What’s that giant red flag? 5 reasons why you should NEVER buy a condo hotel - 03:58 PM
Four years ago it sounded like a good idea… I ran all the numbers available at the time. Today it’s worth far less than I paid, but I can live with that because I bought for the long term. But the onsite Property Management chokehold is a financial killer.
I paid $335K for my studio condo-hotel at the Signature at the MGM Grande, plopped down $90K for down payment upfront, waited almost a year for completion, was totally jazzed because the prices were now up into the low $500Ks and they were already starting on two more towers. In fact, I … (2 comments)

2914 sq ft, plus 800 sq ft wraparound deck with views to Mexico, Coronado and downtown San Diego,  eclectic design in Mt Helix neighborhood of unique custom homes… NOT for sale!
Not yet anyway, but frankly, I yearn for less. I am totally blessed  to have found this home in 1990. Now it’s filled with 2 creative kids with lots of hobbies and interests , 3 rescue dogs, 6 adopted cats, and, yes, me too, with 24 years of business-at-home, and all the office paraphernalia.
In other words, my house is stuffed to the brim. No matter how much I … (6 comments)

The Eastside Real Estate (agent) Bubble - 06:47 PM
By Greg Perry, Kirkland Realtor
Just as Eastside median prices experienced a bubble, the Eastside real estate agent count experienced one, as well.
The following chart represents September numbers in the year indicated:Eastside Real Estate Agents
In 1998, the NWMLS had 2,276 real estate agents in the Eastside areas 500-600.  Agent counts modestly rose until 2002 where they started expanding in excess of  10% per year until the peak in 2007 with 5,485.  Agent counts immediately started withdrawing at the rate of approximately 10% per year for 2008 and 2009.  2009 started the year with 4,605 Eastside agents in January.  At September's end there … (1 comments)

Flu Shot-Two Flu Vaccines, Twice the Number of Questions - 09:21 AM
Two Flu Vaccines, Twice the Number of Questions
RISMEDIA, October 21, 2009—By Kristen Gerencher(MCT)—The annual ritual of fending off the flu is more complicated than usual this fall as Americans weigh the opportunity to receive two vaccines to protect against different types of influenza.
The vaccine to fight seasonal flu is already widely available to people of all ages and health conditions, although some areas have reported supply delays or shortages. But a new vaccine to protect against the H1N1 virus, commonly known as swine flu, is just starting to make its way to schools, public health departments and doctors’ offices. … (0 comments)

How to get testimonials from your clients - 07:50 PM
Loreena Yeo, posted a must-read blog today  on the value of testimonials that demonstrated her inner struggle with tooting her own horn. To that I would add this for you rookies: An easy way to get testimonials from your clients -- and permission to publish them. I use a simple survey that's given inside a nice closing folder to my client at closing. When I hand them the folder I tell them what's inside and ask that they complete it. This is not original to me, but I've been using it so long I don't know who to credit. So here goes. A couple of … (1 comments)

Ridgewood Real Estate Update (July 18 - July 24) - The Trade-Up Buyer is Back - 08:36 PM
5 Ridgewood Homes Sold This Week and the Average Sale Price Was $948,500 - Who are these people?

The Old Story: First Time Home Buyers
Lately we have seen a pick-up in activity in lower priced homes with some homes getting 5 or more offers and selling for significantly over their asking price...remember 2004?   The theory is that first-time home buyers are jumping in with both feet because of the first time home buyer credit and because they don't have homes to sell and thus they don't have to deal with the pain of taking a loss on the sale their existing homes … (0 comments)

Huge News - Housing Prices Rise for the First Time in Nearly 3 Years - 08:40 PM
Case-Shiller Reported Today that the Price of U.S. Homes Rose for the First Time in 3 Years

The month-over-month sales increase, from April to May, was .5 percent (the index lags by 2 months). It was the 1st increase in the index since July 2006. While 0.5 percent may not sound like much, consider that this would equate to a 6 percent increase on an annual basis if these numbers were to hold up for the next 12 months.  That would be a huge turnaround.
This is great news for Ridgewood Real Estate and for the overall  housing market.  … (1 comments)

New Jersey Home Sales Rise for Sixth Month In a Row - 08:46 PM
National Housing Numbers are Looking Good...NJ is Looking Better

This latest news is on top of positive news on building permits, housing starts and national home prices.
Now is a great time to consider entering the market:
Interest rates are still near all-time lows. Affordability is high. Prices are starting to climb. Consider what Jeffrey Otteau, New Jersey's real estate valuation guru, had to say this week about the local NJ real estate market.
"With evidence mounting that the national housing market is beginning to show signs of life, New Jersey is experiencing a stronger recovery pace than the rest … (0 comments)

Ridgewood's Graydon Pool Project: Blessing or Boondoggle? - 08:48 PM

Is the Old Graydon Pool Safe?  Will the New Pool Project Lead Ridgewood Down a Path to Financial Ruin?
Fox News Says "We Report - You Decide".  My tag-line on this subject would be more like... "I Vacillate - You Decide".
I Love Graydon Pool the Way it Is!
Whether the Pool Project is a Blessing or Boondoggle depends largely on who you ask.  We have a town divided.  I am a Ridgewood Resident with two young children and our family goes to Graydon.  I always liked the idea of the sand bottom and the natural look and feel of Graydon.  It … (0 comments)

Below are a couple excerpts from Michael Sedon's coverage in the Ridgewood News.
"The people here tonight are only a small sample of the hundreds and hundreds of supporters we have gathered in just two weeks," said Susanne Kelly, co-chair of the PGC. … (0 comments)

Video - If Geithner Can't Sell His Own Home, Do You Really Think He Can Save the Economy? - 09:13 PM

Treasury Secretary Timothy Geithner Bought his Home at the Peak of the Market in 2004 and Doesn't Understand Why He Can't Sell It for More Today...Uh Oh.
According to this very funny video, from The Daily Show, Tim Geithner purchased his home at the 2004 market peak for $1.6 Million and has now listed it for $1.635 million. Even folks without his financial background know that the real estate market has come down considerably in that time. Anyway, check out the video. Pretty funny.
