Don't Be Too Scary To Be Awesome! - 09:34 AM
"The winner's edge is not in a gifted birth, a high IQ, or in talent. The winner's edge is all in the attitude, not aptitude. Attitude is the criterion for success." ~ Waitley
Make your message strong, passionate, potent -- but fair, factual and palatable.
If a message suggests that the writer or speaker has lost control, even if the message is sound, it will not be heard.
Your 'voice' must be pleasant for your message to be received. Read what you wrote into a recorder and  listen. Would you like the message? Especially in the 'flat' medium of writing, give … (22 comments)

What is your home walkscore? - 09:43 AM

Find out what is the Walk Score in the Neighborhood you live?
www.WalkScore.com

How It Works Walk
Score calculates the walkability of an address based on the distance from your house to nearby amenities. Walk Score measures how easy it is to live a car-lite lifestyle—not how pretty the area is for walking.

I thought this will help us in marketing yet another unique feature about the home. The higher the walkability score will help determine buyers the convienence of the neighborhood.

INTERESTING INFO ON WHO IS BUYING AND HOW THE HOUSING MARKET HEALS FROM THE BOTTOM UP - 09:37 AM
Great information ~ Thank you Allison Stewart
Via Florida Pines Realty, LLC:
The market always heals from the bottom up" according to Paul Bishop, National Association of Realtors Vice President of Research. According to the recently released sales numbers 47% of buyers this past year were first time home buyers.  Surpassing the previous high record of first time purchasers set back in 1991
"These buyers are critical to housing and a general economic recovery ...they absorb inventory, free existing owners to make a trade and stimulate related goods and services " said Bishop.  He compared this rise to the last recession in 1991, where … (0 comments)

FHA 203K Streamline Renovation/Purchase - 03:42 PM
So you or your client have found a home in a great area in the client's price range. Only one problem: it's in bad shape. The HVAC system is 50 years old, the roof is 40 years old and the windows may as well not even be closed. Plus the kitchen has vinyl floors in 3 different patterns and the counters are all laminate with burns and holes and scars.
Not to fear! Meet the FHA 203K Streamlined renovation loan.

Help ActiveRain my computer is being held hostage.. - 09:10 AM
Help ActiveRain my computer is being held hostage... by a pop up on ActiveRain.
Late yesterday I went looking for a tale of a local agent doing something dumb, or illegal, or unethical or naughty...  I remember whose blog the tale was on... I remember who it is about (another agent in my market made me aware of the post back in 2006 or 2007 and told me who it was about.)  Is she a  confidant of the AR member (let's call him Agent A and her Agent B)  who posted the post calling a competitor names?
Hardly.
Looking for "the tale" is about the discussion in … (11 comments)

Marin County, California, Luxury Homes Report (November 2009–Sales and Inventory Analysis) - 10:59 AM
[Click HERE for the full article, courtesy of www.ImagineMarin.com]
Building on a trend noted in last month’s report, media coverage of the overall economy has improved. In particular, reporting on the housing market. Forecasters are predicting that 2010 will be the first year since 2005 for housing to contribute to the growth of the U.S. economy (based on a survey by the National Association for Business Economics). According to that organization, home prices are expected to rise 2 percent next year — over 80% of economists surveyed think the recession is over and recovery has begun. The Mortgage Bankers Association Chief Economist Jay … (0 comments)

How Real Estate Agents can prepare for a Home Inspection - 12:54 PM
Yesterday I attended an education session that had several home inspectors presenting information to a group of real estate agents.  They gave us valuable information on what should be expected from a home inspection and how we can help our clients benefit from them.
One important tool they supplied us with was a checklist of things we could do as real estate agents to ensure the home inspection went smoothly for all parties involved.  This checklist included the following suggestions:

Give the inspector a quick call the day before the inspection to verify the appointment.  Make sure the inspector … (1 comments)

Listing Agents Gone Wild? - 01:38 PM
I was amazed recently that there was a good discussion (very rare) on LinkedIn regarding an Asset Manager and REO's. ("REO Listing Agents Gone Wild Or Just Don't Care?")  One of the asset managers comments:"It never ceases to amaze me how some REO agents don't seem to get a clue of how fortunate they are to have assignments in this economy and how many other agents would love an opportunity to eat their lunch. Time and time again purchase agreements are sent with missing or wrong information."Why yes - and I've got a few good answers:  Why do you give out 100 to … (17 comments)

Agents Have No Duty to Submit Short Sale Offers – Surprised? - 05:43 AM
A borrower has no obligation to present all short sale offers to a lender, which means that a borrower's agent has no obligation to present all short sale offers to a lender, which means that a buyer's agent has no right to demand their short sale offer be presented to the lender. To transact under any other premise is to misunderstand the process completely.

Mountain View Corridor - 01:36 PM
If you live on the west side of the Salt Lake Valley you will be interested to hear that the Mountain View Corridor has been given the go ahead.

For the first phase they have been allocated $500 million, which they will use to construct a two lane highway (two lanes either way), with a speed limit of 45 mph and signalized intersections. Initially the road will be constructed between 9000 south and Redwood Road in Salt Lake County and between 2100 north and I-15 in Utah County.
This may sound like a cop out, but the idea is that … (0 comments)
