Interested in Helping Foreclosure Pets? - 01:55 AM
A few weeks ago we posted about pets being left behind in foreclosures. Many of you commented on this about how sad it is. It is very sad and apparently the problem is happening more and more. Here is an upcoming event that might be of interest to those in the Phoenix area who love animals and have the time and space to offer any assistance for abandoned animals. The Arizona Chapter National Safety Council is planning to hold a course to prepare volunteers who are interested in serving as emergency shelters for displaced animals. College Greens / Rosemont Housing Market Stats for 95826 - 11:59 AM

Here are the housing market stats for August, 2008, in ZIP 95826, which encompasses College Greens and Rosemont.
You can see that inventory has fallen 65% from a high of 190 in September of 2007. Yet pending sales and closed sales have risen over the past 15 months. If inventory continues to drop, that could push prices higher. Much of the activity in the market in 95826 has been due to REOs and short sales. A flood of bank-owned homes could drive prices down, but if inventory doesn't increase, we could see home prices rise in College Greens and Rosemont.

Holy Crap, What the Hell Happened with the Membership? - 09:18 PM
I remember the old days, coming online to Active Rain and finding 50,000 members and a thousand online. Then, the membership jumped to 90,000, but still, on any given day, there were maybe 2,000 or 3,000 online. Yowza. Tonight, I see members of 109,401 and 31,535 online. What the hell happened? How did 30% of the members suddenly decide it was a good idea to participate? What is Active Rain doing differently? Whatever it is, I hope it continues.

It was a small sign that caught my eye on my way to the Woodland Mall in Grand Rapids, MI.  I wondered what it meant...Talking Books?  Eventually, my curiosity got the better of me, and I pulled my car into the parking lot of the small strip mall.  Although I was an avid lover of books, I had never seen anything like this. Row upon row of audio books on every subject imaginable filled the racks of the store.

We got word today that a new mortgagee letter was issued by FHA. FHA will be ringing in the new year with a new down payment requirement. The current minimum down payment is 3% and that will increase to 3.5% as of January 1st.

Need a Night Out?  Sure you do! And that night should be Tuesday, October 7th.  National Night Out brings neighorhoods together to fight crime and increase communiity awareness through police-community partnerships. It is celebrating its 25th anniversary this year.
In conjunction with National Night Out, the Midway Meadows subdivision in Addison Texas is having a neighborhood get-together at Dome Park (corner of Dome and Sherlock) from 6:30-7:30 pm.  Come meet your neighbors, visit with the police and fire fighters, and eat some ice cream.
Light appetizers will be provided by Jane and Franceso Secchi (owners of Ferarri's restaurant).  They live in the subdivision.

Bond Money Now Available in Louisiana! - 03:26 PM
The last issue of the year is now available.  This is a State Bond Issue which means it can be used in any of the 64 parishes.    The bond will allow you to buy a home at a reduced interest rate and will give you 4% of the sales price to use towards your closing cost/down payment.  Most of my bond buyers chose the FHA  (3% down payment) or the Rural Developement (no down payment)  and the 4% assistance covers most of the closing cost and prepaid items.  Typically my buyers do not bring any money to the closing table!
