Attending last week’s RISMedia Leadership Conference in New York gave me a much better understanding of the difficult position agents and brokers are in regarding making decisions on their marketing spend. New technology, although proving effective, has added increased complexity to the decision making process. How does an agent/broker know if a technology is worth the money and (sometimes more importantly) time investment in a new marketing technology? The unfortunate thing is there really is no formula for determining whether a technology is going to be worth your while. As someone who has been in digital marketing for about 15 (41 comments)
Mortgage Pro Week in Review for 9/1/2008 - 9/7/2008 - 07:58 PM
I was honored when Jeff Belonger asked me to write this week's Mortgage Pro Week in Review (Sept. 1-7, 2008). With the week selected drawing to a close, the biggest news to hit the airwaves was released as Fannie Mae and Freddie Mac were essentially taken over by the government, a move long time coming, I am going to leave those posts for Tom Burris to handle in next week's week in review as there should be plenty of good ones if you mortgage pros are up to it. I did a mortgage week in review a long time ago and (14 comments)
EVERYTHING is such challenge these days.... I just wanna pack up my toys and go home Part 1 - 02:40 PM
I just feel like I am at the end of my rope. You know how things just seem to pile up and then WHAM - one last item happens and you feel like you snapped. Well, that's sure where I am at today. The struggle to earn a reasonable income has been going on in the market now for well over a year, going on two. My mantra has been: Work Harder. Work Smarter. Believe in the law of attraction, think good things will come and they appear. Every day say "I love money and money loves me", etc. So I have (147 comments)
How to SuperCharge Your Activerain Blog With Feedburner (Part 2) - 08:00 PM
Disclaimer: You don't necessarily have to have an Activerain blog to apply these principals. In my last post, I reviewed the basic concept of RSS and how it can be used as a syndication tool. Alot of people use RSS readers, or have signed up to RSS via email without even knowing it... but many people don't seem to grasp the value of being an RSS publisher. If you have a blog, you ARE an RSS publisher whether you knew it or not! If you don't have a solid understanding of RSS, don't know how to find your own feed, or (76 comments)
Are You in this for the Long Haul? (Or are you planning to quit in six months?) - 01:39 PM
Last week, Janie Coffey hosted a teleconference for the participants of my Savvy Prospector program about the magic of niche marketing. I was spellbound by the material and it really made me think about how this business works... Back to Janie in a sec. We're all looking for a magic bullet, myself included. While I know I'll have a mortgage payment due NEXT October, I'm far more concerned with the one due in 25 days, the one due in 55 days and the one due in 85 days. But you know what? Next October will be here before you know it, and (68 comments)
New Agents Working With Buyers: It Takes A Commitment - 05:45 PM
Working with buyers is difficult. It's no wonder most real estate agents would rather list homes and avoid spending a lot of time dealing with buyers. Home buyers are demanding, fickle, sometimes emotional, sometimes unrealistic, but always there waiting for an agent to help them. Even though many home buyers think they want to do it alone, I've found most eventually ask a Realtor for help. They may not want a contractual relationship with a buyer agent, but they want assistance. Many have gone from listing agent to listing agent and they are tired of looking for homes that way, so (27 comments)
ActiveRain Week in Review - 8/31/08 - 9/7/08 - 12:12 AM
It was a Monday morning like most Monday mornings...EXCEPT that the sun was shining a little brighter, and the birds were singing 'Who Let the Dogs Out' by BAHA MEN! Had I not given up coffee two days earlier, I probably would have known that it was going to be a really, special day...a day like none before and none since. At 12:37pm, (I remember the moment as if it were only a week ago) I received an email from Mr. Neal Bloom (himself)...inviting me to do the ActiveRain Week in Review for 8/31/2008 - 9/7/2007. Well...I tell ya that I felt as (58 comments)
Everyone and Their Cousin is a REALTOR -- Is That Really True? It Might Be in Some States! - 12:03 AM
How's business in your town? In your city? In your state? Do you feel like your area is saturated with REALTORS? During the height of the real estate frenzy about 3 years ago, I often heard people saying "Everyone and their cousin is a REALTOR!" Back then, I heard stories about full-time car mechanics getting a real estate license so they could sell a home on the side after changing filters and rotating tires all day. Lots of people entered the business. Many for a quick buck. Nobody needs to tell you that the real estate market has changed. Gone are (76 comments)
