Is this the Right Time to Buy? - 08:28 AM
I get asked by owners all the time, are we at the bottom of the market?  The real answer is, "we don't know".  Firstly, you can't rely on the press because one day it's all positive and the next it's all negative.  Secondly, the government intervention in the economy is about equal positive and negative.  On one hand, there's the real hope/possibility that individual owners who are at risk of loosing their homes may be helped and thus slow down foreclosures.  On the other hand, the banks/lenders aren't sure if it is more profitable/advantageous for them to go ahead and foreclose … (0 comments)

Should a Home Owner Refinance? - 12:58 PM
        When interest rates are low, many  former clients ask if they should consider refinancing.  While refinancing may sound like a good idea, it may not make sense for everyone.
            If asked, I tell my clients about the general rule-if the current interest rate on their mortgage is at least 2% higher then the present going rate, refinancing might be the thing to do.

One of the side effects of this government spending (for stimulus) is that we must borrow huge amounts of money to fund it.  This is putting pressure on interest rates that is unavoidable.  Mortgage rates are still historically very low although the much hoped for 4.5% is out of our vision for now and probably forever.  The 10 year note (the best gauge for long term rates) closed at its major support level (3%) Friday and hopefully will hold here.  This being said it is reasonable to expect the long term rates (mortgage rates) to float between … (0 comments)

Websites Riders Signs Podcasts Videos Picture set up Stagers Paperwork Picking the pictures Writing verbiage for the pictures Blah..blah..blah.   The time it takes to set up all the appointments.  Geeeez, it takes hours and hours and hours of hard work to get our listings to sell.

This is what they say about the weather in Frisco TX. If you don't like it, just wait 5 minutes. It will turn on you. Then again, the same thing could be true. It's pretty outside and in the next hour, you could be wearing a sweater. Or like last night, it was pouring rain and many of us, Frisco residents had to gather the family and pets into stairway closets because the tornado sirens rang.

Why Sellers Should Not Be Home When Buyers View Your Home - 09:10 PM
I typically advise my Seller clients not to be home when buyers view their house. Even on a short notice. Sometimes, the appointment is not relayed to the Sellers in time, buyers and their agents have been known to walk in on Sellers. My typical advice if this situation arise is, Thank the Buyers for coming, drop whatever you are doing, grab the keys and head out the door IMMEDIATELY. Jump in the car, go somewhere. Close the door behind you. Take a walk for a few minutes.

Here's a simple solution to this wild mess our industry is in. It is simple and probably has all kinds of bullet holes, but here is a shot.
Buyers have bought into believing they cannot qualifyLenders are losing due to negotiating prices way below mortgage balances.Foreclosures will continue to trigger through January, 2011.Sellers are losing their homes.
Let's go back to NQ/NE programs.
Non-qualifying allows buyers to walk up and take back what they lost, their dignity.Non-escalating interest rates stops the foreclosure wagon in it's tracks.Assumptions will begin increasing the value of properties again. Equity will be given as downpayments.

WHAT SITE ARE YOU ON? - 07:40 AM
As times passes and I'm in this business longer, more and more of a presence is built up on the internet.  Phone conversations and messages left on my phone often open from the caller with,
"I'm on your website and I see a ..... house, farm, some land, property, etc.... that I'm interested in."    My next question is usually something like, "Which property is it?"  I don't ask which property number because it seems that they get an automatic number assigned to them based upon the website that they are on.

$8,000 Home Buyer Tax Credits May Stimulate Buying - 10:50 AM
Recently, the Senate added a significant homebuyer tax credit to the housing stimulus plan. Here are the key elements of the plan:
*The tax credit is for the amount of $8,000.
* The tax credit is available to first-time home buyes for purchases of any home closing from 01/01/09 12/31/09.
* Able to claim the credit against the 2009 tax return. This is big to get out to clients in terms of stimulating a purchase in the early part of this year. More info on this to come.
