Here's the 411 on Abbreviations. U May LOL - 10:12 AM
Let's face it, life has become a bunch of abbreviations. In our personal lives, our business lives and on-line. Seems you can't get away without them. Or do w/o them.
Where would we be without abbreviations? They certainly can save time in our writing, and acronyms for companies, organizations, places, and so on become part of the branding. And some abbreviations even serve the purpose of allowing us to swear without actually doing so.
Our real estate paperwork is CA is a good example - we have an RPA, RLA, DA, AD, CR, WO, AVID, BIA, SBSA, WP, SPQ, TDS, VP, … (62 comments)

Understanding the new Internet and discarding the “old” ways of doing things can dramatically increase your web visibility. - 06:50 AM

The Internet has evolved dramatically over the last ten years. It has been transformed from a mammoth file repository into something much more ethereal and interactive.
There are still those that are locked into “old-school” thinking about static websites and work constantly on schemes designed to attract more visitors. The battle for recognition was always an uphill campaign, as the Goliaths of webdom had invested millions and had taken control of the medium.
But something very interesting has happened along the way. It seems that the focus of both web surfers and search engines has shifted from Internet “places” to … (69 comments)

Should We Consider Permitting for Short Sale and REO Sales? - 09:59 PM
I read Katerina Gasset's (very valid) rant:  Don't Represent Buyers In A Short Sale If You Don't Have A Clue!
The Short sale has got to be one of the most complicated contingency types (whether you are representing a buyer or seller.)  Many types of scenarios can "pop up" during the course of a short sale (while you are waiting and waiting and waiting.)  It is so important to counsel your buyers and sellers before you list or sell a short sale property with the different scenarios to make sure that they have "skin to stay in the game".
We permit property managers.
We permit … (32 comments)

What is the REALTORS® JOB IN A HOME INSPECTION? - 12:12 PM
Buying a home has many different aspects.  As a REALTOR® my job begins when I first meet my buyers and LISTEN to what they are looking for.  If I believe I can HELP - then we are off to look at houses, until we find the right home in the right neighborhood. My job, as a REALTOR® then progresses as I help draw the offer, making sure we cover all of the important issues to my buyer and structure the offer so we have the best opportunity to beat out other offers that are probably competing for this home, in the current … (59 comments)

Are Realtors Inept, Stupid & Completely Worthless..? - 12:44 PM
Dear Consumer,
I understand your frustration, disappointment & even your anger about Realtors. You have been let down, lied to, and in some cases stolen from. And I do not feel sorry for most of you.
Let me share this story with you:
I had a computer that was constantly losing memory. It is now with it's 3rd technician. Like you, I know very little about "the industry." In fact, I know nothing about computers except what I've read online. Once in awhile a friend or relative will try to give me advice, but the result is always the same, more frustration. The first COMPUTER … (170 comments)

Don't Represent Buyers In A Short Sale If You Don't Have A Clue! - 03:51 PM
Ok, here we are. I am so ready to go into a nice Christmas break and time gathering my family all around me and like many things in life, right before you are about to take some time off, everything hits the fan! Chalk it up to Murphy's Law.
This is a rant, a vent, no bolding, no pretty photos, just a whole lot of venting!!!
You call me today to tell me that your buyer is freaking out. You see, we faxed you the seller's lender's approval of the short sale pay off letter. Of course, we blacked out personal … (97 comments)

Every Household should have a Plan B, sometimes even a Plan C - 05:43 AM
So, you have been unemployed for 2 or 3 months now. Or you may have just received news that your position will be eliminated after the New Year. What should you do?
Many households exist without a BUDGET. Money comes in, money goes out - sometimes thousands of dollars exchange hands in a single month with nothing to show for. Names were left off to protect the innocent. Then, there are some households who "think" they have a budget, but never really respect/ abide by it.
When families run into financial difficulties, some may have depleted their savings, tapped into retirement … (62 comments)

Blogging for business - 01:22 PM
I consider myself fortunate that I started in real estate when I did, back about 6 or 7 years ago. There I was with a real estate license and had to figure out how to build a business.  That was really about the time that the internet was becoming the prominat way for buyers to search for homes. Recognizing that, I made the decision to learn and concentrate in on internet marketing as a core part of my business. How my services are presented on the internet has evolved dramatically but one thing is still the same.  People want information.  New … (62 comments)

Are You Really a Greenie? - 09:49 PM
I read so much these days about Green I could get sick from hearing such nonsense.  It really is not about the environment at all.  It is about making money by being part of the ‘In crowd.'  My own thought about the ‘Green movement' is that there is a lot of hypocrisy.  Talk is cheap.   "Not in my backyard"  is probably what would really come about if anyone was really questioned on where they really  stand on the environment.
My parents are both from Newfoundland, and it is interesting that in my life I've lived on self sufficient farms where the … (41 comments)

Consult a professional! The importance of wise counsel... - 11:19 PM

Sitting here, the day before Christmas Eve and reflecting on how blessed many of us are as I read various ActiveRain posts about the holiday season, my thoughts keep drifting back to a particular client of another Agent within our office.

