I recently began working with a client who had recevied a pre-approval from her mortgage broker who she had been working with for several months.  I had never worked with him before but she was pleased with the work he had done to help her repair her credit.

I spend hours each month on ActiveRain, but I need to read from the paper (magazine, book, newspaper from time to time) also. Having a cup of fresh, good, hot French Roast coffee while reading from the real paper is still awesome and always will be.

 Bravo to the Florida Emerald Coast Association of Realtors for recognizing the risks of multiple offers on short sales.  Our MLS requires all short sale contracts to be placed in "Contingent" or "Pending" status.  What some agents do to skirt around this rule is submit unsigned "offers" to the short sale lender.  That way, they could keep the properties listed in Active status while working multiple short sale offers, since an "offer" is not a "contract".

Early in my career, I spent 2 months every fall making gingerbread houses for anyone who had sent me a referral or bought a home during the previous year.  After a while, however, that task just became impossible for a combination of reasons - my busy family, real estate business, and the pure volume of houses needed to meet that standard. 
Alas, gingerbread houses were replaced with Hickory Farms cheese balls.

My partner and I are in the middle of finishing up our business plan for 2010.
We've reflected on where the bulk of our business has come from, where our marketing dollars have generated the best return, and where we have wasted the most time.
In our analysis, we have discovered that in the Los Angeles market, working with buyers that are in the $400k and below market who are not either all cash or conventional has been the hugest part of the burnout we have gone through and has affected our business the most negatively.

The Internet has some great reference sites. The juggernaut of the bunch is probably Wikipedia. If you wonder about a topic, just look it up on Wikipedia. There is even a pretty large reference out there for investing called Investopedia. Plus plenty more.
The point is, the Internet is filled with reference sites. Active Rain, however, is not one of them.
Can you get information from searching Active Rain? Sure. But it is not the best use of this site. Not by a long shot.

Have you ever attended a closing where there was no settlement statement?
Local bank... in house loan.
I was totally surprised.  I had visited with the closer for several days, had expected a statement 24 hours before closing.
The bank did not do one.. sellers and buyers wanted to close anyway... the figures were right. 
Both sides signed a summary statement of the settlement for my file.
Again, this is an in-house loan, not federally related, will stay in the bank profile.

What is going on with the banks?  I have recently seen this scenario play out twice in the last month.  We have a contract, present it to the bank for short sale approval.  Bank orders a BPO(Brokers Price Opinion) and cancells the short sale because of "Insufficient offer".  Bank forecloses and relists the house as an REO(foreclosure) for 25% less than what our buyer could have closed on it for 3months ago.  Huh?  Just so you can see it in real numbers.  I will give you an actual scenario.

Existing home sales decreased 4.8% from October, 2009 but were up 40% from a year ago because November was the original month that the $8,000 1st Time Buyer's Credit was suppose to have expired.  The Tax Credit has since been extended to April 30, 2010 plus a $6,500 Tax credit for existing homes owners who have owned their principal residence more than 5 years.

It seems that this time of year, cold, winter, holidays, brings us closer to the realization that there are a lot of needy people in our world.
Here we sit in front of our warm computers and there are literally thousands of homeless people or people stressing about how they may pay their next heating bill or house payment.
Then, I see these commercials about abandoned pets and asking you to send $20 / month to help the poor cats and dogs.  Is this real!
