The Fifth Season - 07:15 PM

The seasons in New England are very distinct and very different from one another.  Spring is filled with crisp air, blooming flowers, budding trees, and grass that is beginning to grow.  Summer is warm, with a couple of weeks that gets very hot and humid.  The flowers are in full bloom, trees are thick with green leaves, and cutting the grass is a weekly chore.  Fall is a canopy of colors, as the leaves on trees begin to turn bright shades of orange, yellow, and red, and different shades of green.  The weather is also cooler and crisp, but … (33 comments)

Home Inspection killed the deal on Upper Marlboro,MD house for sale-Was it because yesterday was Friday the 13th? - 07:49 PM
Home Inspection killed the deal on Upper Marlboro,MD house for sale-Was it because yesterday was Friday the 13th? Maybe. But I don't believe in the whole friday the 13th thing. So what is Friday the 13th some of you probably ask? According to Wikipedia Friday the 13th occurs when the thirteenth day of a month falls on Friday, which superstition holds to be a day of good or bad luck.
Anyway I have been working with a client of mine for about a month and a half now. I have shown them around 32 houses. All of the houses that I … (7 comments)

List agents - Don't Get Lazy! - 01:39 PM

I was reading another member's blog post today, and it brought to mind one of my pet peeves about lazy seller's agents.
Bear in mind that I'm not trying to say that all agents are lazy, but it seems to me that some of them (in my area, anyway), are really falling down on the job.
I'm showing (or trying to show) 6 properties tomorrow (Sunday) to a cash buyer.  I made my calls yesterday morning (Friday) to set appointments, and get lockbox codes for the vacant homes that didn't have an electronic lockbox. Out of the six possible homes, one agent has yet to call … (5 comments)

Have you seen my missing blog post??? - 08:20 AM
Where in the world could my post have gone? I posted it late in the afternoon, even got some comments in my home messages. Yet when I click that link to try to go to it, I get this message:
"This blog post can not be viewed. The most likely cause is the post is "members only" and you are either not a member or not logged into ActiveRain."
Well, I AM logged in but better yet, I AM THE AUTHOR OF THE POST! And it was not a post for members only anyway???
Where could that blog have disappeared to???

How stupid is stupid? - 09:52 AM
Okay... I can't figure something out, and I hesitate to even tell everyone that I don't know this. So let me start by admitting this is probably a stupid question... but how do you bookmark a blog? I have looked and looked and I know it must be pretty obvious, but I can't seem to make the connection.
(Like when I couldn't figure out how to save a draft! Once I saw the drop down, I was embarrassed that it was so obvius!)
So bear with me on this one, too, as I see so many that I want to refer … (2 comments)

Our company has been honored for the second time to be in the running as "Best Companies To Work For" sponsored by the Denver Business Journal. The last year we entered was in 2006 and we took 1st place! This year's winners will be announced on November 19th, and we know we are in the top ten again as we have been extended an invitation to the ceremony! HOORAY!
I will be in a meeting at our corporate office the Tuesday and Wednesday prior to that announcement and we have been asked to speak on "culture". I think this is a … (8 comments)

Why it Makes Sense To Go To a National Convention - 09:52 AM
I am at the NAR San Diego convention this week and cannot understand why it isn't more crowded. Sure, I know that there is a lot of economic stress right now, but this is such a terrific investment in your career as a real estate agent.
Trade Show If you do nothing other than go to the Trade Show you will profit. Seems a bit smaller this year with fewer trade show giveaways, but if you want to know what is state of the art in our industry, this is where you will find it. I cruised through last night to … (3 comments)

We Don't Have a Neighborhood Specialist! - 09:20 AM

How many people in your neighborhood would say the same thing? Do you ever ask yourself why?
Farming is still an excellent tool for real estate professionals and your own neighborhood is great place to start. If nothing else is right there :)
Like anything else in life farming begins with a plan, a plan that you have to stick with. Whatever you decide to do stay genuine, don't copy other agents and rather then cheep gifts get involved. You will have to work hard to get yourself established as neighborhood real estate expert but when you do you … (2 comments)

