Sharing A Book - Sex And Real Estate - 11:10 AM
The first book I shared, The Tipping Point, was mailed to the winner, Jeff Gingerich, last week.
That book was shared from Zeek.com, but this book, Sex And Real Estate, simply MUST be given away here on Active Rain. Why? Because this is where I wrote the original reviews and posts about this very interesting book. These posts still get visits two years after the fact. And the content of the book will always be relevant, in my opinion.
"When you stop to think about it, buying and selling a house is a lot like dating," says Margorie Garber, "the … (181 comments)

The radon gas - deal killer - 07:32 AM
Three deals dead in three months due to radon.
This odorless, invisible gas that as far as I can tell can't be unequivocally linked to health issues has done another deal in.
I live and sell properties in the Granite State (New Hampshire)...Radon is everywhere.
If the Radon count has above 4.0 PCI based on an independent test...inside the home, its high on the front steps, sidewalk...road leading to your new home. What are you going to do about that?
Is this a Government plan to put radon mitigation specialist back to work?
Or a test to raise the home inspectors … (154 comments)

Foreseeably Harder Approvals: FHA gets tough - 02:52 PM
For many years home mortgage insured by the Federal Housing Administration (FHA) have made home ownership possible for millions of home owners. During the "boom" FHA loans lost a lot of ground in the marketplace because non-conforming loans were often easier to get and cost the borrower less scrutiny and often less out of pocket. (More on Examiner.com from my article this morning.)
Welcome the day when Housing and Urban Development Secretary (HUD) Shaun Donovan stood in front of Congress and reported the reserves of the FHA insurance pool to be only .53% - far below the federally mandated, by law, 2% reserves. … (51 comments)

Hijacking Our Professional Image - 05:39 PM

We are always told the rating of a Real Estate Agent is equal or a step below a used car salesman!  How can this be?  It pains me as I work hard to maintain a professional image and perceive myself as a professional.  I guess perception is always in the eye of the beholder.  Why does the consumer view our profession in such low esteem and why do we feel our image has been hijacked??

1. Consumers view our job as easy; we drive around and show property in nice cars all day and just look … (187 comments)

How Long to Get Paid? - 02:32 PM
Here's one we don't often ask: When an agent has a closing, how long before they get paid their commission? The reasons I ask is this: when one of my agents brings in a check, I pay them. I know some places they wait until the check clears, but that is really not a big issue here because the odds of an attorney trust check or a bank check bouncing are very long and the consequences dire.
Other firms cut checks on designated days of the month just to have a system. We are an independent firm with a rather manageable size, so … (104 comments)

Knock, Knock, Knock and other things you don't expect to hear half way through an inspection - 11:50 PM

By Todd Clark (Broker/Sales Coach) 503-524-9494

I have to say this ended up being on great inspection and it ended up with my buyer not asking for a thing to be repaired, well because the stuff was just things like light switches that were cracked and other little things that happen with time. They weren't ready to lose this house over the small stuff.

But, half way through this inspection, I heard something that I've never heard before during an inspection, especially one on a vacant home. Knock, Knock, Knock was the sound that came from the front … (57 comments)

No directional signs allowed!!??! - 07:09 PM
Sign of the times... There was an article in our local newspaper about a proposed sign ordinance in the Town of Gilford of NH that could possibly eliminate the placement of real estate directional signs on street corners Being a REALTOR©, it made me think a bit.
Just about every REALTOR© in the world uses directional signs when needed or when the sellers want them. But I wondered whether these signs really help to sell a home in this market or if the colorful, clashing, and tacky menagerie of signs on many of the street corners makes the market look worse … (71 comments)

Active Rain = Mass Transit Journey at San Fransisco RainCamp - 05:36 PM
Active Rain = Mass Trasit Journey at San Fransisco RainCamp

The San Francisco Active Rain camp was phenomenal from start to finish. The room was packed full of eager participants and outstanding presenters, Bob Stewart, Brad Andersohn and Ben Kinney. Fingers were busy typing as fast as they could to keep up with the presenters.   There wasn't a moment the entire day that they lost my attention - not even after lunch!
I highly recommend that that you attend the RainCamp nearest you in 2010.  You will learn all the latest and greatest about Active Rain, social media and meet many fellow … (52 comments)

You've Got To Pick A Pocket / Advanced Kleptomania - 04:50 PM
To succeed in good times or bad you've got to pick a pocket or two! Advanced kleptomania for real estate success.
Lets face facts you're not the brightest fire fly in the jar. Times are tough! It ain't easy! Buyers are liars and sellers are worse! It's George's fault! It's Obama's fault! It's the mortgage broker's fault! It's the bank's fault! It's the capitalist fault!
It's not my fault!!!!!!!!!!!!!!!!!!!!!!!!!!!!
Yes, I'm entitled! I will succeed even if I've got to pick a pocket or two!
I've seen others that are prospering, they're all a bunch of Artful Dodgers. It's time, if … (52 comments)

