Are you an optimist? - 11:27 AM
I came across an interesting article online today from the Charlotte Observer. I like to consider myself an optimist, as challenging as that may be at times. The article is great in general, but also relate-able to me, and probably you, as it makes mention of the housing 'situation' that the nation is currently experiencing. I especially like the part about things being 'cyclic'. Enjoy.

Buyer Affordability--Lower Prices vs. Getting A Loan - 08:34 PM
The good news is that more buyers don't need as much annual income in order to qualify, but what about loan qualification? First of all, price drops are out there, especially with condos. If a condo is for you, this is the time to start examining your options. Right now, a qualified buyer could find a one-bedroom condominium in Belmont Heights for as low as $190,000 with dues at $252/month, and downtown prices start even lower at $75,000 for a studio with dues at $126/month. If you prefer a single family home, try a lovely 2 bedroom/1 bath home in Lakewood's … (2 comments)

SUMMER RECAP!
It has been an exciting and confusing summer for most people in regards to the markets, real estate, economy, gas prices you name it! A few facts:
Markets*:
• Yes, the DJIA (Dow Jones) is down 6.8% since Memorial Day, hitting its 52 week low July 15th.
• S & P 500 down 6.1% and NASDAQ down 1.2%
• The 10-Year Treasury yield has hit close to its lowest levels this quarter, hopefully inching the 30 year   fixed rate gradually lower.
• Fannie Mae and Freddie Mac stock dipped to lowest levels (FRE $2.26, FNM $3.53). Posting $14.9B … (5 comments)

This Just Smells of Dumb - 10:57 PM
Christiansburg's Town Council has approved the use of low speed vehicles on Town streets.
Just because the Commonwealth allows it, doesn't mean it makes it a good idea <insert sound of your Mother's voice here>.
They're called low-speed vehicles for a reason.  Putting them on streets with vehicles that travel at HIGH speed, when they have no exterior protection or safety features, is just asking for trouble.
Councilman Huppert has it right, I think, but why did he give in?

"... should the vehicles become a problem."  How will we determine that they're truly a problem?  When someone loses … (0 comments)

Think Recycling Doesn't Make a Difference? - 11:12 PM
Was sent this link by a reader.  The savings from paper alone are tremendous ... Recycling a ton of paper saves:
17 trees 275 pounds of sulphur 350 lbs of limestone 9,000 lbs of steam 60,000 gal of water 225 kilowatt hours 3.3 cubic yards of landfill space Do your part.  Reduce.  Reuse.  Recycle.

The Offer, the Inspection and the Money - 08:06 PM
In a recent post about Counting Chickens Before They're Hatched, I mentioned that I feeling pretty good about things until the inspection came along and had a lot of stuff on there that the Seller really hadn't expected.
Of course, the Seller had all their money tied up in the house and, to make matters even more interesting, the Sellers had moved out of the area and weren't planing on coming back.  So here we were with lots of little and not-so-little repair items, a Seller with no money (yet) and me facing the possibility of coordinating multiple  contractors to do … (9 comments)

Is there a New Law Prohibiting Bar B Que use in Condo Communities in California? - 11:47 AM
I have recently acquired a new first time home buyer. Mr. & Mrs. Buyer are currently renting an apartment. Their motivations for moving are rent increases and a new restriction that has been imposed on them by their landlord. Mrs. Buyer told me that they can no longer use a Bar B Que at their apartment because of a New Law that has been enacted.
Their concern is that this law will carry over to condominiums and town home communities as well. I have searched the CAR database and I have not been able to find anything about this. Do you have any knowledge of this?

Even Alan Greenspan Thinks So - 04:27 PM
Right now we are in a Different time…right? And like any rough time in our economy, being positive and truthful is necessary. Most of what you are hearing and seeing is negative and down right depressing. But I have to say, if you’ve been reading any of my blog entries [ come on, I know you have =) ], you will have noticed that there are a lot of positive things happening in the real estate market.
When was the last time that you could buy a home in Southern California at such a discount? And when was the last time … (4 comments)

Russian Roulette... With Fully Loaded Gun - 01:48 AM
One of the misunderstandings that I constantly ran into in the US is that Americans judge everything by their own standard. According to the Americans, we are all the same, and given equal opportunities, would behave the same, would cherish the same ideas and pray to the same gods.
There is practically nothing you can do to explain to the Americans that this is as far from the reality as it can only be. You mention corruption and you hear "Yes, our government is also corrupted", you say something about police brutality, and you hear "Yes, we know, we have it". You say … (7 comments)
