Gatorback Cycle Park - Yes, we've got Motorcross in Alachua County Florida! (LOCALISM FEATURED) - 11:12 PM
Recently, while talking with one of my real estate clients, an out of state buyer.....she told me her son was into "motocross" and asked if there was a track anywhere near Gainesville? I told her about GATORBACK Cycle Park in Alachua, FL, just north of Gainesville. When she told her son about it......he already knew about it because of some of the popular events that happen at GATORBACK Cycle Park each year. In operation for over 25 years, the 100 acre track is host to the MX Winter Olympics, which usually takes place during Thanksgiving week. You can see the full (5 comments)
Are You Coloring Your World Picture Perfect?...The Hidden Potential of Paradigms & Perceptions. - 07:16 PM
"Paradigms power perceptions and perceptions power emotions." Quote from Sarayu to Mackenzie in the book, "The Shack." What's the color of anger when you're color blind and can't see red? When it comes to emotional heat, each of us experiences the full spectrum of color in a myriad of different ways. Emotions arise out of our pre-disposed patterns of thinking and perceiving an event, person or situation. Often these perceptions are so deeply held that we are startled by the response they generate when they emerge in living color. A few weeks ago, there was a knock on my door. (51 comments)
Why You should attend REBarCamp Seattle on Friday Feb. 13th 2009 - 07:07 PM
Experiences that Transform Every once in a great while, you encounter/experience something that revolutionizes/challenges your thinking, and transforms/changes the way in which you approach business/marketing. My involvement here on ActiveRain has been one such experience. The REBarCamp is another. The recent REBarCamp in Houston Texas was the second such event I’ve attended in the past year. I had also participated in the REBarCamp San Francisco, just prior to the Inman Connect back last summer. For those of you who are not yet familiar with these events, REBarCamp is derivative of BarCamp, an international network of free user-generated conferences characterized by spontaneous, (34 comments)
The SUPER LONG Tail................... - 03:49 PM
Jon, our fearless leader (ok, maybe not), just sent an email out to our staff here at ActiveRain letting us know that yesterday we set a new daily traffic record. We had 20% more visitors to ActiveRain in a single day than we have ever had. Whenever he sends something like this, I always jump into our analytics account and try to see if there is any reasonable explanation. I don't think I really found a reasonable explanation, but I did stumble across an unbelievable example of the long tail at work. For those of you that aren't familiar with the (83 comments)
PREFONTAINE AND REAL ESTATE...IT WORKS FOR ME! - 03:39 PM
The economy has "gone south" here in Sandpoint, Idaho as it has all across the country. It doesn't look like we can expect to see an old fashioned economic revival for at least two years. These are the times when we need exceptional inspiration to get us motivated and excited about our lives and professions. This is when I turn to PRE! "To give anything less than your best is to sacrifice the gift." Life is a race...a competition...a work of art. A person cannot control what the Universe dishes out to us, but we can control how we react to (30 comments)
Understanding Keywords Can Help You Maximize Your Web Traffic - 05:10 PM
Understanding keywords to maximize them in your website will drive traffic to you. According to Wordtracker, correct terms for your area/ niche market may not always be the right thing to do. This can be further substantiated if your blogs or websites are never found, or consumers never do find you. But if you understand how your consumers are finding you, understanding what they are ultimately searching for, then you could pierce through the veil, apply more of what they want throughout your online presence. Not knowing what keywords are often used would put you at a disadvantage for Search Engine (116 comments)
There is no wrong way to blog - 05:35 AM
I still consider myself very new to ActiveRain. I have only been a member since the end of last year but with about two dozen posts behind me, I think Im starting to get the hang of things. Atleast thats what I think until I read some of the featured posts each day. Many are focused on how to blog more effectively. They use terms like google, SEO, tags, and so on. As I read these, my head often starts to spin. I wonder if maybe I should hold off on my blogging efforts until I better understand how to make each (66 comments)
I AM A REALTOR!!!! - 05:52 AM
While showing property at a local development a few days ago, the Realtor on duty (whom I know fairly well) pulled me aside and asked me to call him later. He had "an opportunity" he wanted to discuss with me. Even though I trend towards skepticism with "opportunities," I'm open-minded enough to listen. No need to bore you with all the details. He wanted to talk about the product to your left, MonaVie, an energy drink he was pretty excited about. Yes, it involved multi-level marketing. He was very upfront about that. My friend wanted me to hook me up with (120 comments)
Very Little! You may love a property and be willing to pay more than it is worth but your lender will now have more of a say. We have a new game in town called the Lender Authorized Appraisal, arriving on May 1, 2009 compliments of Fannie Mae. This means conventional lenders (who resell their loans) will be calling the 'fair market value' on your properties. Well you had your chance to comment and now the law is going to be laid down. Nobody believed we could lose this 'right' to order appraisals. Even appraisers I know said they doubted this would (32 comments)
2009 is a new year with more twists than ever before..... CHANGE - thinks are changing in the real estate world. Mortgages are changing still... the guidelines are changing weekly in some cases.
