Please Pray for My Friend (and Fellow ActiveRainer) Liz Carter - 02:28 PM
I spoke awhile last night with my good friend Liz Carter from Katy, Texas (near Houston).  Liz has struggled with a number of health issues this past year, including hepatitis C (currently in remission, although I'm not sure if that's the exact term), a ruptured appendix, and intestinal surgery.
Currently, Liz is in the hospital recovering from pneumonia.  Her doctor told her that she could possibly go home on Friday if all goes well.  Until recently, she was recovering from two separate surgical incisions simultaneously!
I have had the pleasure of getting to know Liz pretty well during my time … (105 comments)

Really Make Your ActiveRain Profile and Blog Stand Out With Widgets, Badges, Photos and More! - 04:46 PM
The other night I was searching the ActiveRain site for information on how to populate my right column with widgets, links, buttons, photos, etc. I couldn't find the information anywhere, and as you can see from my photo to the left here, my column was plain. It was boring.
There is so much you can put between "Email Me" and the Tags drop down. This post is going to tell you how.As some of you may know, you can put HTML in that side column to make it really stand out and offer people ways to get in contact with you, … (93 comments)

ActiveRain Domains and Blogs - The AR Staff "LIVE" and Uncensored - 09:29 PM
ActiveRain ActiveBlogs Will they compete?  Will they compare?  What is the difference between a WordPress Blog by Yahoo, a Blogspot or Blogger Blog by Google, and an ActiveRain Outside Blog?  Is there an advantage to either one? Which is the best for me?  Why would I even care?  A Blog is a Blog is a Blog... right?  Here's one way to find out.
Come join the ActiveRain Staff tomorrow to find out more about the hottest topic spreading around the web right now.  Jon, Bob, Rich and myself are hosting the RAIN Radio show (back from it's dormant state of hibernation) … (79 comments)

California Association of Realtors Links to ActiveRain Fraud Group - 05:31 PM
The Mortgage Fraud Task Force launched by the Southwest Riverside County AOR and the Inland Valley AOR almost 5 years ago, recently held a multi-regional meeting during the California Association of Realtors Mid-Winter Business Meetings in Monterey. What started as an effort to educate the public, law enforcement and Realtor members about the mortgage fraud abuses going on at the time has morphed much like the fraud we are trying to eradicate. In a general sense, our mission has expanded to include not only mortgage fraud but elder-abuse & reverse mortgage fraud, short-sale scams, foreclosure rescue scams and so on. In … (18 comments)

Why Your Metrowest Massachusetts Home Expired - 11:08 AM
As a Realtor you are able to get on the Multiple Listing Service (MLS) everyday and see countless homes that have "expired".
The number one reason why any home expires and does not sell is because of an improper price. Unfortunately, this is the hardest obstacle in Real Estate to overcome.
In today's challenging Real Estate market, the price that is set on your home can be more  than 75% of the marketing. What do I mean by that? Simply, if you come on the market at the wrong price, the best Realtor in the country with the most sophisticated marketing … (82 comments)

First Time Homebuyer Credit May Become a True Credit and Not a Payback Deal - 10:10 AM
Late yesterday - the House passed the $819 billion stimulus plan, which included a modified first time homebuyer tax credit. The Senate may vote on its version of the bill sometime next week. The bill is changing the terms of the $7,500 tax credit that was issued as a part of the Housing Recovery Act, which Congress passed last summer. Previous legislation required that the tax credit be repaid over 15 years, making it more of a no-interest loan. Not surprisingly, the measure had little impact on the market. The stimulus bill now under consideration would make that tax credit a true … (39 comments)

Is the Housing Market Enduring a Slow Death? - 08:12 AM
Are we allowing ourselves to be helpless victims?  Are we powerless to do anything?  Are we pointing fingers or being part of the solution?  Is being positive the only cure we need or do we need to face the facts?  Is the news media the problem?
I have read some GREAT posts.  I feel the need to thank those who have written such good information in support of the housing market.  I want to voice my concerns regarding the fact that the real estate market is extremely sick and being ignored.
I don't expect everyone to agree with my perception of the cure.  I … (43 comments)

Misinformation on major news channels - 05:52 AM
It is bad enough that news channels constantly quotes last weeks mortgage rates or rates that can't be had in our area.  But when they have an expert come in and spout out misinformation to millions of viewers it is sad.  The latest example is the today show about real estate myths.
http://today.msnbc.msn.com/id/28818023/?pg=1#TDY_RealEstateMyths
She quotes that FHA does loans for people that have bad credit.   That is absolutely false.  FHA does loans for people who have short terms of good credit.  People who have improved credit in the last year.  Now many banks are requiring higher credit scores for FHA loans.  … (55 comments)

Secret of Youth: What did you learn today? - 12:04 PM
At the dinner table, we would always ask our daughters,
“What did you learn in school today?”
Usually the conversation was interesting, sometimes we didn’t get a lot of information, and some days the answer was “Nothing”!
I’m sure that “Nothing”translated meant, 'I really don’t want to talk about Math, or spelling, or history'….but I knew they learned something new—everyday! That’s what kids do, they are like little sponges. They soak up all the information they see, hear, taste, smell and feel.
They may not even “know” that they are learning!

