There are some great deals coming onto the market everyday. I've seen a few first hand and sometimes I want to scream out loud for someone to come and get the deal of the year.
Unfortunately, no matter what I say to a buyer, if they don't trust me and my experience they won't feel comfortable pulling the buying trigger and snagging a great deal.

I was reading the Sunday paper this morning and saw a feature article on some "car guy" selling homes.
It was none other than Lane Bailey, a very active member here at ActiveRain.

What a Difference a Toilet Seat Makes! - 04:21 PM
Here's a quck tip for a low-cost bathroom upgrade...
My clients had put a lot of effort into upgrading the property they were selling.  Everything looked great, but the bathrooms were lackluster.  They had oak cabinetry with matching wood-grain toilet seats.  I recommended that they replace the toilet seats in both baths, and voila, a fresh new look.  Below are the before and after photos.

I felt a little like Alice In Wonderland yesterday.  I have the PERFECT buyers  - the kind you dream of getting a  call from when you are on Floor Time.
They have no debt.  Both Mr. & Mrs are Federal employees - (read good income)  Have paid off the mortgage on their current home.   A-1 (guess that term dates me?) credit, a substantial down payment, and are pre-qualified by the lender they have dealt with for years.

Graffiti and our souls - 01:22 AM
We have noticed an increase of graffiti here in Cedar City.  Not that there is a lot, but when you go from almost none any graffiti seems like a lot.  I will be honest, although some of the taggers are extremely talented artists, I still just don't understand why they do it.  It isn't their property, so why deface it?  I feel much the same way about vandalism in general.  More often than not, the person that owns the property that is defaced or destroyed isn't even someone that the tagger or vandal is after.

I have been asked, sometimes several times every week by different people who communicates with me via business, friendships or just at random. One question I get asked often is,

St. Louis Real Estate-Market Watch January 31st, 2009 - 01:51 PM
The St. Louis Real Estate Market this week continues to show stable buyer activity.  We see about the same number of homes accepting contracts, while our active listings have declined slightly.  Thus, our pending ratios are up a bit to 11.15 percent average.