You need to make sure that you find a better than average loan officer in today's world of mortgages. If not, it could cost you thousands.
Just a FYI on rate blogs : Those blogs or things found online that mention, mortgage rate reports, daily mortgage interest advisory, interest rate reports, and interest rate advisory reports.... this is just my opinion, but (25 comments)
I Got a STAR on AR, and Didn't Write A Word??? - 03:02 PM
Actually, the STAR started in December, but it has taken me this long to figure out how to say thanks. So one day I was talking on the phone with my friend Elizabeth Nieves, about the cancer affecting our families. Although, it is not a secret in my Keller Williams office in Renton, or community in Ashburn or at Renton Christian Center, I don’t throw it out into public too much. My clients all know up front that we are in a battle and have been tremendous. Well here goes to my AR Friends and Family.... My wife, Jessie-Joy, and I (88 comments)
Shift by Gary Keller, His Tactics are Bringing Results - 03:04 PM
I haven't been blogging much lately. No, I didn't quit real estate. The thought has never occurred to me. When things get tougher, so do I. What am I doing to deal with the market down turn? First and foremost I got a black lab puppy, Jack, for Christmas. I am spending more time walking, enjoying the spectacular scenery in Del Norte County and I'm making it my mission to share what my county has to offer longtime residents and newcomers alike. Second, I read Gary Keller's new book, Shift. I have implemented only a few of his suggestions and they (83 comments)
The Great Frame Up (or: How I Learned to Stop Worrying and Trust ActiveRain) - 12:33 PM
Most domain registrars offer a free feature called "forwarding" or "framing" or "masking". At first blush, it seems like a quick and easy way to setup a custom domain that displays your content. You don't have to do anything on ActiveRain, you get a cool domain that shows your blog, and everyone wins. Maybe. Let's take a closer look: <html> <head><title>http://www.jhahnactiverainblog.com</title></head> <body> <frameset rows="100%,*" border="0"> <frame src="http://activerain.com/blogs/jhahn" frameborder="0" /> <frame frameborder="0" noresize /> </frameset> </body> </html> (Example HTML code to embed my gorgeous blog in a frame on the fictitious www.jhahnactiverainblog.com) How does this feature work? It starts with your domain (36 comments)
Too Much Free Time? Not Enough Business? Stop Whining! - 12:22 PM
So you're in a "down" market, eh? You are not alone. Like many of you, I have a lot more free time than I am accustomed to. I conduct technology seminars for agents nationwide, and fewer agents attend seminars in the "down times" (even though this is the time that they should be "sharpening the axe" to improve their business skills!). Some of my seminar bookings scheduled for the first part of the year cancelled. I find myself with time on my hands, since each seminar out of my area meant at least two days away from my home office. The question for (50 comments)
I Just Read Some Really Scarey Blog Posts! - 02:48 AM
OK, I can show up as a little Pollyanna. I'll admit it. But even I know our economy is in a precarious situation. Having said that, I just read three really well-written, but freaky scary and negative posts right here on Active Rain. Oh, and depressing. Yeah. Like not quite slit-your-wrists-bummer-posts, but close. Now, we all need to keep informed about what's going on - I get that. But when I feel bombarded with really bad economic news - like capitalism as we know it is down the toilet and we're all going to go broke - it's hard to absorb. (100 comments)
The New American Home - Made Right - 05:26 AM
For the last 25 years, industrious American pioneers have been laying the groundwork for a new revolution. With developable land diminishing and existing homes aging, the time is coming and is here now for Americans to look for the better option in homebuilding - what has been termed "sustainable design" or "green building". All politics aside, the trend towards better homes benefits all Americans who want a better life for their children. Why would a homebuyer do well to look at a new sort of design? The benefit of owning a home boil down to the following: Equity building over the (41 comments)
Do You Let Local Businesses Know you Appreciate Them?~ A Simple Marketing Idea - 11:45 PM
