This is true for both the first time buyer credit, and the existing buyer credit... the amounts bantered about are MAX amounts, and not every purchase will get these amounts. Thought I would reblog this...
Via Kris Wales - Macomb County MI real estate blog & homes for sale search site (Keller Williams Realty - Lakeside Market Center):
One of the common misconceptions for home buyers (and some real estate professionals) is that the first time home buyers tax credit is $8000 for all buyers.  When reading the fine print of the IRS form 5405 there is an entry line to fill … (0 comments)

Hopefully you will understand and know why it happened instead of thinking that you are either cursed or you are bound to have bad luck because that is not always the case.

DON'T OVERDO IT! - 09:28 PM

Via Captain Wayne Rowlett (Rowlett Real Estate School):
Homeowners who are preparing to sell realize there's quite a bit of competition out there.  While presenting your home in model condition is one of the best ways to win the attention of potential buyers, be careful to avoid the pitfalls of improvements that may not produce the full-price offer you are seeking.
First and foremost, do not try to out-do the other homes on the block.  Yes, you want your home to stand out, but not so far out that your asking price will have to be significantly higher than those of the … (0 comments)

THE PSYCHOLOGY OF SELLING! - 09:29 PM

Via Captain Wayne Rowlett (Rowlett Real Estate School):
When you need to or want to sell your home, who will understand exactly what you're going through?  Your local real estate agent knows about all the positives and negatives that can be associated with selling your home.
Perhaps you're under the pressure of selling because of an unpleasant circumstance like divorce.  Being overwhelmed by the issues that are forcing you to sell can sometimes cloud your judgment when it comes to making decisions about the real estate transaction.  Place yourself in the capable hands of a qualified real estate professional who will coordinate … (0 comments)

What is PMI? - 09:31 PM

Via Stephanie Reynolds (Agent of Possibility, REALTOR, GRI, ePro at CMI, Inc. ):
This article was inspired by reading Richard Smith's post this morning Mortgage Insurance Companies-Losses Increase Concern. I thought I would take the opportunity to clarify what Mortgage Insurance is.
There is a lot of confusion when I am asked about Mortgage Insurance. Does it cover me if I lose my job? Is it protection for me if I become disabled? Does it cover my payment? Is it like my hazard insurance policy? How does it work? Is the lender providing my insurance?
Mortgage Insurance is insurance coverage for the … (0 comments)

Real Estate Investor Market May Be Making a Come Back! - 09:32 PM
Why in the world would I suggest such a thing? Let me make a couple of points:
According to RealtyTrac's US Foreclosure Market Report, 1 in 372 households were sent foreclosure notices in the month of September. Underwriting guidelines on conventional are now requiring a minimum of FIVE YEARS after foreclosure, 10% downpayment, and at least a 680 FICO score. So, if both of the above are correct, where are all of these people going to live for the next five years???
REAL ESTATE PROPERTY INVESTORS need to take action right now while prices and rates are both down. We need to … (4 comments)