I'LL BEGIN  WITH THE COMMENT "cash for clunkers EXTENDED AND EXPANDED" and a race to the MOVED finish line (NOW APRIL 30TH 2010) THE BEST WAY TO DESCRIBE THE WAY THE REAL ESTATE MARKET IS BEHAVING this fall.
WHEN YOU LOOK AT THE NUMBERS THE THING that JUMPS OUT AT YOU IS A 67% INCREASE IN THE NUMBER OF PENDING SALES YEAR TO YEAR, YOU COULD SHOUT ABOUT THE INCREASE (SEE THE CAUSE IN THE FIRST LINE), YET WHEN YOU NOTE THAT LAST YEAR AT THIS TIME THE BUYERS … (0 comments)

Minnesota Homebuyer Credit| Extention Of Tax Credit - 10:23 PM
Well, the credit is actually for everyone-Minnesotan's and everyone else.  The credit has just been expanded to include existing homeowners who have owned their home over the past 5 years.  You no longer need to be a first time buyer.  The credit is still $8000 for first time homebuyers and $6500 for existing homeowners who meet the new criteria.  Rather than go over all the nuances and specifics, go to this link-- http://www.federalhousingtaxcredit.com/faq2.php  This link is to a site maintained by the National Association Of Home Builders.  They do an excellent job explaining what the rules are and how you can qualify.  … (0 comments)

Qualifying For Homebuyer Credit| Rules For Home Buying Credit - 10:34 PM
Breaking news last week is that the credit to purchase a home has been extended and expanded.  Now you have until 04/30/2010 AND you don't need to be just a first time home buyer.  If you have owned your existing home for the past 5 years and intend to buy a new home, you will qualify for up to a $6500 tax credit.  The dollar amount of the credit for first time buyers is still $8000.  Home values are still extremely low and interest rates are at 50 year lows.  NOW is truly one of the best times to think about purchasing a … (3 comments)

WHAT ONE THING THAT WILL TURN DEFLATION AROUND? - 12:18 PM
DO AMERICANS UNDERSTAND HOW THE GLOBAL ECONOMY REALLY AFFECTS WHAT THEIR HOUSE IS WORTH?  Sadly, for the vast majority, the answer would have to be no.    Do we understand the difference between inflation and deflation? Deflation is what is causing your homes to be worth less.  If asked the majority of Americans fear inflation, but without it, their homes will never recover lost value.
INFLATION VS DEFLATION
I recently stumbled across an arguement for inflation entitled "Overcoming America's Debt Overhang" it is a long read, but worth the time and effort. It explains in great detail why inflation is necessary and … (6 comments)

Sunset in Long Grove may be a reality! - 03:29 PM

The post below was written in 2009... For the most current information, please read the  Sunset Foods post dated December 2010.

Two years after I wrote the article about Sunset Foods coming to town,   the residents of Long Grove, Il still only see  dirt and no signs of the Sunset Foods strip mall.    For many months there were many trucks getting ready for the construction of the  Sunset Foods, and then all of a sudden  the consturction trucks ceased coming.
Well last week, the Chicago Tribune reported the following....
Hoffman's Lakewood Real Estate Solutions is working with the … (3 comments)

Man, I'm tired.... - 02:07 AM
I have so much going on, that it would boggle the mind.   I have businesses for sale, Loan sales going on, consulting agreements that are in place everyone is jumping, my employees, myself, my consultants, associates....
How do I let people know that I can double their money in 30 days, but you have to sign this CNDA (Confidential Non-disclosure agreement), my clients laugh when I tell them that their money has doubled, they tell me to keep going, keep doing what I have been, at the same time I can't reach out to everyone that is in need of a … (3 comments)