Last night I wrote a rather simple localism post about the dinner my wife and I enjoyed at our local Brazilian Steakhouse. After finishing the post, I then took a few extra minutes to send an email to the restaurant making them aware of the enjoyable time we had. I told them that I know they probably receive so many complaints about things at the restaurant that I wanted to let them know that if nothing else, we really enjoyed our meal and would be back again soon. This took me about 4 minutes additional to do. Since writing that quick (88 comments)
Need Help With Computer Skills? FREE Online Classes! - 06:34 AM
As a trainer it's difficult to train someone to blog or even send an e-mail if the person sending the email can't find the keys on the keyboard. Or they try to do something on line and skip a step and refuse to read the tutorial. While it's logical to me..some fail to realize by skipping one step can and probably will prevent you from completing your goal..on the computer that is! Being online can be overwhelming and it's clear to me that some should block off some time every single week to upgrade their computer skills. Do you need help (26 comments)
Full Disclosure Or Madness? - 10:16 AM
As real estate agents, we all know about disclosure. Our clients must, in many, if not all, states, fill out a seller's disclosure form disclosing everything they know of that might be wrong with the property they are selling. We must disclose faults and flaws that we know about with the property. This is to protect the buyer who should, of course, also do their own due diligence when considering purchasing a home. However, there comes a point when the legal requirements for full disclosure just become silly. A case in point is the labeling of a product containing eggs. (6 comments)
Try Seeing With 12-Year Old Eyes - 06:13 PM
We list and sell house all the time. For buyers and sellers it is a whole new experience. Just like today when we took 12 year old Sonny and his dad Jimmy for a new experience...a ride in the airplane. We have flown to Cambridge many times for breakfast and had wonderful meals at Kay's Restaurant. We have even made a Pitts stop. So what was different this time?
Well, there was ice on the Chesapeake, and it looks pretty cool, pun intended, from the air. What looks like sandy beach is actually ice. And the Cambridge Bridge looks so different from (17 comments)
10 Things, From Broker Bryant, To Help you in Your Business! - 04:33 PM
Hi folks. Here are 10 things you can do that may help you in your business. 1. Use Google Docs (forms) to capture leads. 2. Set up a Google Calendar for all of your listings and invite your sellers to "share". Every time you take an action with their listings enter it on the calendar and the seller will get an email. 3. Set your Sellers up with auto property searches through your MLS. Anytime a property is listed or sold that is similar to theirs they will get an auto update. 4. Place all of the photos for your listing in a (49 comments)
Wells Fargo / Wachovia unveiling new loan modification program - will it help? - 10:29 AM
For Wachovia customers in danger of losing their homes, Wells Fargo is announcing a new program to help Wachovia customers in danger of losing their homes in foreclosure. As outlined in an article today in Forbes, it is noted they will provide a reprieve thru the end of February for almost 500,000 borrowers possibly eligible for a modification program. "Wells Fargo said 478,000 Wachovia customers, with loans totaling about $120 billion, will have access to the program, though San Francisco-based Wells Fargo said it was unsure how many customers would take part. The customers within this portfolio that are being referred to foreclosure (12 comments)
Predatory Lending - Call to Action - 09:16 PM
Today, while perusing the www.NACA.com website I came across a couple of areas I thought were interesting enough to pass along. First of all, NACA is the Neighborhood Assistance Corporation of America. NACA is a HUD certified counseling agency and provide non-profit advocacy. For those who have not heard of NACA before, here is a brief description of what they do from their overview page: The Neighborhood Assistance Corporation of America ("NACA") is a non-profit, community advocacy and homeownership organization. NACA's primary goal is to build strong, healthy neighborhoods in urban and rural areas nationwide through affordable homeownership. NACA has made (0 comments)