Tweeking Your Blog To Get From OK To Awesome - 08:51 PM
When I'm sitting watching Private Practice tonight, I'll have my little MacBook Air on my lap sifting through blogs, especially blogs from people I don't know.  It's part of the fun of writing my weekly summaries.  And I've noticed many that blogs that, with a little tweeking, could go from OK to really good to awesome.
Part of it is written content, and part of it is the post's general appearance.
When it comes to the basic content, I look for balance, whatever that might be.  But ideally, it would be a combination of:
Some market reports, preferably reports that make … (78 comments)

I know you don't know me but... - 11:20 AM
Dear Mr./Ms. Big Wig in the Foreclosure Department, I know you don't know me, I am a Realtor® in the very hyper local market where you have homes that you need to sell. For some reason you don't want to know me, I am not sure why that is.  Looking on a map perhaps you think that Connecticut is just so small to get from one side to the other is about a 15 minute trip. Au contraire I have to say. Maybe you are related to someone on the other side of the state? Or 10 light years away? Or … (85 comments)

CHALLENGE: A Post on 10 Positive Predictions For 2010 - 10:54 AM
It's officially the Holiday Season. No matter where you are or what you're doing everyone is celebrating with Christmas lights strung, trees already up and presents that are starting to accumulate under the tree.
I usually have a contest for the POSITIVE ATTITUDE for the Weary Soul group for some kind of upliftng positive spirit theme but this year I thought I'd have something different.
Not everyone has time to write a detailed theme based challenge around the Holidays so instead I'm offering a different prize.....

Near the Year To Be, A Reflection On the Year That Was - 10:58 AM
By any measure, 2009 has been an ogre.  A lineal Shrek, if you will.  We probably all would have given it a miss had we heeded the decree of the Chinese calendar that it was to be the Year of the Killer Tomato.  Given the chance to hit reset on the impending culmination of 365 vexing days, however, I would not take it.  There are strengthening vitamins and minerals to be had in the juices of the very tomatoes at my feet that have pelted my face and stung my wide eyes. There have been financial challenges, the likes of which were … (40 comments)

Unclutter Your Home - 09:13 AM
Unclutter Your Home In 10 Easy Steps
Clutter, which is defined as things that lie about untidily, is often linked to creativity.  So, just how much imagination will it take to tidy up your space?  To be exact, you can make it happen in 10 easy steps.
Step # 1: Set A Schedule
You are much more likely to stick to a routine, whatever it may be, if you work on a schedule.  In addition, this allows you to clean when you can minimize interruptions and maximize your time.
Step # 2: Set A Goal For Each Room

Real Estate Prospecting - Turning Cheese into Soul - Newsletters, Part Deux - 07:37 AM
In yesterday's installment of the Cheese to Soul series,  I commented that I might have half a dozen posts in me about how to create an effective newsletter. Fortunately, or unfortunately, that might actually be true. We'll see how far I get today.
Remember, the goal of a newsletter is to make the recipient of the newsletter smile and think of you fondly. Which is best accomplished not with gardening tips, Just Sold notices or descriptions of your listings, but rather with interesting content that reflects YOU - your voice, your personality. And the best way to do that is to write … (51 comments)

THE NEW AGENT'S LAMENT, "Will someone please help me?." - 06:03 AM
ONE SIZE DOESN'T FIT ALL, in shoes or real estate marketing plans.
Rich Jacobson reinforces in my mind the value of social networking for business generation.  In his counterpoint to a post by Liz Provo, Rich provides a need for balance in real estate promotion.  I agree and will take the need for balnace one step further and stress the need for agents to focus on what works for them and not be concerned about what others think.  If one wishes to spend 4 hours a day participating in social networks, fine  If one wishes to spend a Saturday knocking on … (97 comments)

HUD Secretary Donovan woke up this morning and got himself a gun…… - 04:05 PM
... and he plans to use it to take out the US Housing Market!
I know, very dramatic.  Maybe even a little uncalled for.  On the other hand, there is really no other way to describe how potentially dangerous the policy changes that  HUD Secretary Donovan is proposing this week.  What are those changes?
Before I tell you what he is proposing, a little backgorund on my thought process is in order.  I work with dozens of home buyers every year.  Most homebuyers, like most Americans in this economy right now, don't have tens of thousands of dollars sitting in a … (3 comments)

Humble Pie...Or OH NO, Did I really Take a Short Sale Listing???? AGGGHHHHHHHH - 12:55 AM
It happened.  I've been threatening myself with this for about 6 months now as I have watched our REO inventory slip nd more and more Short Sales close month after month.I didn't want to do it.  It went against my grain.  After all, I AM AN REO LISTING AGENT - HEAR ME ROAR.  I am the king of my jungle...regardless of how small it is...I dominate.  I am THE BIG FISH IN THE SMALL SAN JACINTO, CA POND.
So what have I done?  Let me pinch myself...ouch, I'm awake...I really did it this time.  How will I be able to face … (8 comments)

