Are you using the trademarked REALTOR® wrong? - 11:00 PM
I was scanning the blog roll and reading a few posts on Activerain a few minutes ago and I can not believe how many times I saw REALTOR® used incorrectly. Meaning used in a way it is not allowed because REALTOR® is a Registered Trademark.NAR is watching!
I have no idea how effectively they can patrol blogs and social media but wouldn't it be better playing by the rules and not have a cease and desist letter waiting for you one day. Here is a link to NAR's Membership manual section about proper use and how NEVER to use this Registered Trademark

A Marathon Inspection! - 11:30 PM
Now that was a Marathon! Are you attending your buyers inspection? We are even when it takes 10.5 hours to do it! Brian attended our buyers inspection today. This one is a record for us! It lasted 10.5 hours! (I am taking away half an hour because they drove to grab sandwiches).Granted the home sits on a large lot of land, has a well, an additional house and a barn, bazillion garages, bathrooms and an abundance of wildlife (I don't think they were part of the inspection though - LOL).Brian left in the crack of dawn and came back home after dark, … (18 comments)

Thankful Thursdays... - 07:30 PM
This is my first post for Thankful Thursdays.

We all need something to believe in..rely on and trust in. In the midst of the turmoil facing our Nation. That person to me is Jesus.
When I'm feeling down in the dumps, being thankful always lifts me up and makes me realize everything is going to be fine.
The Thankful Thursdays group is designed to promote the sharing of those things that you are thankful for. It is for positive thoughts that you want to share with others, designed to lift both your spirits and those of the readers. There will … (17 comments)

Don't Tell Me It Can't Be Done - 08:47 PM
Don't tell me it can't be done.....
Time for a little history lesson.
John Kennedy once said to an assembled group of scholars in the White House, "I think this is the most extraordinary collection of talent, of human knowledge, that has ever been gathered at the White House - with the possible exception of when Thomas Jefferson dined alone.  When we get piled upon one another in large cities, as in Europe, we shall become as corrupt as Europe.Thomas Jefferson The democracy will cease to exist when you take away from those who are willing to work, and give to those who … (67 comments)

Board Tour and Luncheon - 03:32 AM
Yesterday was our monthly Iron County Realtors Board Tour and luncheon.  It was a good luncheon, next years officers on the Board of Directors were installed and the ones that were lame ducks were relieved for a lack of a better word, of their duties.  Ron Adams has served as the President of the Board of Realtors in Iron County for the past year has done a very good job as have the outgoing directors.
It will be interesting to see what the new President and Board Members will focus on.  I know that we're in good hands.  The yearly awards … (6 comments)

If You're a Wachovia Short Sale Seller in Sacramento, Elizabeth Weintraub Wants to Be Your Short Sale Agent - 09:13 AM
There's a saying that if you want to know where lines of ants are coming from, you've got to watch the ants. Because of all the rain we've received in Sacramento over the past 48 hours, I presently have an ant invasion in our bedroom. They are crawling up from the baseboards and down from the window sill. I've sprayed them with Windex, planted Grant's Ants stakes both inside the house and outside, but they keep coming. My cats are fascinated by the ants.
The solution here is to find the caulking gun, load it up and go to the source.

Las Vegas short sales can sting homeowners later on - 04:02 PM
Mortgage banks have been pushed between the rock and the hard place in today's reeling real estate market. They are trying to make the right moves to keep their bleeding books from totally blowing up during this perfect storm as more and more home loans go bad. To deal with that, they generally look at three basic options; a mortgage loan modification, a short sale or then the foreclosure, the infamous word that has been in the media a lot lately.

Forclosure notices are up, but actual foreclosures are down. What's happening in Santa Clara County? - 01:08 AM
Article Here

The above article mentions an interesting phenomenon that occurred last month in Santa Clara County’s foreclosure market. Between August and September of 2009, the actual number of homes being foreclosed (either sold at auction or returned to the bank as REO properties) decreased, while filings of Notices of Default and Notices of Trustee Sale remained consistent.
“Lenders foreclosed on 415 homes last month, down about 5 percent from August.….. Of these, 109 homes were sold at auction to third parties and the remaining 306 were taken back by the lender. …… At the same time, lenders filed … (0 comments)

I am now a Wachovia Short Sales preferred partner with local contact. - 05:38 PM
An advantages of being a Certified Distressed Property Expert (CDPE) is the connections and networking opportunity this certification and my successful experience  affords me.   One of those opportunities was the preferred partner opportunity with Wachovia Mortgages.  I now have direct access to a local Short Sale Manager who can expedite the process for me.

Wachovia is one of the smarter lenders which understands that, generally, a short sale is a money saving opportunity for them  when compared to when the homeowner is forced into foreclosure or bankruptcy.  They also understand that one of the biggest reasons why … (0 comments)

Google Opens OnLine Bookstore. Good for SEO, too. - 05:54 PM
Competition for Amazon Bookstore? Maybe. It depends on how you look at it.
Amazon has gone Star Trek. Sort of.
Did you ever watch the TV show or any of the movies? All of them have these five inch by seven inch pads or electronic PADS. They seem to download stuff to, read them. Stacks of them in different colors were on Captain Picard's desk sometimes.

Google's plans for many books in fact will be complimentary or if you look at it this way -- ALTERNATIVES. Amazon offers the Kibble.
It's a box that sort of looks … (4 comments)

Blog Action Day: Climate Control - Bringing it a Little Closer to Home - 10:04 AM
Donna Harris of Austin TX enlightened me with her post about Blog Action Day. She mentioned that all bloggers across the world is supposed to write about the same topic. This year, it's about Climate Control.

I do my part in keeping the environment green and safe. However, if I said I was totally out there and advocating it, I'd be stretching the truth a little too much. However, doing my part as an active blogger, I want to participate in my very own Blog Action Day.

Bringing the topic a little closer to home, I want to share … (3 comments)

Before Active Rain & Now - I couldn't have done it without YOU! - 04:40 PM

Before - I was BLIND. Now, I see. That pretty much sums up my time here in the 'Rain.
These days, I have been working on my limiting beliefs. I'm slowly coming out of it. Where I come from and how I was brought up has alot to do with whom I am today but they are just stories I crafted along the way. Every day can be a struggle if I do not choose to see my world in a positive light. Yet, I am ready to re-create my story each day.
I grew up in a Perfectionist … (27 comments)

Who You Really Are? - 05:28 AM
There's a name for people who are able to identify opportunity at a glance and seize the moment to display their revenue-generating power in Real Estate Their every-day job is to  maximize every possible opportunity when it is perceived a lead That person is called a RAINMAKER. Rainmakers are people who are out  there everyday simply. . getting it done. What separates a SALESPERSON to a Rainmaker is: Results! A Salesperson sells  on price. . A Rainmakers sells on value! Salt Lake Foreclosures In West Jordan-How much should I Offer? - 06:57 AM
Today we will look at Salt Lake Foreclosures In West Jordan, and use the "how much have the homes sold for" to determine how much to offer on the foreclosed home we want to buy. Our blog on how much to offer on Salt Lake Foreclosures received a lot of comments last week.
A lot of potential home buyers asked if we would comment on individual  areas or Zip codes in Salt Lake City.
Yesterday we started our series by checking out Foreclosures in Sandy UT.