Long, long, long story condensed, this small time investor from California with no knowledge of the Dallas market invested approximately $162,000 each in three separate duplex properties in a nearby suburb. Putting down 30% on each purchase, even at full capacity, he is losing well over $3,000 a month on the note. He had no clue of values … (20 comments)

A Realtor Should Have Only One Thing On Her Mind... - 10:41 PM

Have you ever worn a pair of shoes that made you miserable all day long? I have!
Don't get me wrong! I love trendy, cute shoes that coordinate just right with my outfit... but they usually are soooooo very painful! By noon I am feeling like my toes are in a vice grip with every step I take. I am convinced this would be a great interrogation technique for prisoners! Just make someone walk a few hours in these trendy shoes and they will tell you anything and everything to get them off their feet!
Agonizing torture!

The Arrow Trucking DISASTER in Tulsa Oklahoma and the efforts of community and social media to help - 11:37 PM
None of us know the full story yet - only what we've read in the local paper. A Tulsa trucking company, Arrow Trucking, SHUT DOWN yesterday and sent office employees home with a cardboard box holding their belongings.
The real tragedy is that they left approximately 1,500 truck drivers out on the road with no way to return home. They cut off the driver's credit cards which would allow them to re-fuel, so they can not make it to their destination to drop off their load or make it home for the holidays. Few had the $600+ needed to personally fuel … (22 comments)

My Bucket Has A Sink Over It - 11:31 PM
I remember an old song about some guy with a bucket that has a hole in it. I am afraid that the words escape me. But, regarding buckets, I can tell you  that, when a home inspector sees a sink trap with a bucket under it, he or she looks pretty carefully.
I would say that, about fifty percent of the time, the bucket is strategically placed there because there is a leak from the sink or the trap. The other half of the time somebody just has the bucket stored there and uses it for some other purpose like pulling it out when … (22 comments)

It's a Wonderful Time of The Year! - 06:51 PM
Well, it's that time of year again... It's time for holiday parties and Christmas cards. It's really, as they say, "A wonderful time of the year".  I really do love this time of year, driving around all the wonderfully decorated neighborhoods in the evening, seeing all the homes with the bright and colorful Christmas lights. It's a time of reflection on the year that has passed. It's also a time to see what worked and what didn't work with regard to your business and your personal life.
Today is the day I am especially doing that, as today is the day … (19 comments)

Are your sellers "Interested in" or "Committed to" selling? - 03:48 PM
There is something huge that definitely separates committed sellers from interested sellers. You see, there are some that are just interested in seeing if they can sell their house for the price they want and do it all on their terms, and others that are completely committed. What am I talking about exactly?
While there's nothing wrong with putting the feelers out for a potential buyer and setting the price higher than the agent recommends, it can make the selling process so much harder than it needs to be.   Sellers that are interested in selling will do what's convenient. They will make necessary repairs and neutralize paint/carpet if they feel … (11 comments)

HIDDEN CLUES IN ACTIVERAIN POSTS OFTEN SAY MORE THAN THE WRITER PROBABLY INTENDED. - 06:10 AM

A PRICELESS GEM AMONG MANY COLORFUL BEADS on ACTIVERAIN.
C-Tann-Starr writes about - - - C writes about almost anything from the "wee ones" in her household, to the many attractions in her beloved NY and occasionally even about real estate matters.
BTW, "C" is for Carolyn.
Today I found a jewel among the plain old beads I read on ActiveRain.
Writing about - actually, I'm never really quite sure about what, I noticed the sentence below that exhibited a standard of service that warmed my heart. .
"We will chat about my situational Santa ethics later. The fact of the matter is … (84 comments)

What's Your Online Etiquette IQ? - 02:01 AM
How Online Etiquette-Conscious are You? What's Your Online Etiquette IQ?   No, this is not a test!  Rather, just a few pointers that you should consider as we roll into 2010 and add more and more of the population to the internet & social media frenzy.