Loans can be very confusing to say the least.  Although I have a working knowledge of loan requirements and howthey work, I just am not a loan guy - I sell real estate.  If you want to talk about the fine details of real estate -I'm your go to guy.  If you want to know about the Hemet - San Jacinto real estate market - I'll take you on a block by block tour and tell you what is going on.  There are only a few that can go toe to toe with me when it comes to local rel estate … (2 comments)

The Life of a Short Sale - Contact with HSBC - 05:51 PM
I decided that I would write a chronicle on the life of my new short sale listing.  In case you missed it, I described my transition BACK to short sales from Bank Owned REO's as a listing agent and team leader in my recent blog post, Humble Pie...Or OH NO, Did I really Take a Short Sale Listing???? AGGGHHHHHHHH.  Yes, it is true I went kicking and screaming...but here I am.I had a meeting with my two assistants and shared with them in detail what I expect to happen and started to figure out the game-plan of how we are going … (10 comments)

Short Sale Tools...where Do I Turn? - 06:41 PM
OK, I have now written two posts about Short Sales in the last 24 hours...because once again I am a bona fide short Sale Listing Agent.  Granted, I may be rusty, after being away from this side of the business in Hemet - San Jacinto, Ca for over 2 years now.Yesterday I got the call from a seller and decided to help them (I hope I help them).  I had a pretty good idea of what needed to be done, from my previous experience...but I have changed brokers since then and all of my marketing material that I have stored somewhere … (4 comments)

Hijacking Our Professional Image - 07:29 PM
The Real Estate Profession is one that I love.  I have only been directly involved in selling homes for 6 years now - but have been involved in the industry one way or another for almost 20...so I have seen a lot. Before becoming licensed, I always held real estate in high regards - believe it or not, I did not think I would be good enough - Real Estate was the elite sales force...not that I didn't think I was good, I was just used to different types of sales and thought it to be outside of my comfort zone.Well, unfortunately, … (0 comments)

Henrico Medal of Honor recipient, 90, ordered to remove flagpole - 07:46 PM
If you want to make my book boil then all you have to do is disrespect my country and the proud men and women who put on the uniform.
Really want to get me mad - disrespect a true HERO - no not the kind we refer to these days where the only criteria for some is to put on the uniform...I am talking about a hero who risked life and limb to accomplish some great feat that anyone else would think they were crazy for doing...you know, a Hero.
Well, after you read the post below, check this one out...The … (2 comments)

Dear Wes Foster... Why I left ... - 04:50 PM
Dear Wes,
I wish I didn't have to just send you a note. It wasn't long ago that you were in touch with your managers and agents.  Sadly, those days seem to have passed by.  From where I sit, you are insulated from what is going on within the firm that you built.
Last February, Jack Queen asked me to take over managing the Olney office on a contract basis. I believed in the office, the agents and the market.  I agreed to take on running the office. Jack told me that there wasn't much money available, but he would pay … (0 comments)

Houses for Sale - Austin TX Buyers - JUMP or Get off the Pot! - 01:16 PM
I previously wrote a blog post that talked about how buyers narrow down the properties they want to see from thousands to about 10-15 properties.  This is what happens from there...The average first time home buyer, because they've seen so many listings on paper (meaning online), can and will buy a house the first day looking at properties in person within 5 houses they view. The average move-up buyer can and will buy a house the second time looking at properties in person within 7-8 properties they view.Really?  No way!  With so much inventory, why wouldn't a buyer want to see … (11 comments)

Exactly How The Long Tail In Real Estate Blogging Will Bring The Ready-To-Act Home Buyer.
For the entire month of December I will be writing articles as contributions to what I call the Rewrite Project.  Instead of writing on new topics, I am going to be digging through the advice archives and rewriting the "oldies but goodies".  Why?  Why not?  But it is also an exercise to show you that you can never step in the same river twice, and finding relevant blog content to publish is as easy as looking in the rear-view mirror.

Reg Z Law - 03:44 PM
New government regulations went into effect yesterday that mandate certain timeframes for Initial and Final TIL disclosure review, closing/signing dates and fee collection practices.
Prior to these changes we have been required to provide TIL disclosures (Truth in Lending) for our clients with in three business days of receiving their application but effective today all banks, brokers, and correspondent lenders must comply with the following.
1)      The new law now requires a six day waiting period before any fees can be collected from the time the initial TIL is sent out, i.e. if the lender receives a loan application from a … (0 comments)

I starting using this for two reasons.
First, I really felt I needed a disclosure on my blog. Does Santa have any Santa Cruz real estate under your tree for Christmas ? - 01:15 AM
Now on the surface, thinking Santa would have anything to do with Santa Cruz real estate seems, well preposterous. You know, on the surface it does. Some would say that even believing in Santa is well, preposterous. But let's suspend disbelief on both accounts for a moment.
Thing about it, the power of belief! It can be a really strong thing. Think of people you hear of, athletes, dreaming of making the winning shot, being on the world series winning team, and remember being a kid. Owning Santa Cruz real estate does not require you to be in the income level … (1 comments)
