Localism against Trulia and Zillow COMBINED: Month 1 - 11:03 AM

Here are the month one results. In all honesty I expected the first month traffic for Localism to be a down month due to Google having to reindex the entire site.  Turns out I was wrong; Localism grew by over 50%!

But we still have a long ways to go.  Good thing both Trulia and Zillow shrank this month.

I will be the first one to say that I hate negative news and the media that just misleads you with negative news from one point of view. But what about the reality of it?

I'm back after my month long reprieve from work (yeah right!).  I actually felt my days were longer and more complicated than working! The month of July for me was catch up time...doing the things I haven't gotten around to in the last, oh 19 years!
One of my many projects goals was to organize some of the rooms, drawers, etc. in my house. This is something I actually do at work every couple of months, but I just don't seem to get around to it at home.

It's Your Reputation. Manage it. - 11:53 AM
Recent stories of "profile jacking" on Twitter point out the necessity for corporations to vigorously monitor their on-line reputation. The most notable of the recent stories is that of "Janet," an Exxon "employee" who began posting at the fake Twitter account called ExxonMobilCorp. Jeremiah Owyang has a great review of the Exxon Twitter debacle, and offers some advice to corporations and to the social mediasphere. And, of course, one of his pieces of advice is that "Companies must monitor their brand." Exxon clearly fell asleep on this one, and others have fallen asleep as well, including CNN and Seth Godin.

Homeowners Aren't Delusional, The Real Estate Business Is - 11:45 AM
Since Spencer over at Zillow has brought up the discussion of homeowners being delusional about the value of their homes, I propose the following question: Are they delusional? Or are we? Maybe there isn't a gap in reality and perception. Maybe the "value" of a property can be more than one number.
Does the current system of one number render that number meaningless? No, but it does lead to much confusion on the part of our clients. And confusion leads to distrust, something the real estate industry has spent years trying to snuff out.

Art and Linen: A Night Out in New Orleans (LOCALISM FEATURED) - 06:51 PM
This past Saturday, just like the first Saturday of every August, was White Linen Night in the Arts District of New Orleans. I haven't seen such a crowd for a long time and although the weather was hot, hot, hot, it didn't appear to keep anyone from coming out, cruising through the art galleries and enjoying food and drinks all along Julia Street.

I'm sure this blog is going to get lots of folks up in arms but I am tired of reading over and over again of how agents are refusing to WORK without:
1. an agency agreement
2.   a buyer prequalification letter

On Sunday I received a lead from my blog. The people told me they were interested in purchasing a condo at Century Village in Pembroke Pines. They were only going to be in town for a few days so I needed to set up some property to show them. Bob Stewart - ActiveRain (ActiveRain) is supposed to write on the topic of Creating Communities for Localism although I can imagine the bombardment with the LAND RUSH going on. I wanted to give my opinion on concerns that arose of diluting the communities and cities within our counties and creating our own niche market communities.
There have got to be rules too, right?

Unlike some bloggers I know, it takes me quite a bit of time to write a blog post. I tend to slave over my blog post with research, creation of graphics, and gathering links. I was often frustrated when I saw other bloggers be able to churn out multiple blog posts a week with little effort. But the more I thought about this, I began to wonder if it's actually a good thing. That is not intended to be just another 'neat slogan' or ad line...nor is it merely bad grammar or usage...nor is it but a 'play on words'...  
It is what describes what I do in business...

Foreclosures, Bank Owned, Short Sale, and REO in Idaho....What's the difference? - 12:22 AM
There is so much talk about Foreclosure, Short Sales, and Bank Owned properties, but in my day to day business, I've found that most people don't understand the difference between them all. Here is a brief overview.

I received an urgent email on Monday. A staging friend needed help on a big project, and I mean BIG!!! The job was two hours away, and I would have to spend the night. I thought about all I had going. Hmmm...NOTHING! I called her to let her know I was available for two days. Tuesday morning, I jumped into my trusty Jeep, glad that I had just had it serviced and new brakes put on, because I was headed into the mountains!

