Watering Your Foundation - 10:16 AM
Watering Your Foundation Could Save You $$$$$
For some soils, especially clays and similar expansive soils, even a slight change in moisture content can lead to soil movement, which might affect your home's foundation.  This is why extended periods of unusually dry weather can lead to structural movement in homes.  The moisture content of the soil is changing and, as a result, the soil itself  under and around your foundation changes.
Soaker hoses around slab foundations can help you control these changes.  Watering 10-15 minutes, once or twice a week (depending on conditions),  should be sufficient .  It is very important that … (0 comments)

Foreclosed Multi Family Property: Good Deal or No Deal? - 09:17 PM
The increase in multi family foreclosure activity in the current economy is leaving opportunity at various levels for the investor. Neil Victor, CCIM Senior Advisor with Sperry Van Ness Commercial Real Estate Advisors in Huntsville Alabama suggest the investor should be more cautious then was the previous norm. Many times the foreclosure process has forced the tenants to leave the property unoccupied and in need of much deferred maintenance. Specific problems related to Moisture, mold, plumbing issues and HVAC are most probably in place on the property in questions. Other problems that most likely occur will relate to Vandalism, Insect and … (0 comments)

Lopatcong, New Jersey -Super Bowl Sunday - 01:21 PM
We have no open houses today due to Super Bowl tonight.  Usually on Sundays, we do several open houses but not today due to the Super Bowl.  We have found that most buyers are more interested in going to Super Bowl parties then purchasing homes.
We are going to another agents home for a Super Bowl party tonight.  We are bring homemade lasagna made from homemade pasta!!!  Should be good!!!
Here in Lopatcong, the people seem not to happy about this years Super Bowl. They are either diehard Giants fans or Eagles fans.
We are having a heat wave though- the temp … (1 comments)

Today, I'm doing and Open House... - 10:55 AM
well, two actually. The big thing on my mind is saftey. Forgive me if this topic has been recently discussed, I'm new :-) We can no longer ignore the fact that we need to step up our safety awareness. I heard a little something recently about the National Association of Realtors, I believe it was, having some kind of personal safety paging device we can wear. A transmitter of some type that plugs into a home owners phone line that we clip to ourselves much like a pager. If we are in danger, a touch of a button conacts 911. Anyone … (7 comments)

Computer Error Code explained - 12:12 PM
Forwarded from a friend:
I was having trouble with my computer. So I called Richard, the 11 yearold next door whose bedroom looks like Mission Control, and asked him tocome over. Richard clicked a couple of buttons and solved the problem. As he was walking away, I called after him, 'So, what was wrong?  He replied, 'It was an ID ten T error.'I didn't want to appear stupid, but nonetheless inquired, 'An, IDten T error?

What's that?  In case I need to fix it again.'
Richard grinned.  'Haven't you ever heard of an ID ten T errorbefore?''No,' I replied.'Write it down,' he said, … (10 comments)

Community & Professional Workshops Concerning Financial Crises - 10:24 AM
I continually attend training and professional network activities in order to stay current on how other professionals enhance their success.  Recent events include a Project HOPE financial workshop created by a large local Church for its members and the entire community. Workshops were provided by hight level local experts in the areas of 'Legal Considerations to Money Management', 'Investments: Disaster Recovery Time', 'Money Truths to Live By', 'Insurance Truths', 'Credit', 'Debt & Dealing with Creditors' & 'Emotional Stability during Financial Crises'. The model they used is defined in --- www.Crownfinancial.org --- I believe it would be a good idea for anyone … (0 comments)

Pricing a home (part 2) - 11:03 AM
Pricing a home is one of the most critical pieces of a real estate agent's success or failure.  Consistently pricing homes higher than market value will leave both the agent and the client very frustrated.  Consistently pricing homes below market value is a direct violation of the fiduciary responsibility (I call this the 'sacred trust') you have towards your home owner.  The challenge, of course, is that determining the price of a home is not an exact science.  You can't just take all of the homes in the market place, add them all together, get an average price per square foot and voila.....the exact price the home will sell for!  … (5 comments)