Captain Jack's ~ You'd Better Come Hungry ~Sunset Beach, CA (LOCALISM FEATURED) - 12:05 AM
If you live in So Cal you may have experienced Captain Jack's Restaurant in the OC, it's one of my favorites at the beach. Sunset Beach is a small oceanfront community in Orange County, between Huntington Beach (Surf City USA) and Seal Beach. It's one of those places that's known not only for great food, but as you can see on the right it's also about big food! This is a regular cut prime rib, on their menu. Can you even imagine tackling something this size? It's about two pounds! A couple of nights ago we celebrated a birthday at Captain Jack's, it (40 comments)

Oh where are my agents today? - 05:45 PM
First the hotels start charging an "energy surcharge", then the airlines and now...real estate agents don't come to the office for meetings and floor duty because "it costs too much in gas to drive to the office." I think I've made it too easy to be an agent with my brokerage. I've provided internet e-mail access, I've provided direct access lines (find me/fax me anywhere), and an on-line forms library. Why should an agent come to the office when they can get everything they want from the comfort of being pool-side while waiting for the phone to ring (fortunately for them, (73 comments)
How about a little Common Courtesy for not showing my listing!?! - 01:36 PM
Many of my listings are owner occupied and require calling the seller before the property can be shown. So, I contact my sellers and share that Mrs, Buyers Agent will be there today between 1-3 to show their property to some buyers. Immediately after I hang up with my sellers I know they are rushing like mad to make sure the home is in pristine showing condition because this might "Be the One!" and they want to have things perfect. The sellers follow my tips to make the home more appealing by opening all the blinds, turning on all the lights, (56 comments)
How Blogging is the ULTIMATE advertising and SEO to 10,000 people ~ Amazing Results! #1 Google - 05:13 PM
I would have to pay a small fortune to get this kind of advertising! I wrote an article here on Active Rain about a local Holiday event that over 10,000 will attend and within 1 day I was #1, #2 and #6 on Google. The amazing thing is the official website for Junior League is #3 on Google!!!!!!!!!!!!! We have an event coming up here in The Woodlands, Texas in a few months that over 10,000 people will visit. Holiday Market is the major fund raiser for the Junior League of North Harris and South Montgomery Counties. This is a fabulous event with some of the (53 comments)
Have You Ever Gone To An Open House That Was Over Before It Was Over? Yesterday I was reading through the Open Houses in the real estate section of my local newspaper and noticed that the home across the street from where I live was going to be open from 12 p.m. to 2 p.m. today. Since I had no plans for the day I thought I’d keep an eye on the how much activity this open house would bring. The agents (husband & wife team) arrived at around 11:45 a.m. put up their open housesign and balloons in front (55 comments)
I know this is an old subject, but bare with me here.... or "bear" with me! (thanks Alan)How many times have you had a client call to inform you that agents previewing or showing their home have left lights on and/or doors unlocked, sometimes even open? We are trusted to access and bring strangers into people's homes and we can't remember to turn off the lights & lock the doors? Really? I do not feel at liberty to say much about it to the showing agents as he/she might be the agent with "our buyer"! Lately this has become quite the problem for me. (43 comments)
The POWER of SOI & "Non" Salesmanship - 12:06 AM
Today I had a wonderful afternoon with new clients. Before going out with them they of course signed the Consumer Notice and I also had them sign a Non-Exclusive Buyer Agency. We use non-Exclusives because we do not believe in forcing buyers to use us if they don't like us.I explained to my then customers that it protects them with my loyalties as a buyer agent, but it also serves to protect me should we decide not to work together after today but they would like to buy a house I show them. The NEBA covers just today and just what we (41 comments)
Active Rain A Place For People With Color! - 02:30 PM
Think of the invention of color television and how it changed the way we saw things. It allowed us to see the red in the rocks of The Grand Canyon, even if we had never been there. Active Rain is much like color TV. It allows us as professionals to see the world of Real Estate through the eyes of thousands. Touching Lives One Person At A Time-My Legacy Online - 07:42 AM
Have you ever reflected on the game of life, not the board game but the journey we all go through? With bumps and forks all the way..I know one thing...no one ever promised me a rose garden! For me there is little to blame...because really as we age...we tend to get smarter...and wiser..and a little more tolerant.
