Gatorback Cycle Park - Yes, we've got Motorcross in Alachua County Florida! (LOCALISM FEATURED) - 11:12 PM
Recently, while talking with one of my real estate clients, an out of state buyer.....she told me her son was into "motocross" and asked if there was a track anywhere near Gainesville? 
I told her about GATORBACK Cycle Park in Alachua, FL, just north of Gainesville.
When she told her son about it......he already knew about it because of some of the popular events that happen at GATORBACK Cycle Park each year. In operation for over 25 years, the 100 acre track is host to the MX Winter Olympics, which usually takes place during Thanksgiving week.

Jon, our fearless leader (ok, maybe not), just sent an email out to our staff here at ActiveRain letting us know that yesterday we set a new daily traffic record. We had 20% more visitors to ActiveRain in a single day than we have ever had. Whenever he sends something like this, I always jump into our analytics account and try to see if there is any reasonable explanation.
I don't think I really found a reasonable explanation, but I did stumble across an unbelievable example of the long tail at work.

I still consider myself very new to ActiveRain. I have only been a member since the end of last year but with about two dozen posts behind me, I think Im starting to get the hang of things.
Atleast thats what I think until I read some of the featured posts each day. Many are focused on how to blog more effectively. They use terms like google, SEO, tags, and so on.

While showing property at a local development a few days ago, the Realtor on duty (whom I know fairly well) pulled me aside and asked me to call him later. He had "an opportunity" he wanted to discuss with me. Even though I trend towards skepticism with "opportunities," I'm open-minded enough to listen.
No need to bore you with all the details. He wanted to talk about the product to your left, MonaVie, an energy drink he was pretty excited about. Yes, it involved multi-level marketing. He was very upfront about that.

We have a new game in town called the Lender Authorized Appraisal, arriving on May 1, 2009 compliments of Fannie Mae. This means conventional lenders (who resell their loans) will be calling the 'fair market value' on your properties. Too Much Free Time? Not Enough Business? Stop Whining! - 12:22 PM
So you're in a "down" market, eh?  You are not alone.
Like many of you, I have a lot more free time than I am accustomed to.  I conduct technology seminars for agents nationwide, and fewer agents attend seminars in the "down times" (even though this is the time that they should be "sharpening the axe" to improve their business skills!).

OK, I can show up as a little Pollyanna.  I'll admit it.  But even I know our economy is in a precarious situation. 
Having said that, I just read three really well-written, but freaky scary and negative posts right here on Active Rain.  Oh, and depressing.  Yeah.  Like not quite slit-your-wrists-bummer-posts, but close.
Now, we all need to keep informed about what's going on - I get that.  But when I feel bombarded with really bad economic news - like capitalism as we know it is down the toilet and we're all going to go broke - it's hard to absorb.

Last night I wrote a rather simple localism post about the dinner my wife and I enjoyed at our local Brazilian Steakhouse.  After finishing the post, I then took a few extra minutes to send an email to the restaurant making them aware of the enjoyable time we had.

As a trainer it's difficult to train someone to blog or even send an e-mail if the person sending the email can't find the keys on the keyboard. Or they try to do something on line and skip a step and refuse to read the tutorial.  While it's logical to me..some fail to realize by skipping one step can and probably will prevent you from completing your goal..on the computer that is!

Full Disclosure Or Madness? - 10:16 AM
As real estate agents, we all know about disclosure.  Our clients must, in many, if not all, states, fill out a seller's disclosure form disclosing everything they know of that might be wrong with the property they are selling.  We must disclose faults and flaws that we know about with the property.   This is to protect the buyer who should, of course, also do their own due diligence when considering purchasing a home.  
However, there comes a point when the legal requirements for full disclosure just become silly.

We list and sell house all the time. For buyers and sellers it is a whole new experience. Just like today when we took 12 year old Sonny and his dad Jimmy for a new experience...a ride in the airplane. We have flown to Cambridge many times for breakfast and had wonderful meals at Kay's Restaurant. 1. Use Google Docs (forms) to capture leads.

For Wachovia customers in danger of losing their homes, Wells Fargo is announcing a new program to help Wachovia customers in danger of losing their homes in foreclosure.   As outlined in an article today in Forbes,  it is noted they will provide a reprieve thru the end of February for almost 500,000 borrowers possibly eligible for a modification program.
"Wells Fargo said 478,000 Wachovia customers, with loans totaling about $120 billion, will have access to the program, though San Francisco-based Wells Fargo said it was unsure how many customers would take part.

NWMLS Home Inspector Disclosure taking effect Jan. 31, 2009 - 04:41 PM
Yesterday I received a notice from my broker that the NWMLS is issuing a new policy for brokerages and agents regarding the referral of home inspectors. The consumer protection policy has been put in place to prevent any collusion between the agent and home inspector. Wonder if this is something similar to the crack down on advertising provided by title co's for real estate agents? Just say no to collusion. Wups, back to the matter at hand.

  I am a big fan of the truth...and not saying things that may or may not be true...personally or professionally. Sometimes things are just a little tooo coincidental to imagine that they are factual. We recently wrote an offer on a home that our buyer wanted as an investment...at the right price as it near his place of business.  Not a great location for anyone who would be the potential "first time buyer"...busy street, across from an industrial park.  The house has been on the market for eternity...years in fact with different realtors and initially by owner.

While today's market plays to the advantage of buyers who should be swooping in to make the most of reduced housing costs and favorable interest rates, most are sitting by, waiting.
 
I consider it my job to mobilize potential buyers to invest in home ownership now. Fact: when the market turns, today's bargains will be yesterday's missed opportunities.

This is what I am hearing most now.  "I can't price my home at what YOU are suggesting".  Back up here, it is NOT what I am suggesting it is what the MARKET is suggesting".  Big difference.  Facts are not pleasant to see now, but necessary to be realistic.
It is hard to turn down a listing, but it is harder to keep an unrealistic seller happy!  For the life of me I don't know why a Seller thinks THEIR house will sell for 30,000 more than the other houses on the street?

Montgomery Real Estate Sales Statistics - November 2008 - 03:06 PM
Pending home sales eased against a deteriorating economic backdrop but remain in a stable range, according to the National Association of Realtors®.  The Pending Home Sales Index, a forward-looking indicator based on contracts signed in October, slipped 0.7 percent to 88.9 from an upwardly revised reading of 89.5 in September, and is 1.0 percent below October 2007 when it was 89.8.

Plymouth MI Ice Festival Wrap Up - 04:44 PM
The 2009 Plymouth International Ice Sculpture Spectacular is a wrap! Warmer weather on Friday probably worried organizers, but cold weather was back on Saturday....and so were the crowds! The local economy had an impact as there were fewer ice sculptures, particularly in front of local merchants. Also missing this year were the live reindeer. Allstate to pull out of Florida - 03:05 PM
Allstate is not happy with the State of Florida not approving a 47% increase for them.
They will have two years to pull out.
 
 "State Farmwants to stop writing property insurance in the Sunshine State.
It’s a decision that doesn’t come as much of a surprise to state regulators, who said Tuesday they have been hearing about the company’s plan for several months.
