Mortgage Update Changes!!! - 12:12 PM
This is not a Halloween joke and yes it is just the hard cold reality that we do live in a very scary industry right now. As of this morning, one of the largest investors in mortgage back securities, is now requiring a 640 FICO score on all FHA loans. This will more than likely trickle down to the rest of the industry and other investors will probably follow suit quickly. With the change of across the board debt-to-income limitations of 45% starting Dec 12th 2009, (that by the way is not a specific to any one mortgage company that is a Mortgage Industry change) (3 comments)
Is Your Name Stopping You From Selling or Buying Homes? - 11:01 AM
Interestingly enough you may pop-up on a FHA GSA/LPD list and if you do you might be surprised. A national lender that I shall not name (hint WF) just sent me a fax a saying they could not process a buyers application because my name came up on a list. I haven't ever come up on a list....with closings weekly it should have happened before? If I were on a list. So Checking your Identity....ARE YOU....YOU? I called immediately and found out a person is in Leeds, Alabama has the same name as mine. What a surprise so do over two million other people (13 comments)

Sharing Your Blog With Clients (and potential clients) is Easy as 1, 2, 3..........(and maybe 4, 5, 6.........) - 11:05 PM
I joined Active Rain back in November 2006 to unlock the potential of Realtor to Realtor referrals since I work for small independents! I wanted to find good resources for *my* clients being such a newbie to the biz. Immediately I started using my monthly "economic conditions" reports (that was my first market report!) In my constant contact newsletter. Constant contact is the best (and I need to get back to utilizing it!) I Have been inconsistent since our market tanked two years ago. The beautiful thing about Constant Contact is you can see who is clicking on your posts and what (66 comments)

CDPE Designation: Day 2 - 11:06 AM
CDPE Designation: Day 2 The second day of this designation course focused on the stages of the short sale process. From preparing and maintaining the property listing to accepting an offer and submitting it to the lender, I learned quite a bit about what lenders are looking for as well as tips for making sure that the packet sent to the bank gets reviewed. This day also included a review of the difference between short sales on FHA/HUD mortgages and those that are not. Very insightful. The final component of the CDPE course addressed ways in which to leverage the CDPE designation (7 comments)
5 Steps to Finding Your Perfect Tampa Real Estate Agent - 11:45 AM
It doesn't matter if you're buying or selling a home, consulting an experienced Tampa real estate agent is a smart move. Here are five steps to finding your perfect agent: 1. Ask about experience Although many new Tampa real estate agents are good at what they do, ideally, you want to work with an experienced expert. Someone with extensive experience can efficiently get through the process and streamline the fine details. 2. Confirm costs Before getting in too far, find out if you are both on the same page when it comes to costs. Make sure to outline everything in writing (1 comments)
Las Vegas & Henderson Housing Inventory is Declining - 11:26 AM
Las Vegas housing inventory is declining. Investors in Las Vegas & Henderson don’t seem to be going away. Some buyers are facing a daunting task of 30, 50 even 100 offers on bank owned properties, says a local real estate agent Stuart Shienfeld. The public property records show that 45 percent of the Las Vegas buyers in August purchased homes with cash. This has forced most buyers to start putting offers on short sales which can take up to 6 months to close. Short sales in Las Vegas are making up more than 50% of homes on the market; nearly 7,800 (0 comments)

And I'm Worth Every Penny. - 12:43 PM
I Had It EasyYou know, I think I got off easy when I first started doing listing and buyer presentations. You see, I worked in Connecticut and on the Connecticut forms, there was a clause that read: "Please note that real estate commissions are not fixed or set by law and may be negotiable between you and your broker." The Opening to the Ultimate ClosingYeah, I loved that clause. Because while other agents out there glossed over it and tried to get the buyers and sellers to look in the other direction when they went through those terms, I addressed them (4 comments)
Snakeskin at front stoop as staging prop? - 08:54 PM
Is this a new organic staging approach that didn't get enough publicity? Is it a local Cary, NC, thing, or is it featured on "Divine Design?" Or some other HGTV show? "The Stagers," maybe? Showed a home with multiple challenges today, and at the side of the front stoop was a skin shed from about a 30" snake. Buyer pointed it out and laughed. A lot harder than Mrs. Buyer did, by the way. We had a nice chat about copperheads, vs. rattlers, vs. water moccasins. What fun! The things you remember from a day on the roadshow... (13 comments)
I am asking you to comment on the original authors blog. Just too alarming to not get the word out to folks in Ann Arbor and Saline.

Google Maps...New Feature for Real Estate Listings - 09:22 PM
Today Google announced a new feature for Real Estate. The announcement is that you can now search for homes on Google Maps. I had heard "something" was coming. Tonight I had the opportunity to check my listings and see how they were showing up. First you have to make sure ONE of your sites is syndicating to Google Maps. This is NOT Google Base. When I check 5-6 of my listings the first one to show up was from my VFlyer of that listing. Another big syndication site taking advantage of this new feature early on it ListHub.net. There's No Place Like Home - 09:02 AM
In the world of a Sacramento short sale agent, there is no such thing as a normal workday. Every day has its little frustrations. People may make promises that they don't keep. Other people might be unreasonable and demanding. I may explain 10 ways from Sunday how to submit an offer to a buyer's agent, yet the offer arrives incomplete. It's just another day in the neighborhood. I let this stuff roll off my back and focus on the big picture, on what's important. My focus is the people, my home sellers and home buyers. Today, a Sacramento short sale seller (10 comments)
Using your mortgage and real estate blog to enhance existing relationships - a response to Bob's challenge - 06:09 PM
When I launched a monthly Las Vegas email mortgage and housing newsletter a few years ago the main challenge was to produce articles with solid content for my past customers and those who had signed up for it. The plan was to have four articles in each issue. To write in the last week of every month four of them just for this purpose seemed like a lot. But around that time I joined ActiveRain and began blogging here and soon enough this great big light bulb goes on in my head. Why not use recent mortgage and real estate posts (4 comments)