Some people go the opposite direction...blaming everyone else for the world's problems... Narrow minded... ignorant..much more critical...and most of all bitter...and do nothing...absolutely nothing.. Well except create a little noise in our terrible...terrible world. The history of the Daytona Beach Area Association of REALTORS can be traced back as far a 1922. It was in 1922 the Daytona Beach area received its charter from the national and state governing bodies. With less than 20 members they struggled on the same issues that we face today. Attracting industry, yes we need commerce desperately, promoting tourism.. Yes we still are known for the World's Most Famous Beach and the most important issue then and still remains.. To improve the quality of life for our residents. Although we have our trials and tribulations right now.. (6 comments)
Waking Up to 300,000 Points- Thank you ActiveRain! - 07:21 AM
I woke up this morning with more than 300,000 points! I remember when I hit 100,000. That took forever! Things weren't as competitive back then. Nowadays, those points are like gold and people will do whatever it takes to pass someone, which means I have to stay on my game as well. I joined Active Rain back in the Spring of 2006. I had never heard of it before as it had only launched a couple of weeks earlier, and apparently only 470 other people had heard of it because I'm member number 471. I'm Looking for a New Lender to Add to my Bag of Business - 01:22 PM
Who wants to earn my future business by doing my personal loan for free? By FREE, I mean, don't charge me any "junk" fees and don't tack on frivolous fees into my rate. I understand there is the cost of doing business, but when you're charging a processing, administration, application, underwriting, warehouse, and broker fee all in the same transaction, as I have been seeing lately, you're not going to get my business or my clients. I'm buying a brand new home, but I was also smart enough to write into the contract that I could use my own lender without (84 comments)
ActiveRain Membership Surpasses the Number of RE/MAX Associates - 09:31 PM
A few days ago, a HUGE milestone was hit. ActiveRain's membership actually surpassed the total number of agents that are associated with RE/MAX. RE/MAX has 107,093 membersin 6995 offices in more than 65 countries (I just happened to be on their main site this evening looking at stuff pertaining to my move). I'm not sure how many countries ActiveRain is in, but I think it's still just the U.S. and Canada, and we're sitting pretty at 107,975 members. I love that I have associated myself with two top dogs in this industry. What makes the numbers interesting is that RE/MAX is in several (14 comments)
McCain takes ten point lead in latest poll! - 08:34 AM
In all the polls today John McCain is now showing a significant lead over his rival Barack Obama. The most dramatic of these is USA Today which shows McCain on 54 and Obama on 44. In an earlier poll by Zogby, McCain is showing 50% and Obama 46%, but that was taken before McCain's acceptance speech was worked into the numbers. There is no doubt that the bounce from the convention was greater for McCain than Obama. Even Gallup has McCain up by four points now. This all comes about following TV ratings whioch showed that the Republican convention received more (30 comments)
Baby Shower Fun - 4 More Weeks to Go! - 03:32 PM
Yesterday my mother and James threw me a wonderful baby shower for our new baby Hailey Grace due in 4 more weeks. We had a great time with lots of laughs, food and great gifts. We're all excited to meet the new baby girl, as most of you may know, James and I have 3 boys and this will be our first daughter. It seems like these last few weeks have been dragging by, I'm tired but too uncomfortable to sleep and don't have enough energy to get out with all of the boys that often. Trip to the New Hampshire White Mountains - 06:25 PM
Last week James and I took the boys on a trip to the white mountains in New Hampshire. We stayed at a VERY kid friendly hotel called the North Conway Grand Hotel. There was a great breakfast buffet each morning (kids eat FREE) and several outdoor and indoor pools for the kids to enjoy. We spent a day at Storyland, one at Clarks Trading Post and another at Mt. Washington for half and Lost River Gorge for the other half. It was a nice little getaway and only took 1 tank of gas for the round trip. There is definitely something (1 comments)
One Year Warranty Inspections - 12:26 PM
Sizing up Your Structure: You’ve been in your new home now for all four of the seasons; you may have learned about a leak in the basement during the winter or a sticky window during the spring, but what other issues might you have missed? New homes are often plagued with structural defects and flaws in construction – both minor and major – that slowly come to light during the first year of occupancy. A professional inspection of your new home while it is still under warranty can help you find and address many of these issues at a minimal cost (0 comments)
Cape Hatteras ORV Beach Access Update - 03:39 PM
It looks like the negotiating committee for the ORV Beach Access Management Plan is getting back to the table this week. The 2 sides to the long battle over who will manage the Cape Hatteras National Seashore have once again decided that more talks are needed to try and come up with a solution to the current court mandated access plan. The meeting will held in Avon today and while most of the locals here on the Outer Banks pray that our local representatives can work their magic to get the current plan overturned, many are not that optimistic. Fannie Mae And Freddie Mac Takeover: What Does It Mean? - 12:33 AM
So on Friday it was leaked that the government is taking over Freddie Mac and Fannie Mae. On Sunday it was official. Freddie Mac and Fannie Mae have now been taken over by the federal government. But what does it mean for the real estate market, mortgage interest rates, and the US economy. First let's look at what it means for mortgage rates. I would expect that the government takeover will result in lower mortgage rates, possibly a full point lower. Why? Basically the Fed has been struggling to lower mortgage rates for the last year in an attempt to (13 comments)
