Are You The Real Deal Or Just Close? - 07:33 PM
Are You The Real Deal Or Just Close?
In our real estate profession and client interactions it is very beneficial to be a person that does what they say they will do. It not only follows the tenet of obedience to a prinicipal it makes you a genuine person.
Genuineness in people seems to be dying out. Too many people wear too many faces depending on whom they are meeting with. If you are the same with everyone it doesn't take near as much energy, and is much more intellectually honest.
Don't ALMOST be sweet as in Splenda. Be sugary sweet … (17 comments)

"Free Foreclosure Lists" - 07:03 AM
Wow, every Real Estate office that I pass has a banner, marquee, or sign claiming the above. Just stop on in and pick it up.  Since I deal with a large number of foreclosures as a listing agent, I thought I'd share a couple of thoughts. This may or may not be true for other market areas.
I get calls every day for foreclosed listings that sold two to four weeks ago. They're definitely not being found online. Are offices not updating these lists or are consumers picking them up and letting them sit for weeks before they act?  Hard to … (5 comments)

10 Commandments Home Buyers Must Follow - 09:14 AM

Via Dr. Chantal Saucier (Keller Williams Realty Acadiana):
These 10 Commandments home buyers must follow may seem like common sense to many. Buyers, however, can sometimes forget with all the excitement surrounding the buying of their new home. In the past couple of weeks, I have heard of two separate buyers who saw their home loan turned down, and their dream shattered, a few days before closing because they had bought furniture for their new home before it actually became their home. Both of them now have beautiful furniture with no home to put them in.
These two buyers were not my … (1 comments)

Video tutorials: Flash - Rear curtain sync & Exposure - setting up a shot - 11:50 AM
Bryan Peterson is a photographer who has written several books on photography.  I came across these two video tutorials that I thought you might find helpful.  The first is setting up a shot for the feel he was trying to achieve.  Much of the discussion is about rear curtain sync of the flash.  Even your point and shoot cameras have this function, so check it out.  The second video deals more with Bryan's thought process in setting up a shot.  They are very informative videos.

When your barber retires, it isn’t easy to find his replacement, but in this case it was! - 12:07 AM

Saturday it was time for my son and I to get rid of the mops that were forming on our heads, but where should we go? You see our old barber had retired and it now had been a couple months and we finally had to make a decision on what place to TRY! (For you that have been reading my blog posts for over two years, I retired the Flowbee last March, after 15 years, it finally died)
For the record, trying a new place to get your hair cut is not a fun experience, you don’t know … (7 comments)

You social media efforts may not help someone else, it may help you! (How Twitter helped me meet an honest salesman.) - 03:06 PM

I would like to say I've been on Twitter for about a year now, trying to help local residents of Beaverton with housing advice, book reviews for kids by kids, and reviews of local parks and hot spots. But never did I think me helping others would lead to meeting someone that was there just to offer their help to me without expecting anything in return.

Well, on Saturday morning, while out in about in Beaverton watching our best friends daughter be a cheerleader in the rain, I decided to do a little video on pee wee football and … (13 comments)

The Very First Time...Heck Yes I was Nervous, Anxious, Inexperienced...But It Was Exciting. - 07:55 AM
Do you remember your first time? Everything was new and different but you were young, full of vim and vigor. Ready to take on the world. As I approached the Maine lake cottage,  and fumbled, breathing hard and finally got the car door with the magnetic sign stuck to it open, I noticed her "layout". She was 36-24-36....
(Bring up the Commodores "Brick House" song in the background please) and I gulped.
Here I go..this is it. Not really worried about performance anxiety, I was ready. But this was the first time, solo, for all the marbles.

Wikitionary (courtsy of wikipedia.com) defines SERVICE as : An event in which an entity takes the responsibility that something desirable happens on the behalf of another entity.

How to Submit a Purchase Offer on a Home - 10:43 PM
Once you have found the right property, the next step is to make a purchase offer to the seller.  Here are the steps you should follow;
Step 1 - Determine the price you want to offer
The price the seller is asking may or may not reflect realistic market value. The best way to determine market value is with a Comparative Market  Analysis (CMA) showing similar properties that sold recently, those that are currently active on the market and those that are currently active on the market and those that failed to sell. Step 2 - Decide on Financing
