  They could care less if the home actually sells and for how much as long as their former spouse gets nothing!
What's wrong with this picture?  It is simple...emotions can make for a very good opportunity to start over turn ugly.  In the two cases I am representing they just can not see the value of co-operation.  … (24 comments)

I am spending some time in beautiful northwest Montana and decided to take my grandson to my first ever state fair. Right before we left - as the sun was going down - and all the animals were just about asleep, we decided to take a last walk into the barn. The barn was full of prize winning livestock- adorable sheep and lambs and then there was the pig area.  Most of the pigs, sheep, and lambs were fast asleep but there was a total ruckus going on in the two pens above.

Access for Brokers to Show Your Home - 05:54 AM
If you are thinking of selling your home you will have a discussion with your Agent about how to provide access for showings.  The easier you make it for buyer's to see your home the more showings you will get.
In Westchester County our Multiple Listing Service uses the Sentrilock System.  Each member of the MLS has a card that is about the size of a credit card.  We have to "renew" this card every three days through a card reader.  The showings are recorded on this card which is encoded and when we renew it on the interenet it records … (5 comments)

It is that time of the year again, and as the commercial says, "It's the most wonderful time of the year." This time next week, all the kids will be ready for opening day on Tuesday, September 2nd.

Being Organized and Detail Oriented Can Keep You Focused, Even at Burning Man - 09:43 AM
I am a stickler for details -- some people might say it's anal to be obsessed with keeping paperwork organized and compartmentalized, but it's actually the way I keep myself sane. It's the decades-old former escrow officer in me, I suppose. All my real estate papers for each client are hole punched and secured to its respective section in a file folder. I can tell at a glance if I'm missing an important piece of paper.

Are Sellers Really Saving Any Money By Hiring a Discount Broker? - 03:38 PM
This poor seller from another state just called me to ask if she could hire me to handle her contract negotiations. Seems she has received an offer directly from an out-of-area selling agent on a home she owns in Midtown Sacramento. To save on the commission, a friend who "understands real estate" advised her to hire a discount broker to list her home. Now, this friend is out of town, and the seller has nobody to advise her.

Do you participate in your local board of Realtors? - 12:42 PM
Are you an active participant in your local board?  Why not?  In my opinion, it is important to be an active participant in your board.  Active participation gives you a voice and it also gives you a chance to network and build relationships with agents from outside companies.  I have served on the education committee and I have recently been elected to the Board of Directors. 
Many agents are concerned about the time investment and the impact on their business.  Many committees meet only one day a month for about an hour.  It is worth the time to get involved and … (2 comments)

Working With Expireds - 08:57 AM
I have been amazed at the one photo listings that have been expiring lately.  It isn't the fact that they have expired, but the fact that there is only one photo for the property and the stats show from NAR, my questioning the consumers, what the system is telling me and yet, these agents/Realtors continually put in one photo. 
One would think that they want to sell.  Possibly make some money to cover their costs for their license for the year?  I'm just baffled.

Ameridream and Nehemiah Downpayment Assistance Programs In Jeapordy - 01:26 PM

The Ameridream and Nehemiah seller-funded downpayment assistance programs are in jeapordy. They may be eliminated this fall unless Congress approves the FHA Seller-Financed Downpayment Reform and Risk-Based Pricing Authorization Act of 2008 (H.R. 6694).

Mortgage Rate Round-Up - August 23, 2008 - 01:28 PM

Rates dipped down for the second straight week despite the not-so-good news about inflation. Wholesale prices jumped 1.2 percent in July, much more than expected (and at the fastest pace since 1981). Normally, you would expect interest rates to rise on such news, but they didn't.
Despite the lower rates, mortgage applications fell to their lowest level in almost eight years. The Mortgage Bankers Association's index of loan applications was down 1.5 percent compared with the previous week, and was down 34.2 percent compared with the same week last year.

PALM BEACH GARDENS HOME SALES ARE UP WHILE PRICES CONTINUE TO DECLINE - 07:20 PM
Sales of single family homes in Palm Beach Gardens, West Palm Beach and throughout Palm Beach County increased slightly in July 2008 over sales a year ago, while prices continue to decline.
We had thought prices may have bottomed in May and June of 2008 as we saw a slight bump upwards in median home prices -- from $314,000 in April climbing to $330,000 in May and $334,300 in June.  But the median home price for July in Palm Beach County was just $291,300, a decline of about 13 percent from June.
