Watering Your Foundation Could Save You $$$$$
Thanks to all of you for all the support. I'm really excited about this blogging thing. I wish I didn't have to leave to do some work, but I heard on t.v. this morning that it is National Fun Day at Work Day today so let's all have a happy Friday. Thanks again for the insights. The increase in multi family foreclosure activity in the current economy is leaving opportunity at various levels for the investor. Neil Victor, CCIM Senior Advisor with Sperry Van Ness Commercial Real Estate Advisors in Huntsville Alabama suggest the investor should be more cautious then was the previous norm. Many times the foreclosure process has forced the tenants to leave the property unoccupied and in need of much deferred maintenance. Specific problems related to Moisture, mold, plumbing issues and HVAC are most probably in place on the property in questions. I am looking forward to going and meeting new people and creating new business. I have to say that is the best part in my eyes of my business, the people. I am still working out the kinks in my new direction that I am heading toward but I am confident that it will come. Many new things to look forward to and lots to do. I am excited. We have no open houses today due to Super Bowl tonight. Usually on Sundays, we do several open houses but not today due to the Super Bowl. We have found that most buyers are more interested in going to Super Bowl parties then purchasing homes.

Forgive me if this topic has been recently discussed, I'm new :-) We can no longer ignore the fact that we need to step up our safety awareness. I heard a little something recently about the National Association of Realtors, I believe it was, having some kind of personal safety paging device we can wear. I continually attend training and professional network activities in order to stay current on how other professionals enhance their success. Recent events include a Project HOPE financial workshop created by a large local Church for its members and the entire community. Workshops were provided by hight level local experts in the areas of 'Legal Considerations to Money Management', 'Investments: Disaster Recovery Time', 'Money Truths to Live By', 'Insurance Truths', 'Credit', 'Debt & Dealing with Creditors' & 'Emotional Stability during Financial Crises'. Pricing a home is one of the most critical pieces of a real estate agent's success or failure. Consistently pricing homes higher than market value will leave both the agent and the client very frustrated. Consistently pricing homes below market value is a direct violation of the fiduciary responsibility (I call this the 'sacred trust') you have towards your home owner. The challenge, of course, is that determining the price of a home is not an exact science. You can't just take all of the homes in the market place, add them all together, get an average price per square foot and voila.....the exact price the home will sell for! … (5 comments)

It's estimated that 33 million home owners are at least one month behind on their mortgage payments. If a homeowner falls behind on their mortgage payments, usually a foreclosure or short sale is coming soon. Most homeowners do not know their options in this situation. It can be very confusing, frustrating, and frightening. Often, the lender is aggressively contacting the homeowner, demanding payment and threatening legal action.
Office policies vary on the issue of what is expected of today's real estate agent. Some companies hire only full time agents, and many have stringent requirements in regard to floor (opportunity) time and office meetings.

They say that there are some advantages to having a recession, so here's one you can take advantage of. Sellright Home Staging has reduced their prices. Although Staging is needed now more than ever due to more inventory for buyers to choose from, there are less homes listed than usual. Therefore Staging demand has actually declined. Sooooo, supply and demand says " reduce your price". And there you have it, Staging is less now than it was last year.
