SALES AT HIGH END PALM BEACH GARDENS' COUNTRY CLUB COMMUNITIES INCREASING - 05:30 PM
Homes in Palm Beach Gardens' high end country club communities are selling in 2009 after a dismal year in 2008, according to Multiple Listing Service (MLS) statistics.
Two exclusive clubs, Old Marsh and Old Palm saw just two sales during the first 10 months of 2008.  Both of those sales were in Old Marsh.  There were no sales in Old Palm reported through MLS for the first 10 months of 2008.
In Old Marsh the two homes sold  through October 2008 averaged $458 per square foot.  Both homes had more than 4000 square feet.    In 2009 there have been seven homes sold during the … (0 comments)

How To Modify A Home Picture To Improve "Curb Appeal" - 09:25 PM

Altering featutres of the home or Adding and deleting plants, trees, high tension lines or anything else that would be deceptive. I would love to take care of this tonite! Ive finally broken down and uploaded an " HD " photo of myself. However, I've found another photo I would like to use instead and the link to upload a new photo is gone!

Omaha Real Estate Market – October, 2009 - 12:57 PM
The numbers for the Omaha real estate market are in for the month of October and they are a little disappointing. Based on the rate of sales there is currently just over a six month supply of homes to sell. This is the largest supply of homes since February 2009.

Much of this is due to the looming expiration of the $8,000 First Time Home Buyers Tax Credit. If this were to be extending, as some in Congress are proposing, I expect that sales would pick up a bit.

My current client had spoke with a few real estate agents in our area.  All the real estate agents told the homeowner he needs an appraiser to price the home for listing because of the declining market.  The homeowner had 2 appraisals that came in about $30,000 less than we expected...

I just wanted to let you know, we got the keys. He was able to pick them up no problem. WOOO-HOOO!!  There was/is one thing, though. When we first got there, on the counter was a champagne flute. Compact digital camera recommendations for real estate - 07:58 PM
Frank LLosa of FranklyRealty.com has created a video where he recommends a few compact digital cameras for real estate. Frank and I don't agree on all points, but we do agree that ultra wide is necessary for interior real estate photography. I would add a couple Panasonics even through they are only 25mm. I figure if you aren't hiring a professional to shoot the listing, then you don't really care how good the photos are anyway. (That last comment was designed to get things stirred up.)

It was a little to close. I almost got to the point of blogging and being online too much - 11:54 PM

Can you blog and email too much? Well, today my computer tried to give me a warning that I may do exactly that. It tried to burn down my house, but luckily for me I was on the computer when the battery light came on and I decided to check what was wrong and this is what I saw.



This is the wire that decided to short out and try to catch fire! Remember to turn off your computers when they are not in use or the outcome can be very different.

Market Pricing - Now there is a novel idea! - 11:33 AM
This morning I read the following post and I agree! (See below). In fact I had to chime in with more thoughts.
We have all seen them... overpriced and out of the market but still in MLS. Before going on I have to subscribe to full disclosure and that is I have had a few too... but some of the ones I see I would be embarrassed to have listed at that price. So whats the deal?

Realtors® generally have a variety of tools in their arsenal for communicating with clients. Let me rephrase that...Realtors should have a variety of tools in their arsenal for communicating with clients. No two clients are the same and there are any number of ways and frequency that they want to communicate with their agent.
Phone: still the old tried and true. In many cases there is nothing that beats the good old telephone for making sure a message is communicated and understood. If its answered, the telephone is still the most efficient and secure way to communicate.

For real estate brokers still muttering video is no big deal, this Cary Maine Friday sale at a Houlton ME lawyer's office shows video is key. Does not have to be a Hollywood multi million dollar production either..just simple, show them the way in, the inside and around the real estate listing.