The days of beautifully designed card stock, handwritten invitations have taken a backseat to online correspondence, which has become the norm for many Americans.  Holiday and birthday cards are sent electronically.  Party invites are sent via email with the list of guests who are and are not attending included.  Pictures of events are … (66 comments)

Our neighbors were evicted ... - 11:29 PM

It was quite an unusual day today as my daughter sent me a text that our neighbors across the street were evicted. Yesterday, police arrived and took everyone out of the house.  My husband suspected as much.  Today, UHauls came and belongings were taken out.  For some reason, the cars are still out front.
So, I began to research and find out how this could have happened. Was there any foreclosure notice?  Right now, there are so many in our county, that I couldn't get through the whole list one by one.  And there isn't an easy way to search.  … (26 comments)

It Was A Long Short Sale... - 03:03 PM
We had this short sale for some time... and had it... and had it. Buyers were changing, but we were clinging to it... fought the sale... fought the first lender... nearly died on the second... then fought the second and fought the second... filed the complaint... were told "get lost"... fought back... GOT IT.
So, this is not about the short sale, this is about the closing. And Closings are always much nicer to talk about. Because, unlike short sales, they are rarely ending in parties walking away from the closing table (thought it happens), so there is a check at … (45 comments)

Content is King don't be a Jester - 02:28 PM
There are a lot of differing levels of commitment here at AR. Some come here to network, share knowledge, and simply put be that sponge everyone wanted us to be in grade school. The knowledge and information available here isn't something you can get at your weekly company meeting. This is largely due to the diverse group of real estate professionals on this site. Others are here simply to rack up points.
Anyone who has had success here has realized the Content is KING. Re-blogging 10 posts each week isn't going to create the image or success level most everyone is … (42 comments)

Unsuccessful sellers=Expired listings, A gift that keeps on giving... - 12:56 PM
A stubborn seller is a gift that keeps on giving--marketing costs, unrealistic expectations, and unwanted aggravation, annoying phone calls and more. Often these stubborn sellers can be found behind listings that are about to expire.
I prefer to refer to expired listings as unsuccessful sellers. Perhaps they had a bad agent but it is also possible that the seller had some bad habits that contributed to the poor result. Here's some tips on recognizing these sellers.
1. Unsuccessful sellers do not listen to their agent’s advice. Typically we have experienced this when sellers choose not to price the property aggressively, (ignoring … (33 comments)

OHIO ATTORNEY GENERAL SUES THE BANK! - 12:26 AM
OHIO ATTORNEY GENERAL SUES THE BANK!  Wow, I couldn't believe this when I got my latest copy of "Mortgage Fraud Blog" newsletter published by attorney Rachel Dollar.  If you are not familiar, you should check out the link - Ms. Dollar does a fantastic job of repeating on real estate fraud - specifically mortgage fraud from across the country.  She covers the big headline cases and the individual agent or loan officer that thought he or she was slicker than the system. Many of her articles are breaking news as they happen and others are recaps of what has happened - to … (6 comments)

How to SHIFT an Open House Beyond The Basics - 10:34 AM
I have been reading the book by Gary Keller, SHIFT How Top Real Estate Agents Tackle Tough Times.  I have to say it is pretty amazing and full of lots of ideas on a dozen different topics that I covered in my earlier post.I've set a goal for myself to cover each of these 12 topics in a separate blog article.  I've found that some of the thoughts come very naturally to me - many mirror my own thinking and push it to the next level, which has to be good and then some are outside of my comfort level.

Repeat Buyer Search Criteria for 2010 Planning - 10:38 AM
Well, I came up with an idea yesterday for creating a new niche in the Hemet - San Jacinto Real Estate marketplace - one that I believe no one is targeting.  You can read the general outline of this untapped market at the article I published, called - 2010 - Creating a New Niche in the Hemet - San Jacinto Valley, CA Real Estate Marketplace.Well, this has been consuming brain cells in the back of my brain and with some simple playing around this morning - I have figured out how to identify those who fall into this market...and it was … (6 comments)

What Should I Do to Prepare My Hemet - San Jacinto, CA Home For Sale? - 10:39 AM
Start by finding out its worth. Contact a Top Agent for a comparative market analysis, an informal estimate of value based on the recent real estate selling price of similar Hemet - San Jacinto, CA neighborhood properties. Or get a certified appraiser to provide an appraisal. My own personal speciality is to provide a proprietary Master Market Analysis, or MMA - it's like a CMA on steroids.
Next, get busy working on the home's appearance. You want to make sure it is in the best condition possible for showing to prospective buyers so that you can get top dollar. This means fixing or … (4 comments)

Realtors are NOT home inspectors, regardless of how many reports they've read and properties they've sold - 11:58 AM
Here is a great article form one of the best home inspectors in the industry. I started off with a simple explanation of what I believe a REALTORS® role is in the inspection process and it turned into a full blown post - so please do me a favor and read this article and then jump over to the companion piece at What is the REALTORS® JOB IN A HOME INSPECTION?
Via Russel Ray, San Diego home inspector (Russel Ray, Property Consultant):
Insurance companies regularly report that water is the number one cause of property damage and insurance claims. Isn't it ironic that all … (0 comments)

