Mortgage Update Changes!!! - 12:12 PM
This is not a Halloween joke and yes it is just the hard cold reality that we do live in a very scary industry right now. As of this morning, one of the largest investors in mortgage back securities, is now requiring a 640 FICO score on all FHA loans. This will more than likely trickle down to the rest of the industry and other investors will probably follow suit quickly.
With the change of across the board debt-to-income limitations of 45% starting Dec 12th 2009, (that by the way is not a specific to any one mortgage company that is a Mortgage Industry change) … (3 comments)

Interestingly enough you may pop-up on a FHA GSA/LPD list and if you do you might be surprised.
A national lender that I shall not name (hint WF) just sent me a fax a saying they could not process a buyers application because my name came up on a list.
I haven't ever come up on a list....with closings weekly it should have happened before?  If I were on a list.  So Checking your Identity....ARE YOU....YOU?
I called immediately and found out a person is in Leeds, Alabama has the same name as mine.  What a surprise so do over two million other people … (13 comments)

The second day of this designation course focused on the stages of the short sale process.  From preparing and maintaining the property listing to accepting an offer and submitting it to the lender, I learned quite a bit about what lenders are looking for as well as tips for making sure that the packet sent to the bank gets reviewed.

Snakeskin at front stoop as staging prop? - 08:54 PM
Is this a new organic staging approach that didn't get enough publicity?  Is it a local Cary, NC, thing, or is it featured on "Divine Design?"  Or some other HGTV show?  "The Stagers," maybe?
Showed a home with multiple challenges today, and at the side of the front stoop was a skin shed from about a 30" snake.
Buyer pointed it out and laughed.  A lot harder than Mrs. Buyer did, by the way.
We had a nice chat about copperheads, vs. rattlers, vs. water moccasins. What fun!

Google Maps...New Feature for Real Estate Listings - 09:22 PM
Today Google announced a new feature for Real Estate.
The announcement is that you can now search for homes on Google Maps. I had heard "something" was coming. Tonight I had the opportunity to check my listings and see how they were showing up.
First you have to make sure ONE of your sites is syndicating to Google Maps. This is NOT Google Base.
When I check 5-6 of my listings the first one to show up was from my VFlyer of that listing.  Another big syndication site taking advantage of this new feature early on it ListHub.net.

In the world of a Sacramento short sale agent, there is no such thing as a normal workday. Every day has its little frustrations. People may make promises that they don't keep. Other people might be unreasonable and demanding. I may explain 10 ways from Sunday how to submit an offer to a buyer's agent, yet the offer arrives incomplete.