House Flipping is over, Just Hibernate in your home. - 12:28 PM
"..Flipping is out, nesting is in"
An article from the Philadelphia Inquirer by AJ Heavens caught my attention while reading the Sunday paper today.  Ty Pennington, host of Extreme Makeover, says that "nesting is back" and "people expect to stay for a while." Thank you TY for your insightful thoughts, now pick some couch pillows to match the frosting on your hair.   I don't think nesting is by choice more like house arrest because sellers can't sell their homes.
The "art of 'nesting' is back".  With all the negative economic news, lay offs, and discovery of another ponzi investment fraud,  … (8 comments)

Avoiding Foreclosure - 08:50 AM
It's estimated that 33 million home owners are at least one month behind on their mortgage payments.  If a homeowner falls behind on their mortgage payments, usually a foreclosure or short sale is coming soon. Most homeowners do not know their options in this situation. It can be very confusing, frustrating, and frightening. Often, the lender is aggressively contacting the homeowner, demanding payment and threatening legal action.
WHAT IS A SHORT SALE?Some people mistakenly believe that a short sale implies that the sale will go very quickly. Ah, quite the contrary! In a short sale, the mortgage company is involved and … (7 comments)

Agent's alternative business model - 05:44 PM
Office policies vary on the issue of what is expected of today's real estate agent. Some companies hire only full time agents, and many have stringent requirements in regard to floor (opportunity) time and office meetings.
My point here is not about the full time agent and that relationship to the office, but rather the alternative business model that may becoming more prevalent in today's industry. It is clear that we as real estate professionals can do everything from home just as effectively as from the office. So what about the agent who wants to work strictly from home? Should an … (0 comments)

Homework, you must be kidding! - 06:53 PM
Since when did I start getting homework? What is this, third grade? I can hear the grumbles and groans already. Is it too much, or too demeaning to ask agents to prepare information for a sales meeting. The onus usually falls on the office manager to generate some market statistics or sales numbers for the group to digest at the weekly office meeting. Wouldn't it be good for a new agent, and even a senior agent, to bring an item of focus to the rest of the agents?
How about this for example. Monday prior to a Tuesday meeting, an email … (0 comments)

New Credit Card Scam - 06:13 PM
I am always trying to help my clients, friends and family protect their credit and/or rebuild their credit.  Today in my email, I received this message of a new credit card scam.  Please read carefully.  As I read this, I realized it is a really thought out scheme that even I might be drawn into because the thing I look for is them asking me for information they should already have.
This is apparently a true and current scam.  It is pretty slick since they provide YOU with all the information, except the one piece they want.
Note, the callers do … (2 comments)

They say that there are some advantages to having a recession, so here's one you can take advantage of. Sellright Home Staging has reduced their prices.  Although Staging is needed now more than ever due to more inventory for buyers to choose from, there are less homes listed than usual. Therefore Staging demand has actually declined. Sooooo, supply and demand says " reduce your price". And there you have it, Staging is less now than it was last year.
Take advantage and call Sellright Home Staging today. We are very successful in assisting with getting your listing sold.
Buyers that can … (9 comments)

What are interest rates doing today? - 07:27 AM
If you're a home buyer or seller it is crucial you keep updated on what is happening to interest rates in this historic time.  When I talk to friends and clients I suggest two sites to keep them updated.
The first site shows interest rates for 30 & 15 year fixed and 5/1 and 1 year Adjustable Rate Mortgages:
 http://www.freddiemac.com/dlink/html/PMMS/display/PMMSOutputYr.jsp
The second site is a commentary of what to regarding floating and locking of your interest rates.

Remember your pre-approval should be free.  Some lenders charge you $50 to as much as $350 for a pre-approval.  When starting your search … (7 comments)
