Phoenix Home Selling Made Simple: Finding an Agent and Pricing Your Home for Sale (Part 1 of 3)
Deciding to sell your home is a financial decision, to be sure - but before it becomes a financial decision, it is really an emotional decision. This may sound odd, but the very first thing you must do when preparing to sell your home is decide to sell it. A firm decision to sell will enable you to begin detaching from your home and all your cherished memories so that you can start viewing it as simply a house. Once you've done that, … (11 comments)

Sayreville & Piscataway New Jersey Homes for Sale: 2010 Market Forecasts - 08:49 AM
The Those with Sayreville & Piscataway New Jersey homes for sale are buckling down for the long haul, but exactly how long will that be? I spent a little bit of time roaming the Internet to get the general "feel" from people on the housing market. It turns out that the answer all depends on who you ask...

Housing Predictor
Housing Predictor.com says, yes, the housing market appears to be making a rebound. However, that rebound, says economist, John Hines, is a false front. The government is pushing the rise in sales to make the housing markets look good and … (0 comments)

Two Passports - Life is Fragile - A Tribute - 12:39 PM
Lucy Hall - one of the most humble, sincerest and nicest person I knew, had her funeral on Friday.  She will be missed greatly.
Lucy and I had the priviledge to work together for many years.  She worked for me both as a mortgage loan officer and also as a Realtor.  Her work ethic was incredible.  She sincerely desired the best for her clients.
What many people didn't know was her love for children.  As a Foster Parent she adopted and raised two children.  She had desired to open a home to where unwed mothers and expectent mothers could find shelter, … (3 comments)

LifeStyle Protector . . . - 01:51 PM
I came across a pretty neat insurance plan that is designed as a "Lifestyle Protector" plan.  It is a term life insurance policy with a critical illness rider.
Have any of you had any experience with this type of plan?  Apparently it will pay out a lump sum of money upon first diagnosis of a critical illness.  I'm told that 1 of 3 people will come down with a critical illness in their lifetime.  The benefit pays on first diagnosis of: heart attack, life threatening cancer, stroke, renal failure, major organ transplant or terminal illness from any cause.
It sounds really … (0 comments)

Important Tips On Buying That Next Home - 11:39 AM
Finding the right home is the result of good preparation and solid research with a little basic education thrown in.  Here are a few simple, but important tips to help you in your search for a new home.
TIP #1:  LOCATION, LOCATION, LOCATION
I know that this sounds like a worn out cliché, but it's true.  Location is the largest single factor to consider.  Do your own research regarding the neighborhood, schools, places of worship, desirable amenities, and the general "feel" of the community.
TIP #2:  Know how much you can afford
Consult with a qualified home mortgage consultant and be … (0 comments)

When the banks take forever on offers who really loses? This time it will be the bank! - 04:02 PM

By Todd Clark (Broker/Sales Coach) 503-524-9494

I've had this home listed for over a year now, we have had 8 really good offers and one that was even cash and wanted to close in 5 days, but the bank decided they wanted to think about it. Everyone of those buyers walked, but not this last one, he stuck it out for over 4 months. But, the bank once again took their sweet time.

This home had a renter that really made it difficult to show and I would say we lost at least 100 showings because of the … (15 comments)

Do You Really Want to Lease Purchase or Just Rent? - 04:00 PM
I don't like beating a dead issue especially so near the holidays when we should all be merry as in Merry Christmas, but my phone is ringing off the hook with people inquiring about lease purchases.  IF ALL YOU REALLY WANT TO DO IS LEASE A HOUSE FOR THREE MONTHS, this isn't going to work for you.
When I return calls to people who have called for a lease purchase and explain the terms of a lease purchase, they're horrified.  WHAT?  What do you mean "terms"?  "I have to put down non-refundable earnest money?"  "What, I actually have to buy the house at the end … (26 comments)

Time is a winged chariott - 01:05 PM
I know we have all heard this, but do we pay it any heed.  It seems like only yesterday that we were all worried about Y2K (for those too youg to remember, this was when we switched from 1999 to 2000 and all the expected computer probem) and in a couple of weeks, the year 2010 will be here.  What are you doing right now, besides reading my blog, to make tomorrow a better day.  For years we are been disucssing a time machine, but it does exist, it is called a television.  You sit down and you are an hour … (2 comments)

Santa..The Guy Is Getting Older And A Little Forgetful..So Help Him With Real Estate Stocking Stuffers. - 09:55 AM
Look around you and consider what do you really need this Christmas? Not hankering for much you do not already have? That's where Maine real estate comes in. Great selection. Plenty of property to pick from. Bargain priced year round, not just Black Fridays or for a few hours on this day, that evening. Attractive real estate prices all the time. Examples? Well unlike a big box store that slashes prices on two or three items to cause an early morning stampede of feisty shoppers, we have more than enough for everyone to own a low cost, attractive property. Here are … (0 comments)

You Are Ready To Sign A Maine Purchase And Sale Agreement...How Much Deposit Is Needed? - 02:34 PM
If you read the ABC's of real estate books, the ones called "Real Estate For Dummies", etc you get down payment advice from a dollar to the entire purchase price as options. The entire amount in cash would be a dramatic statement to make in a multiple offer situation to say "pick me pick me" as a real stand out buyer. To say traditionally it is always this or that amount does not reflect the different elements of every real estate transaction. Like people, transactions are different. If there are 37 listed contingencies on a purchase and sale agreement, a seller may … (0 comments)

A Scrooge in Our Midst - 10:57 AM
Last night I heard a story about a local foreclosure. I have been believing that many of these stories are tragic...but, this one is most certainly NOT. If anything, it reads a little bit like the Christmas story, "A Christmas Carol," by Charles Dickens. Imagine a neighborhood where the homes sell for between $950,000 and $1,400,000.  Now imagine an owner who refinanced last year, pulling a lot of cash out of his 15 year old home. His house had appreciated significantly in 15 years, and so he very likely pulled out a large sum of money.  He and his wife bought … (5 comments)

Monday Fog, Hard To See…Sound Familiar in the Market?? - 12:14 PM
I woke up this morning to a dense fog covering the landscape...how about you? Now it is mid-December here in north myrtle beach, as I am sure it is in most parts fo the world, but with cooler air moving in and pushing that warm air to the ground creating this misty atmosphere, it makes it kind of hard to navigate around. I mean it's hazy, you can make stuff out, but a clear picture it is not.
Sounding familiar? I believe the market is currently like this for most. The black despair most of us have had for the past … (1 comments)

Are you selling your house or a lifestyle? - 09:06 AM
Have you ever gone into a house or condo only to see football memorabilia everywhere? The greatest sports fan ever lives here! The kitchen with high tech appliances and gadgets everywhere? Obviously the home of a gourmet cook.
Ever glimpse a garage full of "equipment?"  Oh yes, the super handyman lives here!   If you have been in the market searching for a new home, you know what I mean here....There can be a fine line between these two things - selling your house and your lifestyle.
I will admit that there are times when you are throwing in a lifestyle with … (7 comments)
