A great deal for the Honolulu Star Bulletin - 12:57 PM
I got a call from the Honolulu Star Bulletin the other night.  Ho hum, another telemarketer trying to sell me something I don't need.  Wait - this was a good deal!  She said I could get a one-year subscription to the Honolulu Star Bulletin (including Sundays) for $50!
Oahu's most popular newspaper is the Honolulu Advertiser, which I've subscribed to for decades. Could I handle the change?
Here are some differences:
- The Honolulu Advertiser is delivered early in the morning.  The Star Bulletin is delivered in the afternoon, except on weekends, when it's delivered in the morning.

Fixing or replacing your fence in Hawaii? - 03:16 PM
A customer asked me about the requirements for repairing a fence.  They own an older house in Kailua and a portion of the fence fell down during one our December (2008) storms.  I had a general idea, however I checked with a contractor to make sure my advice was accurate.
Cy at Hawaii Gate and Garden (808) 955-3258 was very helpful.  I had not met him before and he was willing to spend a few minutes with me even if it didn't generate an immediate sale.
Here's what I learned:
- Technically, any work costing over $1,000 requires a building permit.

Do You Know all the Changes to the Code of Ethics - 02:15 PM
I got my real estate license and became a REALTOR® in October 2000.  I remember going over the Code of Ethics briefly, but never it great detail until two years ago when we went through it with a fine-toothed comb during the Professional Standards and Grievance Committee, which I am a member of for the state of Texas.
Since October 2000, try to guess how many amendments there were to the Code of Ethics.  Now, try to guess how many Standard of Practices have been completely added during the same time.  2000 doesn't seem very far away, but lots can happen.

Do You Give Usable Feedback or Meaningless Feedback? - 02:49 PM
In my market, we have a showing service who sets up all our appointments, Centralized Showing Service.  It's great.  1 call can set 10 appointments for the day, or you can even login to their website and schedule it from there. Very easy.
Within this system, they also send out an automatic email to showing agents from the listing agent asking for feedback on the showing.  You can have your system set to send out an email however many times you want.  I usually do 3. If they don't answer by then, they're not going to answer.

Is the Orlando market showing signs of recovery? - 11:27 AM

It is certainly true that a single month's numbers should never be looked at in isolation, but today the December 2008 numbers for Orlando housing were released and while they continue to show the trend of slow recovery, the biggest three numbers - inventory, under contract and closed sales - have all shown dramatic improvements over 12 months ago.

Single property yard signs - 08:18 AM
While reading a reading a recent issue of Greg Swann's BloodHound Blog I noticed an article about custom yard sign, each designed especially for a specific property.
For want of a better name I call them single property yard signs. Sounded like a pretty cool idea to me so I started doing some research as to how I could create my own.
Greg is somewhat of a perfectionist along with being an innovator. After reading the process Greg goes through to turn out one sign I decided to look for a qucker and easier way.

 If this report is not encouraging to Realtors then your head is still in the sand. December 2007 numbers vs December 2008.....WOW. Under contract are double, Inventory of homes Lower, Days on market dropping, Interest rates lower. With all these positive signs there is much for us to be excited about. At some point buyers will finally realize that what we have been telling them about the market shifting will sink in.

Fortunately I was on my best behavior today. I was able to hold my tongue and remember that sometimes you have to choose your battles. We had lunch with some representatives from a large regional builder.They build good, energy efficient homes for the most part and they build in different parts of town and at different price points. They have floor plans from just over 1100 square feet to over 4500 square feet.
