Via Jim Bushart (Home Inspection Services of Missouri): In random order, I present to you seven different ways in which a home inspection report can be used by parties to a real estate transaction for advantage and benefit. 1. Buyers can consider the reported conditions of the home's systems to determine their ability to afford to maintain the property. A home with a 12 year old water heater, an 18 year old furnace and a 25 year old composite shingled roof is going to need some costly investments in the near future. 2. Buyers can sometimes use information regarding undisclosed defects to (1 comments)
Via Sheldon Neal -- That British Agent -- (Bergen County, NJ - RE/MAX Real Estate Limited): Lawmakers are close to finalizing a new bill to extend the recent First Time Buyer Tax Credit, and in a bold move, extend it to current homeowners who have lived in their homes for at least 5 years. The expectation is that there will be up to $6,500 tax credit for all current homeowners who qualify. The final details of the programs have not been locked in, but it is certainly a good sign that this home buying incentive may well continue !

How can a loan officer help you with lead generation? - 10:48 PM
How can a loan officer help you generate leads using social media? Are you currently working with any loan officers that are bloggers? RALPH from CALIFORNIA has indicated that his lender has their own social sphere, but it doesn't sound like they are working in conjunction with each other??? (see below) If you're NOT working with a loan officer that is "blog friendly", would there be a benefit to do so? I am considering hiring a loan officer that does seem to have a fairly good understanding of blogging and SEO's (in addition to strong mortgage knowledge, of course!). Is that important to (4 comments)
I was outside early the other morning watering the plants on the back patio and a flock of black crows , our local birds of prey commonly found here in inland San Diego, came swooping in making a huge racket. Having experienced this before, I put down the watering hose and ran in the house to grab my camera. I knew from past experiences with crows swooping and hollering ,10-15 in this case, that they were chasing either an owl or a hawk and I wanted to (14 comments)
IRS First Time Buyer Tax Credit Form-Form 5405 Needs To Be Filed - 09:49 AM
As agents, frequently we get asked about which form is required to be filed to obtain the tax credit. The form (as of this writing) is http://www.irs.gov/pub/irs-pdf/f5405.pdf The terms and conditions of who can file are explained at the bottom of the form. It is possible/probable that the tax credit will be extended into 2010. If that is the case, it is an unknow whether they will use the same form #. The qualifying explanation-of course-will need to change to match the new rules (assuming they change). So, rely on this form for 2009, as long as you are buying and (0 comments)
Improve Your Cash Flow With A Property Tax Abatement - 09:27 PM
By Rob Minton & John Mazzara In today's real estate world, cash flow is king. True, some markets around the country are experiencing a recovery in home values, but overall we're not seeing the huge jumps in appreciation that made real estate such an attractive short-term investment during the real estate boom that ended a couple of years ago. But with lower prices overall in addition to low interest rates, lower mortgage payments mean bigger cash flow for investors. I've heard of investors earning $400 and $500 per month in cash flow on single-family homes, which was rare when real estate (0 comments)
If you’ve recently moved to the community of Forest in Bedford County, Virginia, WELCOME! Bedford County was formed in 1754 and consists of 764 square miles of the most beautiful country in Virginia; I never get tired of looking at the gorgeous Blue Ridge Mountains. The population in Bedford County is approximately 60,500 with 8,500 Forest residents.
While we don't have a town center or common, there are several established neighborhoods in Forest including: Ivy Hill, Lake Vista, Forest Lakes, Kensington, Brookstone, Farmington, Cedar Rock, Meadow Wood & Hooper Woods to name a few. One of our (3 comments)
Want to protest your real estate taxes in Lake County, Il ? Do it Now! - 11:32 AM
In Lake County,Illinois, the real estate tax assessments were just recently mailed to all of the homeowners. The scenerio in most households goes like this. You can't believe it- your real estate taxes have increased, but your real estate property values have decreased. If you want to protest your Lake County real estate taxes, do it now! In Lake County Illinois, there are only 30 days after you receive your notice of assessment,(not 30 days after you receive your real estate bill),to file an appeal for that year. In other words, it is imperative at this time to act fast since the assessments were already mailed to (4 comments)
Sleepy Hollow Golf Course Brecksville Ohio - 05:26 PM
Sleepy Hollow Golf Course in scenic Brecksville, Ohio is a wonderful and locally-owned treasure. Sleepy Hollow Golf Course is owned by the Cleveland Metroparks. I live in Brecksville Ohio and drive past Sleepy Hollow Golf Course every day, and most days, I drive by at least 6-8 times. I always admire the beauty of Golf Course and the views it provides, how the views look during the different seasons and how incredibly busy this course is during the playing season. Sometimes, I use this course as a 5-minute respite from the hectic pace of life and I will just sit back (5 comments)

Just Sold - 9189 Eldorado Trail, Strongsville, Ohio 44136 - 08:47 PM
I just sold 9189 Eldorado Trail in Strongsville, Ohio 44136 this past week to my very happy, first-time home buyers. This is a limited-maintenance Pulte New Home development named Schneider Reserve and this community is selling out fast. When the real estate market is down for new home construction across the country and this new home development is experiencing very strong sales, it's obvious Pulte hit the mark with this development. I think Pulte does an excellent job with their designs, flexible finishing options and outstanding customer service. The floor plans in this development are impressive and the pricing is very (0 comments)
