SALES AT HIGH END PALM BEACH GARDENS' COUNTRY CLUB COMMUNITIES INCREASING - 05:30 PM
Homes in Palm Beach Gardens' high end country club communities are selling in 2009 after a dismal year in 2008, according to Multiple Listing Service (MLS) statistics. Two exclusive clubs, Old Marsh and Old Palm saw just two sales during the first 10 months of 2008. Both of those sales were in Old Marsh. There were no sales in Old Palm reported through MLS for the first 10 months of 2008. In Old Marsh the two homes sold through October 2008 averaged $458 per square foot. Both homes had more than 4000 square feet. In 2009 there have been seven homes sold during the (0 comments)

WHEN YOU THOUGHT I WASN'T LOOKING When you thought I wasn't looking I saw you hang my first painting on the refrigerator, and I immediately wanted to paint another one. When you thought I wasn't looking I saw you feed a stray cat, and I learned that it was good to be kind to animals. When you thought I wasn't looking I saw you make my favorite cake for me, and I learned that the little things can be the special things in life. In Commercial Real Estate It Is The Same Thing - 12:40 PM
In seeing pockets of vacancies around my area in strip shopping centers due to a tough economy I tracked down a few owners that were still in business yet had moved. I discovered In Commercial Real Estate It Is The Same Thing. Agents specializing in Residential, Lakefront, Farm and Ranch, or Luxury, all know about it. Location, Location, Location. Turns out this niche batteries store HAD to move to survive. To get better foot traffic for his business. Another story involved the anchor grocery store moving out of a shopping center and the private Christian bookstore folding up. Where did all (21 comments)
Omaha Real Estate Market – October, 2009 - 12:57 PM
The numbers for the Omaha real estate market are in for the month of October and they are a little disappointing. Based on the rate of sales there is currently just over a six month supply of homes to sell. This is the largest supply of homes since February 2009.
Much of this is due to the looming expiration of the $8,000 First Time Home Buyers Tax Credit. If this were to be extending, as some in Congress are proposing, I expect that sales would pick up a bit. To compare this to how the Omaha market fared in September, (0 comments)
1. Refusing to Make Profit Inducing Repairs - It always costs you more money to sell "as is" that to make repairs that will increase the value of your home. Often even minor improvements will yield as much as three to five times the repair cost at the time of sale. Your agent will be able to point out what repairs will significantly increase the value of your home. Seemingly small fix up jobs can have quite an impact. 2. Not Considering Other (3 comments)
EEM, what lenders are doing EEM's... - 11:15 AM
http://www.hud.gov/offices/hsg/sfh/eem/eemhog96.cfm I have a client that has purchased and energy efficient home and I had no where to turn with him. The home has energy furnace, windows, doors and air...plus more...we would have been happy to have the home rated, with having no lenders to turn too, a score would be useless... Expanded Purchasing Power The secondary mortgage market, including Fannie Mae, Freddie Mac, FHA, VA, Rural Development, and CHFA, has acknowledged the added value of energy-efficient homes by offering homebuyers the Energy Efficient Mortgage (EIM) and the Energy Improvement Mortgage (EIM). Both of these mortgages credit the lower (2 comments)
Appraisal for Declining Market or Energy Efficient Home... - 11:37 AM
An interesting story... My current client had spoke with a few real estate agents in our area. All the real estate agents told the homeowner he needs an appraiser to price the home for listing because of the declining market. The homeowner had 2 appraisals that came in about $30,000 less than we expected... I now have a client for life. I let the homeowner talk for about a 1/2 hour or 45 minutes. I realized this person knew he had an an energy efficient / green home and didn't know how to word it. We toured the "WOW" home. At (3 comments)
A Service Testimony and Thank you...Complete Realty, LLC with Localism/ Activerain - 01:25 PM
I just wanted to let you know, we got the keys. He was able to pick them up no problem. WOOO-HOOO!! There was/is one thing, though. When we first got there, on the counter was a champagne flute. Inside the flute, was a letter from the seller, Elaine. It made me cry. Gave us a little info on he life, and her moms. How she (her mom) lived there till she was 87, and Elaine and her siblings grew up there. And how the house was full of love, and joy just waiting to make us happy. It was really sweet. I don't know if you (2 comments)
Compact digital camera recommendations for real estate - 07:58 PM
Frank LLosa of FranklyRealty.com has created a video where he recommends a few compact digital cameras for real estate. Frank and I don't agree on all points, but we do agree that ultra wide is necessary for interior real estate photography. I would add a couple Panasonics even through they are only 25mm. I figure if you aren't hiring a professional to shoot the listing, then you don't really care how good the photos are anyway. (That last comment was designed to get things stirred up.)
Can you blog and email too much? Well, today my computer tried to give me a warning that I may do exactly that. It tried to burn down my house, but luckily for me I was on the computer when the battery light came on and I decided to check what was wrong and this is what I saw.
This is the wire that decided to short out and try to catch fire! Remember to turn off your computers when they are not in use or the outcome can be very different.
Market Pricing - Now there is a novel idea! - 11:33 AM
This morning I read the following post and I agree! (See below). In fact I had to chime in with more thoughts. We have all seen them... overpriced and out of the market but still in MLS. Before going on I have to subscribe to full disclosure and that is I have had a few too... but some of the ones I see I would be embarrassed to have listed at that price. So whats the deal? First from "04 to now, even with recent attrition there are a lot of comparatively new agents that just have not really dealt in a flat (10 comments)

Just An Observation On Communicating - 01:55 PM
Realtors® generally have a variety of tools in their arsenal for communicating with clients. Let me rephrase that...Realtors should have a variety of tools in their arsenal for communicating with clients. No two clients are the same and there are any number of ways and frequency that they want to communicate with their agent. Phone: still the old tried and true. In many cases there is nothing that beats the good old telephone for making sure a message is communicated and understood. If its answered, the telephone is still the most efficient and secure way to communicate. (0 comments)

Arizona Real Estate Buyers Purchases Maine 100 Acres And Log Cabin..Video Was Key. - 02:02 PM
For real estate brokers still muttering video is no big deal, this Cary Maine Friday sale at a Houlton ME lawyer's office shows video is key. Does not have to be a Hollywood multi million dollar production either..just simple, show them the way in, the inside and around the real estate listing. Over 7200 ME land and log cabin views means somebody watched it. This was that video that did all the work. Lots of eyeballs for one Maine property listing. Video hits all five senses and takes the buyer that knows little or nothing about this area of Northern Maine (4 comments)
