What do Economists Think of The Proposed Bailout? - 01:57 PM
One of the most troubling aspects of the debate going on through the weekend over the proposed bailout bill is not a single independent economist or financial expert has been brought into testify in front of Congress or The Senate.  True, they brought in Warren Buffet to testify the financial system was going to collapse without it to their closed door meeting last night.  I would argue he's far from independent given he just invested $5B in Goldman Sachs last week (why would he do this is the system was in threat of imminent collapse?), has written nearly $5B in credit … (7 comments)

Someone in Congress is Pissed and Taking a Stand - 02:15 PM
Probably the most vocal and influential critic of the bailout plan being debated this weekend has been Rep. McCotter of Michigan. Great interview/rant...
"Let me put this in the simplistic terms for people like me to understand. Now the Wall-Street crony capitalist have put a 700-pound billion dollar bag of dung on taxpayers doorsteps, rung the bell, and expect you to thank them when you answer it. I think the American people will think otherwise. "

The WaMu Seizure and Capital Market Consequences - 05:01 PM
Outside of the bailout bill currently under debate probably the biggest news last week was the failure of the largest thrift in our nation, Seattle based Washington Mutual.  On Thursday, the FDIC took the step of seizing WaMu due to them being vastly under-capitalized.  The deposits and some other assets were firesaled to JP Morgan for $1.9B, depositors were protected while both stock and bond holders were declared wiped out. This represents a marked difference from how previous bank failures have been handled by the FDIC, a change to the game plan if you will.  Not withstanding he potential sweet deal … (6 comments)

Sunday Bailout Update - Pretty Much a Done Deal - 10:48 PM
The last remaining significant resistance in Congress and the Senate has appears to have crumbled tonight and party leaders announced that they believe that the bailout is a done deal with voting in the house starting tomorrow.  At 9:00 EST the Treasury department held a conference call with primary dealers to fill them in on the details and discuss implementation of the plan.  According to reports from someone present on the call the treasury was very pleased with the final bill in that they got their money, with no real checks on their control and only token oversight.  It was admitted … (19 comments)

What does it mean when Somebody Else's "For Sale" sign comes up across the street from your house? - 03:22 PM

 
It could mean that you haven't prospected your neighbors enough.  It could mean that the sellers have previous agents they are loyal to. 
It could mean that you should go across the street and meet the agents!  This could be very profitable because you may wish to hold an open house for them--particularly in this case since the agents listing the home live over 40 miles away!
And, if they are pretty successful agents--you may wish to invite them to join Active Rain!

Thinking of Buying a Co-op or Condo? Get a look at their Board Meeting Minutes ASAP! - 03:43 PM

It is a very good idea to look at the co-op or condo board meeting minutes as soon as you are thinking you maybe interested in a property.  That way, you can find out what the association is looking at in the way of repairs which could mean some very expensive special assessments.  You can also see how the reserves look and how well run the association is run.

Orange County Short Sale and REO property deceptive advertising? - 01:58 AM
Why is that some agents advertising Orange County, Ca Short Sale and REO listings feel they can advertise by almost any means possible even though some of it could be perceived as deceptive advertising? Have some agents come to the point that they are doing so little business that they need to take the "low road" and justify bending the rules, yet think they are ethical in doing so? Maybe I am naive in thinking that things should be done so as to reflect a professional image to your client and peers. Here are some of the things I have seen in the last couple of weeks that caught my attention:

My salute to Bucs' kicker, Matt Bryant - 11:41 PM
As with every home game for the Tampa Bay Buccaneers, I was in my seat today. And today was a good day as I watched Pack QB, Aaron Rodgers exposed for the rookie he truly is even though he is in his fourth year.
The Bucs won, but that was almost the side plot today because we had Matt Bryant.
If you are not yet a parent I really don't think you can truly understand what happened. I don't mean that to be rude, but I don't think non parents even understand what the word "worry" truly means.

Waiting for rent checks...AAARRRGGGHHHH! - 08:46 AM
 I have several agents that handle rentals just to survive in this market, and I am amazed at how long these rent checks are taking the other local brokers to process.  I have an agent that closed a deal 5 weeks ago and has yet to recieve her part of the rental commission!   It seems the bigger franchises are the worse! 
Five weeks???  Come on Brokers! 
GET A CLUE..LET ME TELL YOU HOW TO HELP YOUR AGENTS GET PAID IN 2 DAYS!

The Historic Community of Gruene, Texas - 07:01 AM
The historic community of Gruene, Texas was founded by German immigrants Ernst and Antoinette Gruene in 1849. The Gruene family, including their two sons had immigrated to New Braunfels in 1845, but land was scarce, so Ernst Gruene moved his family down the river and built them a home in the German style of fach werk, and the city of Gruene got its start.

Mortgage Interest Rates Move Up After Historic Fall - 07:08 AM
For the two weeks after the government takeover of Freddie Mac and Fannie Mae we saw a historic drop in mortgage interest rates. In fact it was the largest two week drop since 1995. This was after rates had been gradually falling for the previous two months on rumors of the takeover. After the large drop, this week we saw rates increase pretty much across the board. Most fixed mortgage products did not see rates increase to the rates we saw two weeks ago; nonetheless the increases were pretty substantial.