Every day, I look for one thing new to … (70 comments)

Real Estate is NOT JUST A PAYCHECK - 01:23 PM
It's TAX time again! What does that mean for Realtors®?  The one thing that changed this year for me was that my tax man finally made me put my expenses in categories. In the past I listed each one line by line (date by date) and I guess he got sick of categorizing for me. LOL.
Another reason to bring this up again... is so the consumer realizes it's not just a paycheck and running to the bank. I put heart and soul into helping my clients sell their home or buy a home and though it is a means of making … (79 comments)

Hello All !
I think it is a universal sentiment that ActiveRain is a simply FABULOUS PLACE TO BE for everyone connected with Real Estate, no matter what ActiveRain means to you.

For you guys - I offer this little story about yours truly

Watch Out for Your Fellow Bloggers - You Can and You Should - 08:38 PM
ActiveRain is a tremendous community of real estate professionals. Most members won't quibble with that statement.
In communities folks often look out for each other in a variety of ways. So I got to thinking (always dangerous)...we really DO need to watch out for our fellow bloggers.

I'm not talking about the posts we see asking for prayers and thoughts for our fellow writers. That is, of course, a bit part of our community, but not what I'm referring to.
I have had many Rainers email, call or leave comments that shows they are watching stuff I do, or don't … (75 comments)

Listing Router - NOW I GET IT ! - 03:31 PM
Sometimes I am slower to the punch than I should be.  This new Listing Router came along and I must have been on vacation last fall when all the buzz started about it.  I thought I understood how it worked; but I was not exactly clear.
Thanks to the helpful advice from Jon Washburn (how many of you get face to face A/R advise from one of the A/R gods?)
So - I think I have it now.  Let me explain...  (Note: I am NOT an A/R guru; but for others like me - who have been missing this boat - read … (59 comments)

Being The Bearer of Bad News In A Real Estate Transaction - 08:14 AM
Why does the public sometimes views us the way we do?  Is there a misunderstanding?  Lack of Communication or is it over promising and under delivering..Have you ever thought about it especially for someone who sits and waits to buy their first home..they are excited..overjoyed...but something has gone array..no return calls...and no explanation...we dial...redial...and email..and waste time because we can't get straight answers and in truth any answers..sounds grim right?..and then someone has to be the bearer of bad news but the problem is getting the bad news out!

Some Blogs Take TOOOO Long to Load, What do you do? - 10:23 AM
Some blogs on ActiveRain are taking way too long to load.  It started last year when we were given the ability to add a background image to our individual blogs.  Along with people having a background image, they've got a header image as well as several images on the right side of their sidebar.
What do you do when someone's blog takes too long to load?
Me?  I move along.  I usually don't care how interesting the title sounds or if the first couple of lines on the summary list sounds good.  If it takes more than a few seconds to load … (22 comments)

Six Responsibilities of Community Assocation Board Members - 08:56 AM
Being a Board Member on behalf of your association comes with responsibilities.  Below is a list of what is expected.
All members of the Board serve the owners as Fiduciaries and must act in the best interest of all its members.  No officer of the corporation has the authority to make unilateral decisions on behalf of the Board unless specific authority to do so has been given by the Board.  Decisions are made at Board of Director meetings where items are addressed and agreed upon.  Items on the Board of Directors meeting Agenda are thoroughly researched, studied and analyzed to make sure its … (4 comments)

What's my Albuquerque home worth? - 10:39 AM
I get asked this all the time by customers - I'm sure most Realtors® answer this question for customers.  What should the answer be?
We don't really know what your home is "worth" and neither does an appraiser.
If you receive an appraisal from a licensed appraiser, what you are receiving is a value based on "intended user/intended use".  If the appraisal was for a refinance, what you have received is based on the "intended user" as the lending institution supplying the funds.  The "intended use" is the refinance.  The appraisal isn't giving you a market value, or giving you a … (1 comments)

OK folks, here's my year end market report for 2008. You read the papers and you watch the news. You hear all of the predictions and how bad things are. It's very depressing!!! BUT....Real Estate is very very local. This report is very specific to Poinciana Florida. It has nothing to do with real estate in other areas. Some areas are better and some areas are....well....let's just say some areas are better. If there are any that are worse please let me know. OK here goes...........

