Attending last week’s RISMedia Leadership Conference in New York gave me a much better understanding of the difficult position agents and brokers are in regarding making decisions on their marketing spend.  New technology, although proving effective, has added increased complexity to the decision making process.  How does an agent/broker know if a technology is worth the money and (sometimes more importantly) time investment in a new marketing technology?

I just feel like I am at the end of my rope.  You know how things just seem to pile up and then WHAM  - one last item happens and you feel like you snapped.
Well, that's sure where I am at today.  The struggle to earn a reasonable income has been going on in the market now for well over a year, going on two. 
My mantra has been:
Work Harder.
Work Smarter.

Working with buyers is difficult. It's no wonder most real estate agents would rather list homes and avoid spending a lot of time dealing with buyers. Home buyers are demanding, fickle, sometimes emotional, sometimes unrealistic, but always there waiting for an agent to help them.
Even though many home buyers think they want to do it alone, I've found most eventually ask a Realtor for help. They may not want a contractual relationship with a buyer agent, but they want assistance.

Everyone and Their Cousin is a REALTOR -- Is That Really True? It Might Be in Some States! - 12:03 AM
How's business in your town?  In your city?  In your state?
Do you feel like your area is saturated with REALTORS?  During the height of the real estate frenzy about 3 years ago, I often heard people saying "Everyone and their cousin is a REALTOR!"  Back then, I heard stories about full-time car mechanics getting a real estate license so they could sell a home on the side after changing filters and rotating tires all day.  Lots of people entered the business.  Many for a quick buck.
Nobody needs to tell you that the real estate market has changed.

Captain Jack's ~ You'd Better Come Hungry ~Sunset Beach, CA (LOCALISM FEATURED) - 12:05 AM
If you live in So Cal you may have experienced Captain Jack's Restaurant in the OC, it's one of my favorites at the beach.  Sunset Beach is a small oceanfront community in Orange County, between Huntington Beach (Surf City USA) and Seal Beach.
It's one of those places that's known not only for great food, but as you can see on the right it's also about big food! This is a regular cut prime rib, on their menu. Can you even imagine tackling something this size? It's about two pounds!

Oh where are my agents today? - 05:45 PM
First the hotels start charging an "energy surcharge", then the airlines and now...real estate agents don't come to the office for meetings and floor duty because "it costs too much in gas to drive to the office."
I think I've made it too easy to be an agent with my brokerage.  I've provided internet e-mail access, I've provided direct access lines (find me/fax me anywhere), and an on-line forms library. Many of my listings are owner occupied and require calling the seller before the property can be shown.  So, I contact my sellers and share that Mrs, Buyers Agent will be there today between 1-3 to show their property to some buyers.
Immediately after I hang up with my sellers I know they are rushing like mad to make sure the home is in pristine showing condition because this might "Be the One!" and they want to have things perfect. I know this is an old subject, but bare with me here.... or "bear" with me! (thanks Alan)How many times have you had a client call to inform you that agents previewing or showing their home have left lights on and/or doors unlocked, sometimes even open? We are trusted to access and bring strangers into people's homes and we can't remember to turn off the lights & lock the doors?  Really?

Today I had a wonderful afternoon with new clients.Before going out with them they of course signed the Consumer Notice and I also had them sign a Non-Exclusive Buyer Agency. Waking Up to 300,000 Points- Thank you ActiveRain! - 07:21 AM
I woke up this morning with more than 300,000 points!  I remember when I hit 100,000.  That took forever!  Things weren't as competitive back then.  Nowadays, those points are like gold and people will do whatever it takes to pass someone, which means I have to stay on my game as well.

Who wants to earn my future business by doing my personal loan for free?

ActiveRain Membership Surpasses the Number of RE/MAX Associates - 09:31 PM
A few days ago, a HUGE milestone was hit.  ActiveRain's membership actually surpassed the total number of agents that are associated with RE/MAX. 
RE/MAX has 107,093 membersin 6995 offices in more than 65 countries (I just happened to be on their main site this evening looking at stuff pertaining to my move).  I'm not sure how many countries ActiveRain is in, but I think it's still just the U.S. and Canada, and we're sitting pretty at 107,975 members.
I love that I have associated myself with two top dogs in this industry.

McCain takes ten point lead in latest poll! - 08:34 AM
In all the polls today John McCain is now showing a significant lead over his rival Barack Obama.
The most dramatic of these is USA Today which shows McCain on 54 and Obama on 44.
In an earlier poll by Zogby, McCain is showing  50% and Obama 46%, but that was taken before McCain's acceptance speech was worked into the numbers.
There is no doubt that the bounce from the convention was greater for McCain than Obama.
Even Gallup has McCain up by four points now.

Yesterday my mother and James threw me a wonderful baby shower for our new baby Hailey Grace due in 4 more weeks.  We had a great time with lots of laughs, food and great gifts.  We're all excited to meet the new baby girl, as most of you may know, James and I have 3 boys and this will be our first daughter.  It seems like these last few weeks have been dragging by, I'm tired but too uncomfortable to sleep and don't have enough energy to get out with all of the boys that often.  I'm having a hard time … (5 comments)

Trip to the New Hampshire White Mountains - 06:25 PM
Last week James and I took the boys on a trip to the white mountains in New Hampshire.  We stayed at a VERY kid friendly hotel called the North Conway Grand Hotel.  There was a great breakfast buffet each morning (kids eat FREE) and several outdoor and indoor pools for the kids to enjoy.  We spent a day at Storyland, one at Clarks Trading Post and another at Mt. Cape Hatteras ORV Beach Access Update - 03:39 PM
It looks like the negotiating committee for the ORV Beach Access Management Plan is getting back to the table this week. The 2 sides to the long battle over who will manage the Cape Hatteras National Seashore have once again decided that more talks are needed to try and come up with a solution to the current court mandated access plan. The meeting will held in Avon today and while most of the locals here on the Outer Banks pray that our local representatives can work their magic to get the current plan overturned, many are not that optimistic.

So on Friday it was leaked that the government is taking over Freddie Mac and Fannie Mae. On Sunday it was official. Freddie Mac and Fannie Mae have now been taken over by the federal government. But what does it mean for the real estate market, mortgage interest rates, and the US economy.
