At 10:30pm on Dec 31st is a full moon! I'll be in a hot tub in Buena Vista, CO looking at the 14,000' peaks of the Collegiate Mountains. We are bringing the hot air balloons and the Golden Retrievers with us. We rented a great cabin through VRBO. Our friends and us hope to fly, ski and go into the back country with the snow dogs. We are Golden people and nothing can bring a neighborhood together than having Goldens as neighbors. They are canines, but my neighbors consider them as "people".

Our latest figures for the Westfield NJ Real Estate Market report are in. It looks like inventories went way up in the first part of 2009, but leveled out again towards the end of the year. Prices were down between 10 and 25 percent depending upon the neighborhood, but homes in the first time buyer range actually showed signs of going up in price towards the end of the year. I love doing real estate photography - especially when the agent and/or sellers have taken the time to make sure the home is looking its best. But, of course, there are times when it's a challenge ...
I did a photo shoot recently of a home that had been staged ... I'm sure the stager did the best she could under the circumstances, but there were some problems: electronic equipment (DVD player, cable box, etc.) on the floor next to the TV; an office desk with the particle-board backing facing the door. If you haven't read it yet, this is a MUST read for every Realtor. I wish I had read it two yeas ago, when the market suddenly came to a screeching halt. I had listings in a hot part of town that usually sold in less than 45 days and all of a sudden they weren't selling! I couldn't figure out what was happening and why. I had been licensed since 2003 and never saw what a "shifted" market looked like! My homes were priced right, or so I thought, until I saw that what was selling was priced below the (3 comments)

I love coming to this forum where we can exchange ideas and learn from each other. There are so many options in this industry that each of us can use for marketing and getting our listings sold that it becomes overwhelming to stay on top of them all. I would love to know what you guys have done that you find most effective. I know exposure is key and my listings get plenty of exposure to agents, on the web and in print, are priced to sell, in excellent condition and staged if necessary, but this market has been such a drag!! How about a green holiday tip that will actually help reduce your stress as well as your carbon footprint.Tip #17: Gift Cards are GreenWhile at the local grocery store recently I took a look at the number of gift cards that are available and the number was astounding. There are cards for restaurants, clothing stores, home improvement stores, electronic stores, etc., and cards for each in various denominations. I could have picked up a card for just about everyone I know all in one trip. This would greatly reduce my carbon footprint in reducing the number of places I would need (0 comments)
