Is your deal on solid footings? Or is the foundation crumbling down? Sometimes we think is the deal is standing on solid ground, only to discover underwriters have us in a sink hole. PUTTING YOUR FOOT DOWN ON A PILE OF EMPTY PROMISES MAKES A THUD NOT A STATEMENT.
All loan commitments have conditions but how many times do Realtors actually get a copy of them? Not often enough or sometimes not at all. ASK FOR THEM.

Pre-Settlement Occupancy Agreement -- Is This Problematic?
Can anyone share their knowledge or experience with a Pre-Settlement Occupancy Agreement tied in with the purchase of a home? Add to that, a Contingency on the settlement of buyer's home. Although, I do not have any experience with a Pre-settlement Occupancy, it seems that it could be very problematic. What if the settlement of the first home does not happen and the buyer has already moved into their purchase?

There is always a good reason to do a final walk-through before closing escrow. Especially when you're buying a Sacramento short sale home that is vacant. Plus, some banks won't approve short sales if a home has been abandoned.
In one instance, I had a Sacramento short sale that was approved by the first lender but the second lender submitted a condition for approval. The bank said the home must be occupied by the seller. The seller had moved a couple of miles away and refused to move back into the home, not even for 30 days so it could close.

I was ready to fax a file out for approval on a short sale that is owned by a fellow Realtor's daughter from another company. The father helped the daughter purchase the property that she wasn't qualified for on a no doc/stated program.
Then, today, I check to see if this Realtor's other listing has sold. I don't know why but I did. And there it was. He didn't pay his dues in April. The listing agreement is dated May 18th, 2009! He had hte listing agreement written up after his non-renewal of his license! IT'S BEEN FAXED TO THE BANK

It was challenging to take a picture of the facade of Royal Super Buffet considering that the trees were very tall. My husband and I recently visited Royal Super Buffet in Port Richey, Florida. I was pleasantly surprised that the food was good. I tell my husband that I can tell if the food is good because I am (part) Chinese too which is "normal" in Hawai'i where we are of mixed ethnicities :-) I grew up eating authentic Cantonese food which can sometimes be difficult to find on North America.