NWMLS Home Inspector Disclosure taking effect Jan. 31, 2009 - 04:41 PM
Yesterday I received a notice from my broker that the NWMLS is issuing a new policy for brokerages and agents regarding the referral of home inspectors. The consumer protection policy has been put in place to prevent any collusion between the agent and home inspector. Wonder if this is something similar to the crack down on advertising provided by title co's for real estate agents? Just say no to collusion. Wups, back to the matter at hand. Over the years, the various parties in the real estate transaction have worked hard to establish trust and build a referral based network. A lot (8 comments)
I am a big fan of the truth...and not saying things that may or may not be true...personally or professionally. Sometimes things are just a little tooo coincidental to imagine that they are factual. We recently wrote an offer on a home that our buyer wanted as an investment...at the right price as it near his place of business. Not a great location for anyone who would be the potential "first time buyer"...busy street, across from an industrial park. The house has been on the market for eternity...years in fact with different realtors and initially by owner. (8 comments)
If You’re REALLY a Buyer, Then Where Are You? - 06:00 PM
While today's market plays to the advantage of buyers who should be swooping in to make the most of reduced housing costs and favorable interest rates, most are sitting by, waiting.
I consider it my job to mobilize potential buyers to invest in home ownership now. Fact: when the market turns, today's bargains will be yesterday's missed opportunities.
While it is conceivable that home prices may drop further, it is likely that these decreased prices will be accompanied by increased financing costs due to rate cuts by the Fed. This means that any money saved on paying less for (3 comments)
Helen Ga Real Estate "I NEED to sell my home for what I have in it" - 06:19 PM
This is what I am hearing most now. "I can't price my home at what YOU are suggesting". Back up here, it is NOT what I am suggesting it is what the MARKET is suggesting". Big difference. Facts are not pleasant to see now, but necessary to be realistic. It is hard to turn down a listing, but it is harder to keep an unrealistic seller happy! For the life of me I don't know why a Seller thinks THEIR house will sell for 30,000 more than the other houses on the street? Who do the Sellers get upset with when (0 comments)
Montgomery Real Estate Sales Statistics - November 2008 - 03:06 PM
Pending home sales eased against a deteriorating economic backdrop but remain in a stable range, according to the National Association of Realtors®. The Pending Home Sales Index, a forward-looking indicator based on contracts signed in October, slipped 0.7 percent to 88.9 from an upwardly revised reading of 89.5 in September, and is 1.0 percent below October 2007 when it was 89.8. Lawrence Yun, NAR chief economist, said a review of the past year is instructive. "Despite the turmoil in the economy, the overall level of pending home sales has been remarkably stable over the past year, holding in a generally narrow (0 comments)
Plymouth MI Ice Festival Wrap Up - 04:44 PM
The 2009 Plymouth International Ice Sculpture Spectacular is a wrap! Warmer weather on Friday probably worried organizers, but cold weather was back on Saturday....and so were the crowds! The local economy had an impact as there were fewer ice sculptures, particularly in front of local merchants. Also missing this year were the live reindeer. Here's some photos showing the highlights: This Saturday, January 31st is Northville MI 4th Annual Fire & Ice Festival running from Noon to 4 PM. (3 comments)
Allstate to pull out of Florida - 03:05 PM
Allstate is not happy with the State of Florida not approving a 47% increase for them. They will have two years to pull out.
"State Farmwants to stop writing property insurance in the Sunshine State. It’s a decision that doesn’t come as much of a surprise to state regulators, who said Tuesday they have been hearing about the company’s plan for several months. Florida’s largest private property insurer blames its decision on its inability to obtain state approval for rate increases. “Faced with steeply declining resources to cover future claims and expenses, State Farm Florida has little choice,” said Jim (0 comments)
