Only Four Percent of Homeowners Get Obama Loan Modifications

Nine months after the program launched, only four percent of homeowners participating in the government's Making Home Affordable program have successfully had their mortgages modified to reduce their monthly payments and make it possible for them to stave off foreclosure.
Of more than 780,000 homeowners participating in the program's trial phase, as of the end of November some 31,382 have made it through the program, which includes a three month or longer trial period to be sure that homeowners can make reduced mortgage payments, according to the Treasury Department's monthly … (1 comments)

2010 is now! - 04:47 PM
Yes, you read that right, 2010 is now.  Don't believe me?  Read on...
Though it may be less than 2 weeks til Christmas, 2010 is already here from most of us.  Let me explain.
While eating turkey during Thanksgiving, I was already thinking what will be needed to produce income for 2010.  It was then that started the yearly ritual of revamping my business plan.  I would start to adjust what was needed to produce the goals I would set.  It was basically a goal setting time for 2010.
Most people will agree that if buying or selling a home is … (4 comments)

If you have an investment property, want to buy a different property(ies) and want to defer the taxation on your profits by staying in the real estate business (through retention of some qualified "like kind" investment property) then you should definitely consider utilizing a 1031 tax free exchange.  I am often surprised at how many investors don't know about this or have never considered doing it.  I have helped many investors buy and sell properties utilizing this special chapter in our tax code.  If you go to http://www.IRS.gov, you can put in the keyword 1031 and download the booklet.  It covers the rules and … (0 comments)

Before You Advise Your Clients Rent Their Current Home And Buy Another One, You Need To Know This! - 04:07 AM

Via Phil Caulfield Jumbo Loan California DRE #01030082 (RMC Real Estate Loans - Jumbo, Construction, Private Money):
When someone buys a home before selling their current home, they may have a problem: if they have a mortgage on the old home, that debt is included in their debt-to-income ratio.
In the old days (pre-2008), home buyers who did not sell their home first had at least a couple of ways to offset their mortgage debt.
Some lenders would accept the income reported on a rent survey prepared by a licensed appraiser. Other lenders would accept a rental agreement.
The lender would … (0 comments)

Via William J Archambault Jr (The Real Estate Investment Institute ):
One Of God's Greatest Gifts / The Ability To Fail Like A Moron
After my last post this seems appropriate again. We can't survive or strive if we let the short sighted among us deyne us the right to fail, because failure is the opposite side of the success coin! You simply can't have one with out the other.
Being empty nester's, Brenda and I more often than not watch the news during dinner, some days we make the mistake of paying to much attention. We heard that home owners never knew they … (3 comments)

How Would You Answer This Question? - 02:31 PM
I was listening to a radio show this week and the question came up:
"Do you really wish things would change or do you just want them to be different"?
I've thought about this all week and I decided I appreciate and like my life the way it is... I wouldn't wish anything different,  but some areas I would want to be different.  And if I want that difference, I'm the one who needs to make it different!
How would you answer this question and why?