Countrywide: Technical Difficulties? All Day? Sure.... - 01:22 PM
You know, when you want to call a company and register a complaint, most legit companies have a mechanism to do that.  Well I've been trying to call Countrywide all day.  At every number I can find for their "complaint" line, it eventually ends me up to a recording saying they can't help me right now, call later (technical difficulties).  The recording has been saying that all day long.
Do Federal Lawmakers know this? Should we (collectively as an industry) make a complaint to the Office of Thrift Supervision? The FDIC? Who?  Who really looks into company complaints these days? Anyone?  Or is just … (6 comments)

12 Days and Counting: UNC/Duke Matchup 2009 - 02:55 PM
Countdownr
Once again, after only a week, the ACC race is even more up for grabs than it looked like last week.  Carolina went to Tallahassee to face Florida State on Wednesday and it was a nail biter...but in True Carolina Blue fashion, the #5 Heels pulled it out at the buzzer 80-77.  (Thank you Ty Lawson) This gives UNC a 4-2 ACC record and 18-2 overall heading into the weekend.  Duke however, was on the opposite end of the buzzer beaters, falling to #6 Wake Forest on a last second layup, 80-78.  This gives the #1 Blue Devils a … (0 comments)

Is Loyalty For Sale....At What Price ???? - 07:09 AM

There are some agents who have determined that the cure for their ailing sales in real estate is to have their buyers and sellers PAY for loyalty....Yes, I know...hard to believe....rubs my ethics the wrong way.....We all work for money.  It seems that for some people, somewhere along the way....to my way of thinking...got their priorities shuffled. Yes, we all need to make a living....BUT when we start charging for Buyer Agency....Charging a Distressed Home Owner an Up Front Fee for listing a Short Sale...because that BUYS the loyalty of the those poor misinformed … (5 comments)

               Working with Buyers
You are prepared with information on the area(s) you are showing a buyer including things like schools, access to shopping areas, points of interest, access to public transportion other things that you have learned are important to your buyer. You have suggested lenders that you know are reliable, have competitive rates … (2 comments)

Short Sale Tale Part 36 Short Sales MUST be Arm's Length.... - 07:37 PM
If you are related to someone who is upside down with their mortgage...has missed more than one mortgage payment for whatever hardship reason....illness, death of a spouse, loss of job or decrease in earnings, a mortgage that adjusted beyond an affordable payment...or some combination of these problems.....you can empathesize, sympathesize but if you are a realtor...you cannot list the property OR even get a referral fee for the listing.   Lenders are united in this prohibited practice. Just as sellers are not permitted to receive any proceeds from a short sale, relatives are not allowed to benefit either. This eliminates any suspicion a … (2 comments)

How to Sell A Venice, CA Beach House Well in a Sluggish Market - 04:05 PM
It's been 8 days since my latest listing went on the LA Westside Multiple Listing Service. Frankly , I'm not surprised at all that we received 3 offers within 6 days, and the phone continues to ring off the hook for showings. You might be asking why I'm not surprised. Well, let me tell you...my client was totally and completely coachable and open to the Principle of the Three P's.
Product. Pricing. Promotion.
Getting a home sold quickly and for top dollar requires all three. If you don't have the best product in the market in your price range, all the … (1 comments)

Recycled Housing a Definition in Three Parts- Part Two - Reuse - 07:10 PM
Reuse seems simple enough. I suppose you might be able to consider the difference between "reuse" and recycle so just to be clear, when I use the term "reuse" I mean using a space or an item over again in the same or similar manner as it was originally used.
The most obvious reuse, of course is person A's "old house" being reused as living space when it becomes person B's "new house". This is true for most cases including when there is slight to moderate renovation or remodeling to the existing space. In some cases this would include adding more … (1 comments)

Back in the Blogging Saddle Again! Have You Ever Experienced Being on the Outside Looking In? - 05:10 PM
On Thursday evening, the 22nd of January, I had the experience of being on the outside and looking in to Active Rain. I felt like an outsider! Why? Because I could not log in. The door was locked!! Each time I would comment, the only thing that could be seen was my little lady and my signature. Sigh! And I couldn't even get my blog post to go through! I felt "invisible."  As many of us know that post regularly on Active Rain, this was frustrating to me. Of course, I contacted my buddy Brad Andersohn to see if he could figure … (20 comments)
