Back in the 1990's, Washington, DC was a complete mess.

So I haven't written a blog post in what pretty much seems forever, after my massive barrage this fall on the bank bailouts and economic issues.  Many people are surprised I haven't chimed in on the massive "stimulus" bill that every-bodies been talking about.  Part of the reason is I've been way getting things ready to launch with Timu and haven't followed all the details as closely as I have in the past but also because I just got burned out, frustrated and cynical with everything, particularly anything that involves Congress.
But, ok here's a few quick thoughts...

It isn't a done deal yet, but here comes the newly improved first time home buyer tax credit, courtesy of President O's 2009 Stimulus Bill. Will it be a magic bullet?

What Does a Ravenous Lion and a Home Buyer Have in Common? - 07:17 AM
Greed and envy.  You've watched the nature channel where the lion kills this huge animal - enough to feed the entire pack.  He protects his kill, and he alone eats until he is full.  We have two dogs in my household.  When we feed them, the one dominate dog will want both dishes of food even though he will not finish his own.  Maybe you can relate to my analogy if you have a teenage boy - already asking for the last chicken leg before finishing the pile of food on his plate.  This behavior is less learned than it is evolutionary.  Greed and … (30 comments)

There are a lot of posts on AR about the agents slow to embrace the change. The notion is that if you do not change and embrace the new reality, you will not survive the slow period.
With some value to this way of thinking, the slow time is looked upon as a gap between good times, and it is like if you get to the good one, then it is OK.

I’ve worked out a process for creating greeting cards on full 8½ by 11 paper using Microsoft Publisher.  It is an easier and more flexible process than using the available templates.  It is great for sending personal cards to friends and family.  For clients, I still prefer the ease and professional look of www.SendOutCards.com .Before we get started, here is a sample card: Yes, it’s SUPPOSED to be upside down!

Last night I had a discussion with my daughter who said her friends are all very worried because they have never encountered an economy like today.  I was reminded of the Carter Years when interest went up to nearly 18% for a home loan. 
My daughter is 40ish, a successful engineer at a company who is undergoing financial difficulties right now.  The company is doing everything they can to weather this economic storm, they have pared down their work week, cut out the cafeteria, laid off non essential employees, all the prudent things a company does to survive so they will have the capacity to weather … (61 comments)

LinkedIn - The Most Boring and Useless Social Networking Site Ever - 02:52 AM
I joined ActiveRain sometime around April 2007.  It has been THE place that I learn, for the most part, about other Social Networking sites to stay connected with people.  One of the first sites that I learned about and joined was LinkedIn.  For the first 24 hours it was kind of fun connecting with other Active Rain members...but after that...It was completely useless.

My member number is 235.  I joined very early in the beginning of AR and have seen quite a few changes.  Some good, some I disagree with.

There has been a lot of talk about the state of the economy and the real estate market in general over the last several months. Reports of home prices falling, interest rates going down and when will the market "hit bottom". Over the last several days I've been looking at homes across the valley for a friend of ours. One of the areas he was interested in was Green Valley.

Is the worst still to come? That is the $789 billion dollar question. Or in the case of Treasury Secretary Timothy Geithner, the 2.5 trillion dollar question. Despite Congress getting ready to vote on the stimulus bill compromise, the Treasury Department getting back to work on the banking system and President Obama's declarations that swift action will avert disaster, Americans seem short on hope and long on financial worries. Mortgage Rates Move Down - 08:42 PM
Mortgage rates came down a little this week. We are still not back down to the levels we saw two weeks ago. 30 year rates fell from 5.25 to 5.16. This is a little higher than the 5.10 we saw two weeks ago and .2 points higher than the 4.96 we saw 4 weeks ago. But to put this all in perspective if we neglect the last month 5.16 is still one of the lowest rates we have seen in over 40 years.

First-Time Home Buyers Tax Credit...The Details! - 04:17 PM
President Obama will be traveling to Denver to sign his newly passed "American Recovery and Reinvestment Act of 2009".
While there has been much said about the bill, the end result is yet to be seen. Changes to the First-Time Homebuyer Tax Credit are not significant. We already had a $7500 tax credit available from an earlier bill, but this one offers a non-payback plan. That is non-payback as long as the borrower owns the home for over 3 years.

Short Sale SALES....Selling Agents Need to Learn.... - 09:24 AM



  We have an offer on a gorgeous short sale  home that we just got last week...it was accepted by the sellers and promptly submitted to the lenders by our coordinator. The selling agent just called this morning at 7:30 to proudly announce that the buyers had just sold their home.  How nice...not that it matters since the offer was of course, not contingent on the sale of their home...
   Soooo...the agent continued....now my buyers would like to move the closing up considerably....that won't be a problem will it ?