I'm concerned that you may be leaving the real estate business.
It's nice to feature neighborhood businesses, restaurants, events and the like from time to time. But, first and foremost, you are a real estate agent, or at least you used to be. Your job is to assist people in buying and selling homes. Your job is not to become a travel guide, local reporter or community spokesperson.

For the longest time I hadn't put a listing via Postlets on Activerain. I wanted to keep it to stories about my family and stories about real estate that related to buyers and sellers on how they could either save money or keep themselves from a lawsuit.
I have to admit though, last night that all changed and you will be seeing more of my listings on Activerain. Why the change? Well, while doing a search for Portland, Oregon, real estate, something popped up. It wasn't my post, but another agents post and they had a house to sell!

Laughing through a listing appointment ! - 11:07 AM
This was great. I went to my first listing appointment that was directly from my AR BLOG! WOO-HOO.
They called because they had interviewed two realtors, and weren't " feeling the love". They decided to go online and research, and lo and behold began reading my blog.
Fast forward...at the kitchen table...

Leave Those Cards in the Box & Get Those Ideas out - 10:14 AM
Business cards, business cards, we hand them out by the dozen. We buy boxes by the thousand, and truthfully, most vanish into that secret place all dead business all go  (much like those missing socks).
People take them without hesitation; they smile as you hand them to them as if they'll be your friend for life. They may even put them into their shirt pocket, only to later say a few unpleasant words when they find them still there after they have washed and dried that shirt (although not quite in pristine condition).

As is, where is, and without warranties are words I use on a daily basis. I know a thing or two about REO's and I find myself repeating these words over and over to agents to relay onto theor clients. This is a constant. Even when we are closing a REO deal I am still repeating these words on a daily basis to the buyers agent.

It seems that every day I hear something on the local news about something pertaining to Arkansas.
 Another great event coming out of Little Rock courtesy of the William J. Clinton Foundation entitled, "Healthy Schools Forum" in which 43 US schools were recognized for their efforts to improve on exercise and healthy eating programs in academia made the evening news yesterday.  2 schools from my area, Tampa, were recognized for their efforts.

Hurt feelings. - 09:18 PM
I see a lot of hurt feelings posted in these blogs.  Consumers think we get paid too much, Buyers are liars, don't people consider our feelings, we use lots of gas.
I'm sorry.  Sometimes my feelings get hurt, too.  But not usually from my clients.
I worked in retail sales for many years before becoming an agent.  I was a Garden Center professional, and also a Landscape Designer.  In general, Gardening clients are the best!  They are wanting to make their corner of the world prettier and more pleasant, and that is reflected in behavior.

When Satellite Radio first came out, I thought it was a scam to make people pay to listen to music that they can listen to for free on regular FM Radio...
A couple of years ago, I gave in and bought a Sirius Satelite Radio for my car as I hate commercials.  Satelite is great!  Barely any commercials, depending on the stations you're listening to, and if you don't like a song, you just move along to the next station as there's probably a 99% chance there is a song and not a commercial.

Chicago lawyer Mazen Asbahi, who was appointed volunteer national coordinator for Muslim American affairs by the Obama campaign on July 26, has resigned following revelations by the Wall Street Journal that he has connections with a fundamentalist Imam.

Jose Medellin was executed yesterday. Fifteen years ago he was convicted of participating in the gang rape, beating and strangling of Elizabeth Pena, 16, and Jennifer Ertman, 14. The residential neighborhood around Barton Springs which is now called Barton Hills is one of the earliest settlements in the Austin area, and the community was originally a small town itself. Medford Lakes NJ Canoe Carnival 2008 - Update! - 01:53 PM
Medford Lakes enjoyed another successful Canoe Carnival for 2008 this past weekend.  As always it was a great time for the community, families and friends to celebrate the uniqueness that's Medford Lakes.There had originally been weather reports calling for showers in the evening, but the historical trend in Medford Lakes of no rain on the first Saturday in August was once again upheld.  The the festivities went off without any rain, dispite threatening clouds during the day, and even providing a beautiful sunset of the lake.