Merry Christmas New and Old Traditions - 01:00 PM
I love Christmas and I love Tradition.  I do not break routine easy.  Here are some things that just stay the same:
Presents are opened on Christmas Morning. The stockings are opened in the morning before the ones under the tree. I start decorating the house on Thanksgiving weekend (or shortly there after). There is an Orange or Tangerine in the toe of each stocking on Christmas Morning. Cookies and Milk are always left out for Santa.  A carrot for the raindeer.  (As an aside here I have speculated Santa might prefer Hot Wings and Beer but this has not caught … (4 comments)

Moving Past Christmas Pain! - 01:24 PM
I love Christmas but also know it can be a painful time for some.  I have had my own share of pain associated with Christmas:
When I was young my mother became ill shortly after Christmas and died.  She left behind me at 5 and my brother 3 and sister 2.  My dad was never the same.  My grandmother refused to celebrate Christmas for years.  For years this hurt me, and not just around Christmas.  It effects you growing up in ways you cannot imagine unless you have been there. As an adult there were many times I spent Christmas alone. … (5 comments)

The Politically Incorrect Christmas - 01:58 PM
There is a lot of guilt in our culture about Christmas excess, both from the secular side and the religious side.  I understand that our thoughts should not be focused on personal pleasure, we need to be mindfull of the Reason for the Season, and take care of those in need.
But my wife and I always celebrate Christmas to the full extent of our ability and our kids will be spoiled.  Now most celebration is not about money.  You can put out a real nice spread fairly cheap for a Christmas Dinner.  It is the attitude you bring to it.  … (6 comments)

Rates Have Gone Up, How Much Buying Power Did You Lose? - 03:28 PM
Rates have moved above 5% again... how much buying power did you just lose? Buying power?  What do you mean?Your Buying Power is about how much you can afford and at what price.  The best buying power is when you can buy as much as you want for as little as you can.
Huh?Let's put it to numbers...At a 4.5% 30 year fixed mortgage with 5% down, you could buy a house at $250,000 and pay a mere $1203.38 a month (not including taxes and insurance). At a 5% 30 year fixed mortgage with 5% down, you could buy that same house … (10 comments)

STOP OBAMACARE! BUY A CONGRESSMAN TODAY! - 05:54 PM

BRIBERY - The offering, giving, receiving, or soliciting of something of value for the purpose of influencing the action of an official in the discharge of his or her public or legal duties.
And so we find the solution. How much will your Member of Congress cost? Clearly there is a WIDE difference is what it costs to sell your soul. In New Orleans apparently the going rate is $300m, while in Nebraska you can pick up a Christmas bargain at just $100m.
And there are probably cheaper ones too. I mean when you are going to literally sell your … (22 comments)

When It Pays to Do It Yourself - 09:01 AM
By: Oliver Marks
Published: September 1, 2009
Doing home-improvement jobs yourself can be a smart way to save money, but choose the right DIY projects or you’ll end up paying dearly.

Look for maintenance jobs that are relatively easy and need to be done regularly, so you can hone your skills over time. Image: Comstock/Getty Images
Why pay someone big bucks to do something you can just as easily do yourself? That’s the thinking that has gotten more Americans than ever swinging their own hammers. In a recent Time magazine poll, nearly a quarter of people said they were taking … (2 comments)

Google Android Phone or Apple's iPhone. Which is Better? - 06:28 PM
I have the new T-Mobile MyTouch and love it....
Via Bart Wilson (Voyager International):

Have a Bertha Chistmas!!! - 08:25 AM
Twas the nightmare 'for Christmas, when all through the house
The only creature stirring was wearing a blouse.

As she hoped that her loved ones wouldn't notice her hair.

With visions of Bertha burned in their heads
And TLW suffered with agony of living with me
Sometimes all man and sometimes a she.

The Quick and Expected Climb to 6% Mortgage Rates (How To Stay Dry When The Fed Throws Water At You) - 08:54 AM
Hmmm, "Home sales continue to surge" and rising interest rates. Sounds like the home buying opportunity train is fixing to pull out of the station.
All aboard please.
Via America's #1 Mortgage Broker/858-777-9751:
Mortgage rates have been steadily climbing, from a low of 4.5% around November 27, 2009 to above 5% on December 22, 2009.  For the past two months I've been warning that this will eventually happen. It's not because the economy is recovering; it isn't recovering.  The reason mortgage rates will rise to 6% or above, soomer rather than later is because that is the "natural" market.
