For many years home mortgage insured by the Federal Housing Administration (FHA) have made home ownership possible for millions of home owners. During the "boom" FHA loans lost a lot of ground in the marketplace because non-conforming loans were often easier to get and cost the borrower less scrutiny and often less out of pocket. Here's one we don't often ask: When an agent has a closing, how long before they get paid their commission? The reasons I ask is this: when one of my agents brings in a check, I pay them. I know some places they wait until the check clears, but that is really not a big issue here because the odds of an attorney trust check or a bank check bouncing are very long and the consequences dire. 
Sign of the times... There was an article in our local newspaper about a proposed sign ordinance in the Town of Gilford of NH that could possibly eliminate the placement of real estate directional signs on street corners Being a REALTOR©, it made me think a bit.

It's officially the Holiday Season. No matter where you are or what you're doing everyone is celebrating with Christmas lights strung, trees already up and presents that are starting to accumulate under the tree.
By any measure, 2009 has been an ogre. A lineal Shrek, if you will. We probably all would have given it a miss had we heeded the decree of the Chinese calendar that it was to be the Year of the Killer Tomato. Given the chance to hit reset on the impending culmination of 365 vexing days, however, I would not take it. It happened. I've been threatening myself with this for about 6 months now as I have watched our REO inventory slip nd more and more Short Sales close month after month.I didn't want to do it. It went against my grain. After all, I AM AN REO LISTING AGENT - HEAR ME ROAR. I am the king of my jungle...regardless of how small it is...I dominate. I previously wrote a blog post that talked about how buyers narrow down the properties they want to see from thousands to about 10-15 properties. This is what happens from there...The average first time home buyer, because they've seen so many listings on paper (meaning online), can and will buy a house the first day looking at properties in person within 5 houses they view. The average move-up buyer can and will buy a house the second time looking at properties in person within 7-8 properties they view.Really? No way! DR Horton has several new homes available or under construction in their community, Dorado Ranch, located in Northwest Fort Worth. Because of their location, they qualify for 100% financing with a USDA loan. This can result in a savings of up to 3.5% versus a standard FHA loan! If you are a first time home buyer or have owned a home in the last 5 out of 8 years, you may qualify for an $8,000 or $6,500 tax credit, respectively.
