How many homes are for sale in Orland Park today? Today, there are 268 Orland Park homes for sale. How does this compare to active listings at other times this year? Are things better or worse? In January, I wrote a post in my Chicago Suburbs Real Estate Blog that there were 244 homes up for sale in Orland Park. Many listings in January have been sitting over the winter. Although I did have a wonderful January one year (can't remember when that was), the month of January is usually a bit slower. A lot of sellers don't list their (0 comments)
Is it Time to Sell…or Renovate? - 08:22 PM
Is it Time to Sell...or Renovate? Many Hemet and San Jacinto, CA homeowners have been hit hard with the loss of equity, due to the collapse of our housing market and the decline in our general economic conditions. The down-side is many people thought they were buying a home as a stepping stone...thinking that their real estate investment in the Hemet - San Jacinto CA market would be a place to establish roots with a starter home and then they would be able to sell in a couple of years to another first time homebuyer - taking out the equity they planned on (5 comments)
Chores for Sex - 08:57 PM
Wow - what a topic...what a concept...what a reality check...sorry guys, but be honest, when is your wife the happiest with you? Is it when you bring home your paycheck? When you bring her flowers or a box of chocolates? Or when you take initiative and do something around the house that she would normally do? I have to admit, my wife loves to see me work...on household chores. How about at your house?
Via Greg Fielding (HousingStorm.com): Doing more chores around the house will get you more sex. This is only loosely related to real estate (cleaning it anyway), but it's an (2 comments)
The California Real Estate Landscape - Is there a Short Sale in Your Future? - 09:23 PM
The California Real Estate Market is certainly taking on a unique landscape all it's own. While most of the country was liquidating huge amounts of bank owned homes through the REO Agent network, California was stockpiling inventory through the legislative process and called it 'moratoriums'.The goal had been to create an equal opportunity for every single California homeowner every available opportunity to save their home from foreclosure by mandating that the lenders spend more time looking at loan modifications and short sales.Today, we have a phantom inventory of homes - the homeowners have gone month after month without making payments, without (4 comments)
Cash For Clunkers Was a Dud - 12:22 PM
I listened to a presentation by Stewart Title's economist, Ted Jones, this morning. Lots of stats about jobs, home sales, etc., but the thing that caught my attention was what the cash for clunkers program resulted in. The goal of the program was to put U.S. car manufacturing workers back to work. Ted said that over 690,000 cars were sold, but only 38.6% were built in the U.S. Of those, most were foreign brands. So the net effect was that a bunch of people got new cars, we lined the pockets of foreign car manufacturers and nobody went back to work. (6 comments)
My Keller Williams office is hosting a Halloween carnival at our office in Lakeway. We will have booths with Halloween activities in the parking garage blow the building. There will also be trick or treating in halls of the building. Most agents with offices have done a great job decorating doors and the office looks great. This will be a great alternative or addition to traditional Lakeway area trick or treating. The event will be on Thursday, October 29th from 5:00 to 8:00 PM. The address is 1921 Lohman's Crossing, Lakeway, TX 78734. We're right next to The Summit. (0 comments)
Will Resetting ARMs Cause another Wave of Foreclosures - 12:54 PM
Next year we will see Alt-A and other ARMs reset. A lot of people think that will set off another wave of foreclosures, but will it? I am hearing that many of the people who bought with these loans have seen the writing on the walls and have already stopped making payments. In other words, we may be see many of these going into foreclosure now. That gives me a little hope about not seeing a significant rise in foreclosures next year, but we will have to wait and see. Does Active Rain Have a Shelf Life? - 11:09 AM
Does Active Rain Have a Shelf Life? I have a client who wants to interview a Stager. I do not know any stagers in that area so my first thought is to find one on Active Rain. I go to the County in question and find 7 Stagers on Active Rain. The problem of course is that it does not look like any off them have been active on Active Rain for some time. Some have done little more than stick up a profile. The links for one of them do not work to a web site. Another as an East (8 comments)
10 Commandments Home Buyers Must Follow - 05:24 PM
Good things to keep in mind if you are trying to buy a home. Via Dr. Chantal Saucier (Keller Williams Realty Acadiana): These 10 Commandments home buyers must follow may seem like common sense to many. Buyers, however, can sometimes forget with all the excitement surrounding the buying of their new home. In the past couple of weeks, I have heard of two separate buyers who saw their home loan turned down, and their dream shattered, a few days before closing because they had bought furniture for their new home before it actually became their home. Both of them now have beautiful furniture (2 comments)
The night air is turning cooler in the mid-atlantic region. The early autumn warm winds have turned cool as we move closer to Halloween. It is a great time to get outdoors and spend a little time with Mother Nature as she sheds her summer wardrobe and prepares us for the fall. There is much to be learned from a walk in the park. It is the time of the year when mums strut their stuff. Each plant preening for just one more visit from the butterfly. Most of the butterflys have gone. A wiser man than I might (37 comments)
Real Estate Opinions - Is it the Pricing or the Marketing? - 10:21 AM
Real Estate Opinions - What's more important, Pricing the home properly or the marketing? Yes, I understand the majority of people will say it's a combination of both, but that's not my question. If you could only do one thing for a listing, would you price it properly and aggressively from day one or would you market the heck out of it and hope for the best? I've recently run into two different situations with sellers who have their homes on the market. They're both using two different strategies, or at least their agents are. The first one has had the (75 comments)

Hi folks. We have another great discussion going on over at www.ShortSaleSuperStars.com. This one is about “highest and best” offers and how they relate to Short Sales. Some Short Sale Agents believe that holding out for “highest and best” on a Short Sale listing is jeopardizing the Seller. They feel we are playing around and may cause the Seller to get foreclosed on because we didn’t get a contract in time. Then there are those like myself that strive to get the best contract we can for our Sellers. We want to limit our Seller‘s tax and deficiency ramifications in the (15 comments)
